Thao Dien today: one ward, An Khanh, and the homes we cover
Thao Dien stopped being a ward on 1 July 2025, when Ho Chi Minh City replaced its districts with wards, the local administrative units. Resolution 1685/NQ-UBTVQH15 moved the whole of Thao Dien into the new An Khanh ward. Leases and title deeds issued earlier remain valid under Resolution 190/2025/QH15, so give us the address as your paperwork shows it.
Our office at 72 Nguyen Co Thach, in Sala, lies in the same ward. Surveys in Thao Dien are scheduled regularly, any day between 07:00 and 20:00; the hour is confirmed once our technicians' diary is set.

How bed bugs reach a Thao Dien home: four moments worth a check
The US Centers for Disease Control and Prevention (CDC) says bed bugs move mostly in luggage, overnight bags, clothing and furniture, usually with travellers who have no idea. That fits Thao Dien: Tuoi Tre newspaper reported nearly 6,000 foreign residents of 102 nationalities here in 2020, many households run on the school year, long trips home and job transfers, and most homes let to international tenants come fully furnished, so the bed and sofa stay while the occupants change.
- The day you come back
- Open the suitcase on a hard floor, away from the bed. Look along its seams, and put your clothes straight through the washer and dryer.
- After house guests leave
- A spare bedroom is used for a visit, then shut for days. When you change its sheets, look along the mattress seams and behind the headboard.
- Between two leases
- An empty home is the easiest to inspect: a landlord can book detailed vacuuming and mattress cleaning, and anything unusual is photographed in the Up Report.
- When a short-stay guest reports bites
- For a serviced apartment or short-term rental, that is the cue for a survey; visits are fitted between guests where possible.
What to look for on the bed
Bites are poor evidence: the CDC notes they can take up to two weeks to show. It describes a bed bug as a small, flat, wingless insect, reddish brown and 1 to 7 mm long, which feeds on people while they sleep and can last several months without a meal. The US Environmental Protection Agency (EPA) lists the signs to check when you change the sheets:
- Rusty or reddish smears on sheets and mattress, where a bug was crushed.
- Dark specks the size of a full stop that soak into fabric like marker ink: droppings.
- Pale yellow eggs and cast skins, each about 1 mm.
- Live bugs along mattress seams, piping and labels, in bed-frame and headboard cracks, between sofa cushions, in drawer joints, in sockets and behind pictures.

Villas, compact rentals, discreet towers: how the visit is arranged
Our technicians do the product work to the plan you approved; what your Up specialist prepares depends on the home.
- Riverside villas and compound houses
- The survey goes through every bedroom, guest rooms included, and lists beds, sofas and pet beds floor by floor. Textiles are bagged inside each room before they are carried downstairs.
- Mid-sized rental apartments
- Masteri Thao Dien has five blocks, T1 to T5, above a shopping podium, and a good share of its apartments are let. In a compact apartment the furniture stands close together, so the specialist finishes one room and closes its door before starting the next.
- Developments with a serviced-apartment tower
- Gateway Thao Dien was announced with three residential towers and one of serviced apartments run by its own operator; we take bookings from owners and tenants of the residential apartments.
- Low-density towers
- The Nassim has 238 apartments in four towers, presented with private lift lobbies. Buildings like this usually ask outside staff to register beforehand. Your Up specialist photographs only what the Up Report needs and shares no images of your home.
- Long-settled family apartments
- Thao Dien Pearl has 450 apartments and 16 duplexes, and many families have lived there since its early years, often with older relatives. In such a household the re-entry time (how long to stay out of a treated room) is given in writing well ahead.
One plan, two kinds of work: treatment and cleaning
The EPA stresses that bed bugs are controlled only by several measures together, with and without chemicals, and that the outcome turns on how far they have spread, how cluttered the rooms are and whether the residents take part. So cleaning a mattress or sofa is not, for us, a way of killing bed bugs. It is supporting work, done in the order the plan sets: some items before treatment, others once the re-entry time is over.
- The technicians confirm whether it is bed bugs or fleas and how far they have spread, then treat beds, crevices and furniture with products permitted and validly registered in Vietnam.
- Your Up specialist seals sheets, pillowcases, curtains and soft toys in bags in the room and takes them straight to the washer and dryer; high heat in a dryer is one way the EPA lists for killing bed bugs on fabric.
- A narrow nozzle goes along seams, labels, sofa folds, the bed frame and rugs; the vacuum bag is tied shut and binned outdoors after each pass.
- Fleas need three jobs at once: your vet treats the animal, our technicians treat the home, where Texas A&M AgriLife Extension says larvae live under furniture and in pet bedding, and your Up specialist cleans rugs, sofas and pet beds.
- Eggs lie deep in crevices, so follow-up checks are usual; their number is in your quote. Children and pets keep out of treated rooms until the re-entry time has passed.
What a bed bug or flea quote in Thao Dien is based on
This service has no listed price, and we do not estimate before seeing the home: a two-bedroom rental apartment and a five-bedroom compound villa with pets are very different jobs. After the free survey you receive one written, all-inclusive price that lists which rooms are treated, what is cleaned, how many follow-up checks there are and what the warranty covers.
- Bedrooms and beds, and whether the insects are in one room or several.
- The number and size of mattresses, sofas, rugs and bedding sets to clean.
- Treatment and follow-up visits, clutter around the beds, and special timing such as the gap between two guests.
- Warranty: the quote states the terms for the treatment. Cleaning below standard is redone at no charge under our Warranty Policy.
International tenants and overseas landlords
- In English
- Enquiries, quotes, booking confirmations and the Up Report can all be in English. If you want an English-speaking specialist in the home, say so when you book; if we cannot arrange one, we tell you in advance and help by phone or message.
- Landlord abroad
- Keys or an access card can be left with building management, a relative or your agent; only the assigned specialist handles them and the times are recorded. The walk-through can be a video call.
- Registration and payment
- You receive your Up specialist's name and photo and our technicians' details for reception or the compound gate. Payment follows the walk-through; invoices are issued on request under Vietnamese regulations.
Until the survey, and how to book
- Until we come, do not start sleeping in another room or move a mattress that has not been wrapped, because the bugs travel with you.
- Message 0968 726 135 on WhatsApp or Zalo with photos of the stains, bites or insect and your building, compound or street name.
- Moving or cancelling a booking is free with 24 hours' notice; later than that the fee is 30%.
