Pest control in Phu My Hung, District 7 — apartments, villas and neighbourhood shops

Phu My Hung is a 433-hectare planned urban area in the south of Ho Chi Minh City, built around Nguyen Van Linh, Nguyen Luong Bang and Ton Dat Tien. It used to be in District 7. Since 1 July 2025 the city has had wards, its local administrative units, instead of districts (Resolution 1685/NQ-UBTVQH15): the old Tan Phu ward is now part of Tan My, and the old Tan Phong ward part of Tan Hung.

Pest surveys in both wards are on our regular schedule, from 07:00 to 20:00 every day. Give us the project, block and unit, or the street and house number; papers that show the old ward are fine.

Phu My Hung was built over many years: Sky Garden 3 and Riverpark Premier were scheduled for handover in the third quarter of 2010 and at the end of 2018; Hung Phuc Premier was handed over from August 2020 and The Peak at Midtown from November 2021. Happy Valley keeps over 77% of its site as open space, according to the developer, and Scenic Valley was presented for multi-generation families. UpClean is independent of all of them.

In any apartment, cockroaches and ants go for kitchen cabinets, the under-sink space, the service shaft, sockets and wall gaps. Beyond that the survey depends on the unit:

Lived in for over ten years

A kitchen in use that long gets a closer look than one a few years old.

Low floors near trees

Small insects can drift onto the loggia, so loggia, planters, drains and insect screens are checked along with the kitchen.

Multi-generation households

Kitchens cook several meals a day; visit times and re-entry times (how long to keep out of a treated area) are planned around grandparents and young children.

Furnished or rented units

Survey them at a change of occupier, and check second-hand mattresses, sofas and timber furniture before they come in.

According to Nguoi Do Thi magazine (2023), the south of the city was marshland more than thirty years ago and is still low-lying and tidal. Phu My Hung floods rarely because of its planning: tide gates, a building density below 30% and about 8.9 m² of greenery per resident. Trees and open ground around a house are where mosquitoes rest and ants nest, and the rainy season from May to November leaves water standing in the yard. The survey works from the yard inwards:

• Front and back yards: standing water, plant pots, paving and ponds, for mosquitoes and ants.
• Kitchen and storeroom: cabinets, the under-sink space and food storage, for cockroaches, ants and rodents.
• Ceiling and service ducts: rodent droppings, gnawed cable, noises at night.
• Timber doors, floors and stairs: small round holes and fine wood powder mean woodworm.
• Marble, granite and timber floors are covered before our technicians start, and each room is photographed as found.

Shops here are not only on the main roads: Sky Garden 3 has 56 shop units, Happy Valley 23 and Riverpark Premier 13 commercial units, and Scenic Valley 2 has a retail podium.

For any premises where a kitchen runs every day or food is stored, one treatment after pests are seen usually solves the problem only for a while; a scheduled programme finds activity early and uses less chemical.

• Our technicians propose the inspection schedule by type of premises: restaurant, cafe, shop, office or shophouse.
• Each inspection records signs area by area and adds bait stations or traps where needed.
• Visits can be set outside trading hours on request, between 07:00 and 20:00 and within the building's permitted hours.
• A shophouse with a home above is surveyed in one visit under one plan.
• The Up Report after each visit gives the manager a record to keep.

Spraying is not needed in every case. Our technicians choose the method once they have seen the premises, and set it out in writing for your approval; products come from the list permitted in Vietnam and are used as the label directs.

Cockroaches and ants

Usually bait on their trails, carried back to the nest, with spot treatment of wall gaps and door thresholds where needed. Leave the bait where it is.

Mosquitoes

Space spraying of gardens, lawns and shrubs, with standing water removed; the household keeps away for the time given in advance.

Rodents

The way in is found, traps and secure bait stations are set, and you are told which gaps to seal.

Residual spray

For pests that range widely: applied to wall bases, under cabinets and in door gaps. Food is put away, and everyone observes the re-entry time.

There is no published price. Ants in an apartment kitchen, mosquitoes around a villa garden and a scheduled programme for a shop are three different jobs, so we survey first, free of charge, and then send an all-inclusive quote in writing. It states the method, the re-entry time, the follow-up visits and the warranty terms, and any change needs your written confirmation.

• Pest and extent: the kitchen only or the whole home; one pest or several.
• One-off treatment or a scheduled programme.
• Type and size: apartment, townhouse, villa, shop or office; any garden, pond or basement.
• Hours: inside or outside trading hours, weekday or weekend as the building allows.
• Covering and cleaning by your Up specialist.
• Warranty: by method, written into the quote; no standard period is set in advance.

Before the visit you receive a written note of the areas to be treated and how long to keep out of them. At home:

• Food, dishes and utensils go into closed cupboards or out of the area; rice bins and water jugs are covered.
• Young children, older people and pregnant women leave the area for the re-entry time our technicians give; toys and feeding bottles are put away.
• Dogs, cats and caged birds move to another room or elsewhere for the time advised. Fish tanks are covered; ask the technicians about the air pump.
• Wall bases, the backs of cabinets and the under-sink space are cleared. Tell us about asthma, allergies or a respiratory condition.
• Afterwards, ventilate as instructed; do not wash surfaces given a residual spray or move bait stations.

English

Enquiries, quotes, booking confirmations and the Up Report can all be in English. Ask when you book if you would like an English speaker in the home; if we cannot arrange one, we say so in advance and help by phone or message.

Building rules

Towers here usually want outside staff registered in advance, and some bar construction-type work at weekends, so ask your management office early about a Saturday or Sunday.
