Aircon cleaning in District 12 — Trung My Tay, Thoi An, An Phu Dong

On 1 July 2025 the city replaced its districts with wards, the local units now used in addresses (Resolution 1685/NQ-UBTVQH15), and the eleven wards of the former District 12 became five. An old address on a lease or title deed is fine; we match it to the new ward ourselves.

District 12 is outside our regular service areas, but we take bookings in all five wards from 07:00 to 20:00, seven days a week, with the exact slot agreed when you book.

Dong Hung Thuan ward

Trung My Tay ward

Tan Thoi Hiep ward

The old Hiep Thanh and Tan Thoi Hiep: Tan Thoi Hiep Industrial Park (about 28 ha) and homes along National Route 1 and Le Van Khuong.

District 12 is the city's northern gateway, crossed by National Route 1, National Route 22 and Truong Chinh, and many families live in multi-storey townhouses in alleys, some divided into rooms to let. Near the main roads, traffic dust and exhaust coat filters, coils and street-side outdoor units. In an alley, an outdoor unit pressed against the next house has little room to shed heat and runs longer. Fine dust can drift in from the industrial park and small workshops among the houses.

Damp does the rest. Tan Thoi Hiep 21 used to flood in heavy rain before an upgrade was funded in 2025. An Phu Dong, Thanh Xuan and Thoi An, laced with creeks, stay humid all year; Tuoi Tre reported that the Ba Thon tide sluice burst during the year's highest tide on 6 November 2025, sending river water into the surrounding neighbourhood. With the city's average relative humidity at about 79.5%, an indoor unit left uncleaned for long holds condensation and smells of mould.

Cleaned when the specialist can stand securely inside the balcony, with covers protecting the pavement, vehicles parked below and any shop on the ground floor.

Against a wall or between houses

Without safe access we tell you first, and any alternative goes ahead only with your agreement. The indoor unit is still cleaned completely.

550,000 VND, about 90–120 minutes, with a collection bag that keeps water off stock and counters.

These totals use our listed fixed prices and already include the multi-unit discount: in one visit, every unit from unit 3 onwards is 10% off, the two most expensive at list price. You approve the total before booking; nothing is added without your written agreement.

• Tools, solutions, covers, collection bags, the outdoor unit within safe reach and the Up Report are all included.
• The gas reading is free. A top-up is quoted first and done only with your agreement: R32 or R410A from 250,000 VND per unit up to 2 HP, while cassettes, floor-standing units and other gas types are quoted after measuring.
• We do not repair components; signs that a repairer is needed are written into the Up Report.

Tell us where the specialist can park, where each circuit breaker is and how to reach the roof terrace. In a narrow alley the specialist brings compact equipment and works inside the house, not across the shared lane. Apartment buildings often register service staff in advance; we send the specialist's name and photo early, and lobby formalities after an on-time arrival do not count as lateness.

• Rinse water goes into the collection bag, never into the alley; nobody stands outside a railing or on a metal roof without an anchor point.
• A landlord can authorise a tenant to open the door, and the Up Report goes to the landlord.
• A 90-day warranty covers leaks, unusual noise or weaker cooling caused by the cleaning; anything below standard is redone free if reported within 48 hours of the Up Report.
• More than 15 minutes late for a confirmed slot means 10% off that visit; VAT invoices on request.

• Each unit is test-run with you; you pay after the walk-through, by bank transfer or cash. Changes are free with 24 hours' notice; later cancellations carry a 30% fee.
