Which wards replaced District 7, and where stone polishing is scheduled
District 7 is still the everyday name, but since 1 July 2025, under Resolution 1685/NQ-UBTVQH15, the area has been four wards: Tan My, Tan Hung, Tan Thuan and Phu Thuan. A ward is the city's local administrative unit and now comes straight after the street in an address. Phu My Hung lies across the first two.
Surveys and polishing are scheduled regularly in Tan My and Tan Hung, 07:00 to 20:00, weekends included. Homes in Tan Thuan and Phu Thuan are taken too, with the time slot confirmed at booking.
- Phu My Hung villa neighbourhoods
- My Kim, My Thai and Nam Vien, and the villa and townhouse rows around Crescent Lake, where many halls and living rooms are laid in marble or granite.
- Tan My and Tan Hung wards
- Tan My has Crescent Mall, Midtown and Riviera Point. Tan Hung has Sunrise City, the Him Lam area beside the Kenh Te canal, and Sky Garden and Happy Valley with their penthouses and duplexes.
- Tan Thuan and Phu Thuan — confirmed at booking
- Tan Thuan has Eco Green Saigon and townhouse rows along Huynh Tan Phat; Phu Thuan has Q7 Saigon Riverside.
Marble and granite halls in Phu My Hung: why the walkway dulls first
Phu My Hung has been settled for many years, and many of its villas and townhouses have seen long use. Halls and living rooms are often laid in marble or granite, and after that long the stone rarely wears evenly: the route from the front door to the living room, the space in front of the stairs and the floor around chairs that are dragged lose their shine first.
Sand is the main cause. Nguoi Do Thi magazine (2023) reports a planned building density under 30% and about 8.9 m² of greenery per resident, so houses stand among trees, flower beds and gardens. A ground-floor living room beside the garden collects dust quickly; grit sits in the sliding-door track, comes in underfoot and is ground into the stone.
The rainy season lasts from May to November, and many parts of the former District 7 stand beside the Saigon River or the Kenh Te canal. Those are the months to watch for water stains and to check the sealer on ground-floor stone.

Villas, roadside townhouses, shopfronts and penthouses: what the survey looks at
Every survey starts by identifying the stone, then records its shine, scratches, stains and grout. Each kind of property in District 7 adds points of its own.
- Villas in My Kim, My Thai, Nam Vien
- Many have stone in the hall and living room, and a stone staircase as well. Each area is recorded separately, so that one level of treatment is not applied to the whole house.
- Townhouses on a main road
- Road dust settles quickly in the front hall and living room. Townhouse stairs are usually narrow, so the route for carrying machines upstairs is worked out in advance.
- Ground floors used as showrooms, shops or offices
- Along Nguyen Van Linh, Nguyen Luong Bang and Ton Dat Tien many ground floors receive customers daily, and visitors carry grit onto the stone. Working days are agreed with you so that business is disturbed little.
- Penthouses at Sky Garden, duplexes at Happy Valley
- Multi-level homes inside apartment buildings. If yours has natural stone, the survey also covers the service lift, building management's working hours and the timber floors and cabinets that need covering.
- Tiled apartments
- Ceramic and porcelain tiles are polished in the factory, and honing them like stone can damage the glaze; they belong to our tile and grout service.
Five possible steps, and which stone takes which
No single routine suits every stone. Marble, and terrazzo made with calcium-based chips, are soft (marble is about 3–4 on the Mohs hardness scale): sand scratches them and lemon, vinegar and acidic cleaners leave dull etch marks, but they can be crystallised. Granite is much harder, about 6–7, little affected by household acids and slow to hone, and it does not crystallise.
