District 12 today: five wards, served by appointment
From 1 July 2025, Resolution 1685/NQ-UBTVQH15 folded the eleven wards of the former District 12 into five; wards are now the city's local units in place of districts. An address written the old way is fine, as we match it ourselves.
All five wards are open for curtain bookings, 07:00 to 20:00 every day. District 12 is served by appointment rather than on a fixed round: the time is agreed when you contact us, and the start and handback times appear in the quote.
- Dong Hung Thuan ward
- Made from the old Tan Thoi Nhat, Tan Hung Thuan and Dong Hung Thuan; many houses front onto Truong Chinh.
- Trung My Tay ward
- Made from the old Tan Chanh Hiep and Trung My Tay; Quang Trung Software City lies within it.
- Tan Thoi Hiep ward
- Made from the old Hiep Thanh and Tan Thoi Hiep; homes stand close together around the industrial park of the same name and National Highway 1.
- Thoi An ward
- Made from the old Thanh Xuan and Thoi An; older townhouses sit among newly built apartment blocks.
- An Phu Dong ward
- Made from the old Thanh Loc and An Phu Dong, beside the Saigon River, with many houses close to small creeks.
Road dust and river damp: why curtains in District 12 get dirty quickly
District 12 is the city's north-western gateway, crossed by National Highway 1 and Truong Chinh. Homes facing either road take in traffic dust daily, and curtains at balcony doors and windows catch most of it. Near a workshop or a building site, fine dust also works deep into the weave.
Towards the Saigon River the trouble is moisture. An Phu Dong and Thoi An have many small tidal creeks; Tuoi Tre reported that the tide gate on the Ba Thon creek burst on 6 November 2025, at the year's highest tide, letting water into the neighbourhood. With rain from May to November and average relative humidity of about 79.5% (Ho Chi Minh City government portal), heavy curtains take on a musty smell, and hems near the floor can stain.
- Dust floats out when you draw the curtains, and the street side is darker than the room side.
- White sheers have turned grey or yellow although they are not old.
- The hem is marked, most often on ground floors after the rainy season.

Tall townhouses, apartments and rented rooms
Vietnamese Wikipedia puts District 12 at about 728,691 residents at the end of 2024. The same district holds tall townhouses with large glass doors, apartments in developments such as Picity High Park, and rows of rented rooms near the industrial park and Quang Trung Software City.
- Townhouses of several storeys
- A set of curtains on every floor, sometimes a living-room curtain almost the full height of the storey. For tall windows your specialist checks the position first to choose a ladder and tools, and starts only once you approve the method.
- Apartments
- Usually a sheer inside and a blackout outside. Each layer is measured on its own and cleaned according to its fabric.
- Rented rooms
- Cleaning between tenants hands the room over fresh, and the Up Report, the photo record we send after the visit, notes the state of every set.
- Small offices and ground-floor shops
- An early-morning or early-evening slot within 07:00–20:00 keeps the work out of business hours.
Sheer, blackout or heavy fabric: how each set is cleaned
Your Up specialist, an identity-verified cleaner trained to the Up Standard, reads the care label, tests the solution on a hidden corner and measures each set with you. Tracks and hooks are wiped, and the pleats set before handover.
- Heavy fabric curtains
- Both sides and every pleat vacuumed, then steam-cleaned on the track, which suits large, weighty panels.
- Sheers
- Washed gently, one set to a load, so the fibres do not fray or shrink.
- Blackout curtains
- The coating on the back cracks if crumpled or wrung, so these are handled with a light touch.
- Roman, roller and motorised curtains
- Send photos of the window, the back of the curtain and the mechanism, and we propose a method before quoting.
How much does curtain cleaning cost in District 12? Examples by area
Total square metres of curtain multiplied by 40,000 VND, plus 100,000 VND once for the whole visit if you want take-down and re-hang, with 400,000 VND as the lowest total for a visit. The areas below are a guide; your specialist measures again at home before the price is fixed, and it then changes only with your written agreement. Colour testing, vacuuming, wiping the track, steaming and the Up Report are all included.
| Home | Estimated area and cost |
|---|---|
| One rented room | About 5 m², without take-down and re-hang: 400,000 VND (200,000 VND by area, so the per-visit minimum applies). |
| Two-bedroom apartment, double layers | About 20 m² of sheer and blackout, with take-down and re-hang: 900,000 VND. |
| Row of four rented rooms | About 22 m², with take-down and re-hang: 980,000 VND. |
| Townhouse, ground floor plus three | About 40 m² across the floors, with take-down and re-hang: 1,700,000 VND. |
| Townhouse with a high-ceilinged living room | About 55 m², with take-down and re-hang: 2,300,000 VND. High positions are surveyed first. |
On the day: tall townhouses, building rules and our commitments
For a townhouse, tell us the number of floors and how high the windows sit, so the right ladder comes along. Each panel is marked as it comes down and returns to the same window with the same pleats.
Apartment buildings usually want outside staff declared in advance, using the goods lift and working within set hours. We send your specialist's name and photo early so you can register them; a wait at the lobby after arriving on time does not count as lateness.
- Clear ornaments and plants from the sills before the appointment, and tell us where to park if the house is down an alley.
- More than 15 minutes late for the agreed time means 10% off that visit's invoice.
- Any set that falls short is redone free if you tell us within 48 hours of receiving the Up Report.
- You pay after checking the work, by bank transfer or cash; a VAT invoice is issued on request.
