Where Phu My Hung is: the former District 7, now Tan My and Tan Hung wards
Phu My Hung is a 433-hectare urban area in Ho Chi Minh City, laid out along Nguyen Van Linh, Nguyen Luong Bang and Ton Dat Tien streets in what everyone still calls District 7. Districts were abolished on 1 July 2025 by Resolution 1685/NQ-UBTVQH15; addresses now name a ward, the smaller local unit, and for Phu My Hung that means Tan My or Tan Hung.
We survey and polish stone in both wards as a matter of routine, 7:00 AM to 8:00 PM, Saturdays and Sundays included.
- Villas and townhouses
- My Kim, My Thai and Nam Vien, plus the house rows that ring Crescent Lake; many have a hall and living room in marble or granite.
- Apartment developments
- In Tan My: Phu My Hung Midtown, Scenic Valley, Riverpark Premier, Hung Phuc Premier. In Tan Hung: Sky Garden, Happy Valley, Sunrise City.
- Shophouses
- Ground-floor showrooms, shops and offices on the three streets named above, and commercial units inside the apartment developments.
Built in stages: a floor of fifteen years and a floor of three
The first thing the survey asks is how long the home has been lived in. Phu My Hung was not built at once: Sky Garden 3 was due for handover from the third quarter of 2010, Happy Valley was handed over in 2015, Riverpark Premier at the end of 2018, Hung Phuc Premier from August 2020 and The Peak at Midtown from November 2021, according to press and developer sources.
An old stone floor usually carries several layers of history: a worn track along the walking route, old stains and etch marks, and sometimes wax or gloss coatings applied for a quick shine. A floor only a few years old is often dull simply because it is dirty, and the question is whether its sealer still works. The first may need honing, which is wet grinding with diamond pads; the second usually stops at a deep clean and a polish.
If you are about to renovate, leave the stone until last.

Greenery, low ground and a long rainy season
Sand, not flooding, is what wears ground-floor stone here. Nguoi Do Thi magazine (2023) describes the south of the city as low and tidal, yet Phu My Hung floods rarely because of its planning: tide gates, a building density under 30% and about 8.9 m² of greenery per resident. Water seldom comes indoors, but houses stand among gardens and lawns. Grit arrives on shoes, collects in the sliding-door track and is trodden into the stone, so a living room beside the garden loses its shine along the walking route first.
The rainy season, May to November, adds damp and water marks at the garden doors. It is a good time to test the sealer on ground-floor stone with a few drops of water: beads mean it is working, a dark patch means it is time to reseal.
Villa halls, shopfronts, penthouses and duplexes: where the stone is
- Villas in My Kim, My Thai, Nam Vien
- Stone in the hall and living room, often with a stone staircase. Dull, scratched and water-marked areas are logged one by one, so the house is not given one blanket treatment.
- Shophouses on the three main streets
- Ground floors receive customers all day and the stone wears along their route. Work is booked before opening time or on a closed day.
- Sky Garden penthouses, Happy Valley duplexes
- Large homes inside apartment buildings. If yours is laid in natural stone, the survey also checks the service lift, management's working hours and any timber floor next to the stone.
- Stone worktops in fitted apartments
- Hung Phuc Premier was handed over fully fitted, stone tops included. Kitchen worktops and basin tops can be treated in the same job; our guide covers their daily care.
- Tiled apartments
- Ceramic and porcelain tiles cannot be honed or crystallised like natural stone; our tile and grout service handles them.
The five steps, and what the trial area is for
A plan is assembled from five steps according to the stone and its condition. Marble, and terrazzo made with calcium-based chips, are soft and sensitive to acid but can be crystallised; granite is far harder, does not crystallise and takes longer to hone.
Before quoting, an Up specialist, the trained member of our staff assigned to your home, carries out the intended combination on a small area next to untouched floor. Once approved, its shine is the standard for sign-off, and anything short of it is redone free within 48 hours of your receiving the Up Report, the before-and-after photo record we send after the job. The trial also shows what polishing cannot do: deep-set stains and yellowing from iron in the stone may only lighten, and cracks and broken tiles remain.
| Step | When it is used |
|---|---|
| Deep cleaning | Always first: residue, surface stains and dirt in the grout. Some floors are bright again after this alone. |
| Honing | For deep scratches or wide etching. Each pass removes a thin layer of stone, so it is done only when needed. |
| Polishing | Raises the shine in stages on a clean or honed surface; the main step for granite. |
| Crystallisation | Marble and calcium-chip terrazzo only: a solution reacts with the stone under the machine and leaves a glossier, more durable surface. |
| Sealing | Last: a sealer soaks into the pores so that water, oil and coffee stain less easily. |
The cost in Phu My Hung: why the survey comes before the figure
Stone floors are not on our price list. A villa hall of fifteen years and a living room of three can be the same size and need very different work, so the quote is written only after the free survey and the trial area. It sets out every step with the area and the time needed, and nothing in it changes afterwards without your written consent.
- Age and condition: merely dull, or deeply scratched, etched, uneven at the joints, still carrying an old coating.
- Stone, finish and layout: granite usually takes longer to hone than marble or terrazzo; crystallisation and sealing may or may not be included; separate rooms take more masking than one continuous floor.
- Working conditions: the service lift, a building's permitted hours, a shop's opening hours, the furniture to be moved.
- Stone stairs
- Priced separately: stair polishing has listed prices per step.
- The rest of District 7
- Our District 7 page adds Tan Thuan, Phu Thuan, Sunrise City and the Him Lam area.
Building management, estate guards and the working day
An apartment building here usually wants outside staff registered by the resident, ID shown at the lobby, machines in the service lift and work inside set hours; some bar construction-type work at weekends, so ask early about a Saturday or Sunday.
- Villa and townhouse streets: pass the specialist's name and photo, which we send ahead, to the guard post or the caretaker.
- Dust and water: grinding is done wet, and the slurry it makes (water carrying stone fines) goes straight into the vacuum tank, not into a corridor or shared path.
- Furniture: leave the room as it is; pieces are photographed, shifted and returned.
For international residents and owners abroad
- English
- Everything in writing can be in English: your enquiry, our quote, the booking confirmation and the Up Report. An English-speaking specialist at the house is arranged on request, so mention it when booking; if nobody is free that day we warn you first and remain on call by phone or message.
- Rented villas
- Many villas are let furnished; the Taipei, Japanese, Canadian International and Korean International schools are all here. An empty house between two leases is the easy moment for the floor. Leave the key with building management, reception or a relative, and join the walk-through, our closing inspection, by video call.
- Payment and booking
- Nothing is paid before the walk-through; then bank transfer or cash. A deposit on a larger job, if any, is written in the quote. Send photos of the floor to 0968 726 135 on WhatsApp or Zalo to start.
