Where Phu My Hung is, and which homes have stairs
Phu My Hung covers 433 hectares in what used to be District 7 of Ho Chi Minh City, with Ton Dat Tien, Nguyen Luong Bang and Nguyen Van Linh as its main streets. Wards took the place of districts on 1 July 2025 (Resolution 1685/NQ-UBTVQH15); a ward is the unit written after the street in an address, and Phu My Hung falls in two of them, Tan My and Tan Hung.
Both are on our regular schedule for stair surveys and work, 7:00 AM to 8:00 PM daily.
- Villas and low-rise townhouses
- The My Kim, My Thai and Nam Vien quarters and the low-rise rows by Crescent Lake: houses on several floors, many with a stone staircase beside a marble or granite hall.
- Shophouses
- On the three main streets, with a showroom, shop or office on the ground floor and stairs to the floors above.
- Two-level apartments
- The duplexes and penthouses at Happy Valley and the penthouses at Sky Garden have a staircase inside the home.
Villa stone stairs after ten or fifteen years
Many Phu My Hung villas and townhouses have been lived in for a long time. On a stone staircase the years show in two places: the middle of the tread, where the foot lands, and the nosing, the front edge of the step. Both wear first while the stone beside the wall keeps its colour. Once the difference is plain, cleaning and polishing are not enough: the flight in daily use has to be honed, that is ground wet with diamond pads, to even the steps out.
Many villas here have a double-height living room with large glazing, and the staircase stands in that light. Slanting daylight shows every difference in shine, so the Up specialist, the trained UpClean staff member doing the work, compares each step with its neighbour and views the whole staircase from the bottom before asking you to sign it off.
- A hall in the same stone can be surveyed and quoted with the stairs, so that both carry one level of shine.
- An old wooden handrail is wiped free of built-up hand oils, then conditioned; it is not sanded.
- Before a renovation, wait and do the stairs last: trades carrying materials scratch newly polished steps.

Shophouses: polishing the stairs without closing the shop
In a shophouse customers climb the stairs in street shoes. Where the steps still shine and are only dirty, a deep clean and a sealer are enough, at the lower of the stone rates; the test step shows whether that will do.
We schedule it outside trading hours, early before the doors open or on a day the shop is closed, and work from the top floor down with warning signs on wet steps. Newly sealed steps must stay dry for a time stated beforehand, so that you can plan when to reopen. Shelves and display stock near the foot of the stairs are covered first.
Happy Valley duplexes, Sky Garden penthouses: timber stairs inside an apartment
The property site CafeLand lists two-storey duplexes of 170–325 m² at Happy Valley, handed over in 2015, and CafeF gives 174–500 m² for the Sky Garden penthouses. Stairs inside these homes are usually short; a typical case is a timber stair gone dull, with a handrail that holds dirt.
On a short staircase the minimum per visit is usually higher than the sum per step. We therefore suggest the stair service only when the surface needs restoring; ordinary wiping of steps and rails is part of a deep clean.
- Timber steps and rails
- Gaps vacuumed, shoe marks removed with a solution for coated wood, then conditioned, using very little water. No sanding, repainting or lacquering.
- Building rules
- Residents register outside staff beforehand, ID is checked at the lobby and machines use the lift management names. Some buildings limit construction-type work at weekends, so ask early about a Saturday or Sunday.
Marble, granite, terrazzo: how the method differs, and the test step
Each stone answers polishing materials differently, so the specialist reads the veining, tests a hidden spot and carries out the full plan on one step. Your approval makes that step the benchmark: whatever falls below it is put right at no charge during the 48 hours after the Up Report, our photo report on the job, reaches you.
| Material | Method |
|---|---|
| Marble | Soft, easily scratched and dulled by acids. It can be honed, polished and crystallised, a step in which a solution reacts with the stone to form a glossier surface. |
| Granite | Hard and slow to wear; it does not crystallise. Powders and pads for hard stone raise the shine and a sealer follows. |
| Terrazzo | Stone chips in a porous binder; the rounded corners of cast stairs are honed by hand. |
| Chips and cracks | Polishing does not mend them. Each is shown to you and photographed first; repair is work for a stone contractor. |
The cost in Phu My Hung: how steps add up, with examples
A step is charged at one rate only. A stone step that still shines and needs a deep clean and seal is 120,000 VND; one that needs polishing is 180,000 VND in marble or terrazzo and 200,000 VND in granite; a worn step that must be honed is 280,000 VND; a timber step is 60,000 VND. Landings add 220,000 VND per m², wooden or steel handrails 40,000 VND per metre and glass panels 50,000 VND each. Spiral stairs and winders, the wedge-shaped steps of a turn, add 20% to the step charge, and a visit costs at least 2,500,000 VND.
The test step decides the rate for each flight. The step counts below are assumed; the binding price is the all-inclusive one in the written quote.
- Three-storey villa, granite stairs
- 38 steps polished, 4 m² of landing, 17 m of wooden handrail: 9,160,000 VND.
- Long-lived villa, marble worn on the lower flight
- 11 lower steps honed, 13 upper steps polished, 2 m² of landing: 5,860,000 VND.
- Double-height living room, marble winder stairs
- 16 winder steps polished, with 20% added to the step charge, and 9 glass panels: 3,906,000 VND.
- Shophouse, stone still glossy
- 28 steps deep cleaned and sealed and 10 m of steel handrail: 3,760,000 VND.
- Duplex, timber stairs
- 14 timber steps, 5 m of wooden handrail, 6 glass panels: 1,340,000 VND by the list, so the 2,500,000 VND minimum applies.
- The rest of District 7
- Our District 7 page adds Tan Thuan and Phu Thuan.
Shine, working order and access
- Shine: polished stone is more slippery when wet or in socks. Compare a mirror gloss with a moderate satin on the test step; homes with elderly relatives or small children usually choose the moderate one.
- Order: walls, rails and the floor below are covered, work runs from the top step down and a dry route always stays open. Stone is ground wet, and the grinding water (slurry) is vacuumed up at the step.
- Guarded streets: the name and photo of your specialist reach you before the day, to pass to the guards or the caretaker.
For international residents and owners abroad
- English
- Write to us in English: the quote, the booking confirmation and the Up Report come back in English too. A specialist who speaks English on site has to be requested at booking; when none is available we tell you beforehand and stay reachable by phone or message.
- Rented villas
- The Taipei School, the Japanese School, the Canadian International School and the Korean International School are all in Phu My Hung, and many villas are let furnished. The weeks between two leases suit stair work: leave a key with building management, reception or family, and do the walk-through, the final check of the work, by video call.
- Payment and booking
- The survey costs nothing, and you pay by bank transfer or cash once the walk-through is done. WhatsApp or Zalo: 0968 726 135; photos of the staircase and a step count help.