| Step | What it does |
|---|---|
| Deep cleaning | Lifts residue, surface stains and the dirt packed into the grout; many floors are dull only because they are dirty. |
| Honing | Diamond pads from coarse to fine remove the scratched or etched surface and level tiles that sit unevenly. Always done wet, and only when needed, since each pass takes off a thin layer of stone. |
| Polishing | Raises the shine in stages on a clean or honed surface. For granite this is the main step. |
| Crystallisation | A specialist solution reacts with calcium-based stone under the machine and leaves a glossier, more durable surface. Marble and calcium-chip terrazzo only. |
| Sealing | An impregnating sealer enters the pores of the stone and slows water, oil and coffee from soaking in. It wears away with use and is reapplied in time. |
Approving the test patch, and the limits of polishing
Before taking on the whole floor, the Up specialist treats one small square with the plan about to be proposed, next to an untouched area. Two floors given the same treatment can turn out differently, depending on the stone's age, its wear and what was done to it before. Judge the square by day and with the lights on, from where the family usually sits.
The approved square becomes the measure at handover: within 48 hours of receiving your Up Report, the photo record we send after the job, anything short of that shine is redone at no charge. If you want more gloss or less, the plan is adjusted first.
The square also exposes the limits. Deep-set stains, cracks, broken tiles and differences in colour between tiles may remain after polishing, and yellowing caused by iron within marble may only lighten; we do not use strong bleach on marble. Each such point is shown to you and photographed before you decide.
How the cost is worked out in District 7
We publish no rate for stone floors, because two floors of equal size can need very different work. The order is fixed: a free survey at your home (photos or a video sent ahead allow a first assessment), a test patch, then an all-inclusive quote in writing with each step, the area and the working time. Later changes need your written agreement. These points move the figure:
- The area to be treated; small separate patches cost more time in moving machines and masking than one continuous floor.
- The stone: marble, terrazzo and granite differ in materials, pad grits and time, and granite usually takes longer to hone.
- Its condition and finish: merely dull, or deeply scratched, etched and uneven at the joints; with or without crystallisation and sealing.
- Access and hours: floor level, lift, the way in for machines, furniture to be moved, surfaces to cover, and the hours the building or estate allows.
- Stone staircases
- Worked mostly by hand and with hand-held machines, so slower than flat floor of the same area. Stair polishing has listed prices per step.
- Stone worktops
- Our guide covers daily cleaning, stains and resealing of granite and marble worktops.
Towers and guarded estates: rules, hours and the working day
Many apartment buildings in the former District 7 expect residents to register service staff beforehand, check ID at the lobby and set a service lift and working hours; some limit construction-type work at weekends. Honing and polishing involve machines and noise, so we ask about the rules first. Many villa and townhouse estates have guards who log visitors.
- Dust: honing is done wet, and the slurry (water mixed with stone fines) is vacuumed up continuously, never left to run into a corridor or shared yard.
- Noise: the machines are audible, so sessions keep to hours that suit the household and the rules.
- Furniture: the room need not be cleared. Each piece is photographed before it is moved and put back; skirting, cabinets, timber floors and rugs are covered. Put fragile and valuable items away.
- Using the floor again: walk on it gently once dry. A newly sealed area must stay dry and free of heavy furniture for a time that your specialist states at handover.
Upkeep, and notes for international residents and owners abroad
- How often
- Main living areas are usually maintained once a year. Entrances and the foot of the stairs dull sooner and bedrooms can wait longer.
- Between visits
- Vacuum instead of sweeping, so sand does not scratch the stone; mop with a pH-neutral cleaner; keep vinegar, lemon and acidic bathroom cleaners away; lay mats at the doors from the garden and garage.
- In English
- Enquiries, quotes, booking confirmations and the Up Report are available in English. Ask when booking if you need an English-speaking specialist on site; if that cannot be arranged we let you know in advance and assist by phone or message.
- Owners who are away
- Many Phu My Hung villas are let furnished. Send photos or a video first and name someone to open the door. A key may be left with building management, reception or family; only the assigned specialist handles it and it is never copied. Sign-off can be by video call.
- Payment and booking
- You pay after the walk-through, by bank transfer or cash; a larger job may carry a deposit shown in the quote, and invoices are issued on request. To book, call or message 0968 726 135 on WhatsApp or Zalo.
