Which District 12 wards we cover for deep cleaning
The former District 12 covers about 52.77 km², with the Saigon River on its eastern side. Since 1 July 2025, under Resolution 1685/NQ-UBTVQH15, its eleven wards, now the city's local units in place of districts, have become five; a lease with the old ward name is no obstacle.
All five wards are served by appointment, and because the area reaches the river bank, the arrival time is set for your address when we confirm.
- Dong Hung Thuan ward
- The old Dong Hung Thuan, Tan Hung Thuan and Tan Thoi Nhat, beside Go Vap and Hoc Mon; townhouses cluster around Nguyen Van Qua.
- Trung My Tay ward
- The old Trung My Tay with Tan Chanh Hiep, home to Quang Trung Software City and strong demand for rented homes around it.
- Tan Thoi Hiep ward
- The old Tan Thoi Hiep with Hiep Thanh, including the industrial park of that name.
- Thoi An ward
- The old Thoi An with Thanh Xuan: side-road townhouses between small canals and newer housing projects.
- An Phu Dong ward
- The old An Phu Dong with Thanh Loc, along the Saigon River, crossed by the Ba Thon and smaller creeks.
Motorbikes indoors and floors near the creeks: where the dirt comes from
In many townhouses the ground floor is the living room by day and motorbike parking at night. Tyres bring in sand and rainwater; mopped daily, the dirt never quite goes, and it settles in the grout, along the skirting and under cupboards.
Houses on Truong Chinh, Le Van Khuong and the national highways get road dust on glass and front balconies. Tuoi Tre has written about Tan Thoi Hiep 21 road, which used to flood after heavy rain, and about the Ba Thon tide gate breaking at the year's highest tide on 6 November 2025. With rain from May into November, a ground floor below road level stays damp for a long time.

Alley townhouses, rentals, shophouses and apartments
QTSC reports more than 21,000 people regularly studying and working at Quang Trung Software City, and rented rooms surround it and the Tan Thoi Hiep Industrial Park. On Le Van Khuong and National Highway 1, street-front houses mostly keep a shop downstairs, while Picity High Park, about 8.6 hectares according to VnExpress in 2025, is a development of self-contained apartments.

- Top floor first, stairs after each floor, ground floor last. The cost is the townhouse rate times the total floor area of all storeys.
- Street-front house with a shop
- Book outside opening hours, within 07:00–20:00; glass and the inside of the roller shutter are cleaned only to a safe height.
- Rooms or houses you let
- Easiest when empty between tenancies; a manager can let the team in, and the Up Report's before-and-after photos support the next handover.
- Picity High Park and other apartments
- Apartment rate; two- and three-bedroom flats usually take a day. Many buildings want service staff notified in advance.
- Homes near creeks in Thoi An and An Phu Dong
- Focus on the ground floor, wall bases, grout and bathroom. Mud left after a flood is a different job: send photos first.
What a deep clean covers, and what it does not
Your Up specialists, identity-verified and trained to the Up Standard, bring their own equipment. The standard scope:
- Cobwebs and dust on ceilings, walls, fans and lights, within safe reach.
- Door tracks, frames and railings; glass on both sides where safely reachable from inside or the balcony.
- Kitchen: grease on the hob and splashback, the outside of cupboards and appliances, and the sink.
- Bathroom: limescale on taps and screens, toilet, basin and grout.
- Switches, handles and furniture wiped; floors vacuumed then mopped, under beds where reachable; everything put back.
- Aircon, sofa, mattress, carpet and curtains
- Separate services with their own prices; they can be booked for the same day.
- Inside cupboards and appliances
- Done on request when written into the quote.
- Outside glass and high places
- Anything beyond safe reach or needing equipment for work at height is excluded.
- Just renovated or newly handed over
- Post-construction cleaning, because cement dust, paint and adhesive need a different approach.
How much does deep cleaning cost in District 12? Formula and examples
Floor area multiplied by the rate for an apartment (15,000 VND), a townhouse (17,000 VND) or a villa (20,000 VND), with a minimum of 900,000 VND per visit. The areas below are assumptions, not real addresses. Tools, solutions, labour and the Up Report are included, and the quote changes only with your written agreement. For a row of rented rooms, send each room's area for one quote.

Hourly cleaning (Up Home) or a deep clean
Up Home is our hourly cleaning: 130,000 VND an hour, at least 3 hours per booking, for everyday upkeep. A deep clean is a one-off, priced by floor area, for dirt that builds up slowly. A townhouse with bikes downstairs suits a deep clean every 3–6 months and weekly hourly visits between.

When to book, getting the house ready, and our commitments
Good moments: the start of the dry season, once the ground floor has dried; before the May rains, for balconies and the rooftop; each change of tenant; and every 3–6 months on a main road.
For a narrow alley, tell us where to park. For apartment buildings we send names and photos once the booking is confirmed; waiting on formalities after arriving on time is not counted as late. Move bikes into one corner, put valuables away and note rooms that must stay quiet. You need not be home if someone can let the team in.

- Tell us within 48 hours of the Up Report and it is redone free.

- Free with at least 24 hours' notice; after that, a 30% fee.
