Five new wards, and where we survey
On 1 July 2025, Resolution 1685/NQ-UBTVQH15 regrouped the eleven wards of the former District 12 into five; wards are now the local unit in addresses. No old ward was split, so each moved whole into one new ward, and either form of address works.
District 12 is outside our regular areas, but surveys and treatment are available in all five wards from 07:00 to 20:00 every day, with the time agreed when you book.
- Thoi An
- Formerly Thanh Xuan and Thoi An: houses woven between canals, and townhouses on the side roads.
- An Phu Dong
- Formerly Thanh Loc and An Phu Dong, on the bank of the Saigon River, with the Ba Thon creek flowing through.
- Tan Thoi Hiep
- Formerly Hiep Thanh and Tan Thoi Hiep: the industrial park of about 28.5 ha and the neighbourhoods along Le Van Khuong and National Route 1.
- Trung My Tay
- Formerly Tan Chanh Hiep and Trung My Tay, home to Quang Trung Software City, established in 2001.
- Dong Hung Thuan
- Formerly Tan Thoi Nhat, Tan Hung Thuan and Dong Hung Thuan, next to Go Vap, and mostly townhouses in alleys.
Damp ground, creeks and floods: why termites find District 12 homes
Subterranean termites need moisture to live and dig. According to the University of Florida's extension service (UF/IFAS), the Asian subterranean termite, which originates in Southeast Asia, nests where there is wood and damp soil, travels in tubes of earth and may build a second nest inside hollow walls. Homes beside tidal creeks, as in An Phu Dong and Thoi An, should watch for the signs.
Floods add to it. Tuoi Tre reported that on 6 November 2025 the tide sluice on the Ba Thon creek in An Phu Dong ward gave way as the year's highest tide peaked, and water spread into nearby homes; to the west, Tan Thoi Hiep 21 used to flood in heavy rain. Once water has been inside, wall bases, door frames and cupboards on the floor stay damp for a long time, which suits termites.
The homes themselves play a part: large trees close to the foundations, rented rooms with a timber mezzanine, stores full of cardboard and pallets. Signs to look for:
- Mud tubes on ground-floor wall bases, especially after the rains or a flood.
- Door frames and skirting that sound hollow when tapped, or paint that bubbles.
- Soil crumbs dropping from a timber mezzanine, or cartons and pallets eaten hollow.
- Winged termites round the lights on a wet evening, and wings left on the sill.

Townhouse, garden home, rented rooms or store: who does what
After the survey, UpClean's technicians propose spot treatment, baiting, soil treatment or a combination. Your Up specialist, the UpClean staff member assigned to your home, prepares the space, watches each working point and puts everything back.
- Alley townhouse
- Technicians inspect from ground floor to roof terrace, above all shared walls, under the stairs and service ducts; the Up specialist clears wall bases and covers furniture.
- Garden home near the river
- Stumps, rotting timber, earth mounds and tubes from the yard into the foundations are checked too. Outdoor stations are marked in the Up Report, our photo record of the visit, so nobody digs them up.
- Home that has just flooded
- While walls are still damp, technicians weigh up timing and method; the Up specialist moves damp belongings off the walls so nothing is missed.
- Rooms to let
- All rooms are surveyed in one visit, and the schedule is agreed so tenants can move their belongings and stay out for the time the technicians set.
- Small store at home
- Stock is moved as you direct and photographed first. A large warehouse in an industrial park is surveyed separately before we take it on.
How the price of termite control in District 12 is built
There is no fixed price list: one mud tube behind a door and a garden home where termites have come from a stump into the foundations are different jobs. The survey is free. The written all-inclusive quote then sets out the method, the areas to be treated, the re-entry time (how long a treated area must stay empty), the follow-up inspections and the warranty terms, and nothing is added without your written agreement. The price depends on:
- Floor area, storeys and building type, and whether termites are at one spot or spread into several rooms and the yard.
- The method proposed and the follow-up inspections that go with it.
- How much timber is involved, any drilling or dismantling, and the covering and cleaning your Up specialist does.
- The warranty period, which depends on the plan and is written into the quote; read it before you agree.

- The factors in more detail, and what to check in a quote.
Preparing for treatment day, and what we commit to
Most District 12 homes have no management office, but shared walls, narrow alleys and crowded rented rooms still need preparation. Where a building or gated area registers contractors, we send the specialists' names and photos with the technicians' details.
- Tell us where a vehicle can stop; in a narrow alley, equipment is carried in on foot.
- Warn the neighbours if treatment is planned against a shared wall; landlords should give tenants at least a day's notice.
- Put food and dishes in closed cupboards, and clear the space under the stairs, the mezzanine and the store.
- Children, older relatives and pets leave the area for the time the technicians give.
- Afterwards, leave treated spots unwashed and monitoring stations in place until told otherwise.
- Protection and clean-up
- Furniture and stock covered first; afterwards the home is cleaned as the safety instructions allow and everything goes back.
- Verified specialists
- Identity-checked and trained to the Up Standard, our working procedure; name and photo sent before each visit.
- Punctuality
- More than 15 minutes late for a confirmed time means 10% off that invoice.
How to book, and keeping termites away between inspections
- Photograph the mud tubes, hollow timber or fallen wings and send them to 0968 726 135 on WhatsApp or Zalo, with your address in the old or new form.
- We arrange a free survey; a written proposal with method, re-entry time and price follows, and you book only if you agree.
- Technicians treat while your Up specialist monitors and cleans up; you pay after the walk-through, by transfer or cash. Rescheduling is free with 24 hours' notice; later cancellations carry a 30% fee.
- After a flood
- Dry out timber furniture, cupboards and cartons and raise them off the floor and away from the walls.
- In the yard
- Clear rotting wood, dead branches and dead stumps, and do not stack firewood or old boards against the house.
- Store and leaks
- Keep pallets off the walls, check long-stored cartons and fix roof or pipe leaks early.
- Renovating or building
- Ground treatment planned before the floor slab is poured.
- A new mud tube
- Photograph it and send it to us rather than breaking or spraying it.
- Termite control across the city
- Methods, safety and the follow-up process in full.
