Aircon cleaning in Phu My Hung, District 7 — apartments, townhouses and long-lived villas

Phu My Hung is a 433-hectare urban area in the former District 7, laid out around three main roads: Nguyen Van Linh, Ton Dat Tien and Nguyen Luong Bang. Ho Chi Minh City stopped using districts on 1 July 2025 under Resolution 1685/NQ-UBTVQH15 and is now divided into wards, its local administrative units. Land that was in Tan Phu and Tan Phong wards is now Tan My ward and Tan Hung ward.

Both wards are in our regular service area, with visits from 7:00 AM to 8:00 PM every day. A lease or ownership paper that shows the old ward is no obstacle; give us the name of the development or the street.

Phu My Hung went up in stages. According to the press and the developer, Sky Garden 3 was planned for handover from the third quarter of 2010, Happy Valley was handed over in 2015, Riverpark Premier at the end of 2018 as planned, Hung Phuc Premier from August 2020 and The Peak at Midtown from November 2021. The work an aircon needs changes with the age of the home.

Over ten years

Dust has packed down inside the indoor coil, condensate pipes run a long way through walls and ceilings, and not every unit has a service history. The job centres on a deep rinse of the coil and blower wheel, the cylindrical fan inside the indoor unit, and on clearing the drain.

Five to ten years

A smell at start-up, slow cooling or dripping from the indoor unit begin to show.

A few years, or just renovated

Clean the units as soon as fitting-out work ends, because construction dust settles on filters very quickly.

Sky Garden

Apartments of 56–106 m² where the living room joins the kitchen, so cooking smells and lint spread and filters clog quickly. Nguyen Van Linh is often congested at rush hour; early morning or early afternoon usually works better.

Happy Valley

Many apartments are in their tenth year. Ceiling cassettes hold dust deep in the coil, so the panel comes off and the filter, coil and drip tray are washed.

Scenic Valley

Designed with multi-generation families in mind, so bedrooms are in use day and night; choose a shorter interval for grandparents' and children's rooms.

Riverpark Premier and Midtown

Riverpark Premier is mostly three-bedroom apartments of 112–132 m²; the largest, up to about 231 m², may have a cassette in the living room, so we survey first. The Peak at Midtown stands beside a park and a wide stretch of river, where wind carries fine dust onto balconies.

Hung Phuc Premier

Two- and three-bedroom apartments in Nam Vien, near the Japanese, Korean and Taipei schools. If you let yours, have the units cleaned at each change of tenant.

A house in My Kim, My Thai, Nam Vien or around Crescent Lake usually runs several unit types: floor-standing in the living room, wall-mounted in the bedrooms and, in some villas, a ducted system. Outdoor units sit on the roof terrace, a canopy, the rear balcony or in the garden. Nguoi Do Thi magazine (2023) gives a building density under 30% and about 8.9 m² of greenery per resident; with that many trees, leaves, dust and driven rain soon coat an outdoor unit's fins.

Floor-standing unit

500,000 VND per unit. The front cover and filter come off and the coil, fan and base tray are cleaned, with timber or stone floors and rugs around it covered first.

Ducted unit

700,000 VND per indoor unit, reached through the ceiling access hatch; we look at the hatch and the vents before fixing the method.

Outdoor units

Cleaned only from a safe footing. Your Up specialist, the identity-verified staff member who does the work, does not climb outside a railing or onto a pitched roof without an anchor point. Rinse water is never emptied into a garden or fish pond.

All-inclusive prices, largest unit first: ducted 700,000 VND per indoor unit, ceiling cassette 550,000 VND, floor-standing 500,000 VND, wall-mounted from 2 HP 300,000 VND, wall-mounted 1–1.5 HP 250,000 VND. HP stands for horsepower, the capacity printed on the unit. The two dearest units in a visit are charged in full and the rest are 10% off. The set-ups below are assumptions.

• Labour, solutions, covers, the water-collection bag, the outdoor unit where it can be reached safely, the gas reading, a test run and the Up Report are all in the price. We do not repair, replace parts or relocate units.

Many international families live in Phu My Hung, with children at the Japanese School, the Taipei School, the Korean International School or the Canadian International School, and many apartments are let on long leases. Clean every unit between two tenancies, and before switching on again after the summer holidays or Tết.

In English

English works for every written step, from enquiry and quote to booking confirmation and Up Report. If you need the specialist to speak English at your door, add that to the booking; when nobody suitable is free we warn you ahead and back the visit up by phone or message.

Registration and keys

Expect your management office to ask for outside staff to be registered before they arrive; the specialist's name and photo are sent to you in good time. If you will be out, the key can stay with reception, building management or family, and only the assigned specialist uses it.

Payment

Due after the walk-through, our joint check of the finished work, in cash or by transfer.

When the gauge shows too little gas

For a wall-mounted unit of up to 2 HP on R32 or R410A a top-up starts at 250,000 VND, is quoted before any work and needs your approval. Details are on the Phu My Hung gas top-up page.

Apartment towers in Phu My Hung usually check ID at the lobby and name a service lift, and some restrict construction-type work at weekends, so ask your management office early about a Saturday or Sunday visit.

90-day warranty

If a unit drips, makes an unusual noise or cools less well because of our cleaning, we come back, check it and correct it without charge. Faulty parts, low gas and existing installation faults are outside it.

Time and changes

If we arrive more than 15 minutes after the confirmed time, that visit is 10% off. Anything that falls short is redone free if you tell us within 48 hours of the Up Report. Rescheduling is free with 24 hours' notice; within 24 hours the fee is 30%.
