Where we clean sofas in District 12: five wards, by appointment
On 1 July 2025 Resolution 1685/NQ-UBTVQH15 regrouped the eleven wards of the former District 12 into five. Each new ward, the city's local unit since districts were dropped, joins two or three neighbouring old wards. Leases with the old address are accepted; we do the matching.
Sofa bookings are taken in all five wards from 07:00 to 20:00, seven days a week. The area is served by appointment, so the exact time is confirmed with you when you book.
- Dong Hung Thuan ward
- Formerly Tan Thoi Nhat, Tan Hung Thuan and Dong Hung Thuan, bordering Go Vap and Hoc Mon, with rows of townhouses around Truong Chinh and Nguyen Van Qua.
- Trung My Tay ward
- Formerly Tan Chanh Hiep and Trung My Tay; home to Quang Trung Software City.
- Tan Thoi Hiep ward
- Formerly Hiep Thanh and Tan Thoi Hiep, taking in the Tan Thoi Hiep Industrial Park and the housing along National Highway 1 and Le Van Khuong.
- Thoi An ward
- Formerly Thanh Xuan and Thoi An: townhouses on side roads close to small canals.
- An Phu Dong ward
- Formerly Thanh Loc and An Phu Dong, on the Saigon River and crossed by creeks such as the Ba Thon.
Living room by day, motorbike park by night: what wears a District 12 sofa
Vietnamese Wikipedia gives District 12 about 728,691 residents at the end of 2024, and a townhouse of several storeys down an alley is one of its most familiar homes. Here the ground floor is often both the living room and the place where motorbikes stand overnight. A sofa a few steps from the bikes collects tyre dust, engine heat and the smell of petrol; the black dust settles in the fabric, and a wet cloth only smears it into grey streaks.
The rainy season, May to November, adds to it: bikes come in wet, the floor stays damp, and near the creeks of An Phu Dong and Thoi An water can rise with high tides. Tuoi Tre reported that the tide gate on the Ba Thon creek burst on 6 November 2025. Sofa legs and the fabric nearest the floor stain easily, and the foam starts to smell damp.

Shared houses near Quang Trung, Picity apartments and small offices
Quang Trung Software City, founded on 16 March 2001, and the Tan Thoi Hiep Industrial Park have created strong demand for rented housing around Trung My Tay and Tan Thoi Hiep. Elsewhere, developments such as Picity High Park, on a site of about 8.6 hectares according to VnExpress in 2025, have brought younger residents in self-contained flats.

- If the legs have soaked up water after a high tide or heavy rain, have the sofa cleaned and dried soon.
Fabric, leather or a wooden-framed set: the method for each

How much does sofa cleaning cost in District 12? Worked examples
Rates: 130,000 VND per fabric seat, 160,000 VND per leather seat, 50,000 VND per ottoman or loose cushion, with a 390,000 VND minimum for one visit. Protection, vacuuming, colour testing, spot treatment, conditioning and the Up Report, our photo record of the visit, are all included.
- Marks left by standing floodwater may only fade; your specialist says so first, and nothing extra is charged without your written approval.

Alley houses and managed buildings: getting ready
For a house down an alley, tell us where to park nearby. Many apartment buildings ask residents to register contractors; we send your specialist's name and photo as soon as the booking is confirmed, and a wait at the lobby after arriving on time is not counted as late.
- Wheel the bikes out of the living room, or to one side, so there is room to lay a cover and set up the machine.
- Clear the sofa, put away anything fragile on the coffee table and leave a power socket free nearby.
- Afterwards, keep the bikes out until the fabric is dry, and open the door or run a fan.

A three-seater usually takes 60–90 minutes, and your specialist then checks each seat with you. You pay only after that walk-through, by bank transfer or cash. More than 15 minutes late for the confirmed time takes 10% off that visit; any seat that falls short is redone free if you report it within 48 hours of receiving the Up Report.
Between cleans, keep the sofa away from the bikes or behind a low screen, and put rubber pads under the legs to keep the fabric off a damp floor.
