Aircon cleaning at Vinhomes Central Park — Park, Central and Landmark 81

We take aircon bookings across the whole of Vinhomes Central Park: the sub-areas the developer calls The Central, The Park and The Landmark, the villa area and the officetels. According to Sai Gon Giai Phong newspaper (2017), the development covers about 43.9 hectares, with 17 apartment towers of 38 to 50 storeys and the Landmark 81 tower, beside a park of nearly 14 hectares on the Saigon River (VnExpress, 2015).

The whole development now has a Thanh My Tay ward address. Until the end of June 2025 it lay in Ward 22 of Binh Thanh District. Since 1 July 2025 the city has had wards instead of districts, and Resolution 1685/NQ-UBTVQH15 (Article 1, Clause 45) merged Wards 19, 22 and 25 whole into the new ward, so no tower was split off. The familiar "Vinhomes Central Park, Binh Thanh" still works when you book.

Addresses

208 Nguyen Huu Canh for the development; Landmark 81, whose apartments are on roughly floors 6 to 46 (according to Wikipedia), has its own number, 720A Dien Bien Phu.

Booking hours

7:00 AM to 8:00 PM every day, weekends included; same-day visits are not promised, so please book ahead.

Each sub-area works its air conditioners differently, and knowing where your home sits tells your Up specialist, our identity-verified and trained team member, where a unit will need more time.

Age counts too. Sai Gon Giai Phong reported in 2017 that the towers were due for completion at the end of that year, so a unit installed at handover may have run for eight or nine years, under several owners and tenants. The coil and drain tray of bedroom units are the parts most easily overlooked.

Landmark 81 apartments

Large panes of glass take the sun for many hours and the windows stay closed almost all the time, so units run for long stretches; filters and coils need cleaning more often than in a low-rise apartment.

Park towers beside the park

Balconies look down on the park and the river; the breeze brings humidity, dry leaves and pollen. If you often open the balcony door, check the filter earlier than scheduled.

Towers near Nguyen Huu Canh and Dien Bien Phu

More traffic dust than the other towers; the aircon filter is among the places where it settles fastest.

Riverside villas

Several floors mean several units, possibly including ceiling cassettes; they are done floor by floor in one visit so the volume discount applies.

Officetels

Used for living and working, with the aircon on throughout office hours; book outside the hours you receive clients.

The Up Standard, our own service standard, sets one sequence for every unit, from noting how it runs and covering what is below to the final test run, outlet air temperature reading and gas-pressure check. What differs is the unit.

Wall-mounted units

250,000 VND for 1–1.5 HP, usual in bedrooms; 300,000 VND for 2 HP and above, usual in living rooms.

Ceiling cassette

550,000 VND per unit, about 90–120 minutes; the ladder and collection bag are placed clear of decorative lights, pictures and furniture.

Other types

Floor-standing units 500,000 VND, ducted indoor units 700,000 VND, if your home is fitted with them.

Outdoor unit

Tell us where it sits when you book. Only what can be reached safely is cleaned; nobody works beyond the railing without a safety anchor point, and access equipment is used only with your agreement.

Each unit is priced by type, and the volume discount starts at unit 3 of the same visit: 10% off each, after the two most expensive are charged in full. Three units, one of 2 HP or more and two of 1–1.5 HP, come to 300,000 VND + 250,000 VND + 225,000 VND = 775,000 VND. The unit mix in each example is our own assumption, not official data about the development's apartment types.

Each price covers dismantling and reassembly, covering, professional cleaning solutions, collection of the dirty water, the outdoor unit where it can be reached safely, the gas-pressure check and the Up Report.

1-bedroom apartment

Two wall units (1–1.5 HP): 500,000 VND.

2-bedroom apartment

One unit of 2 HP or more in the living room and a 1–1.5 HP unit in each bedroom: 775,000 VND, with 10% off from unit 3 applied.

3-bedroom apartment

Four wall units, two of them 2 HP or more: 1,050,000 VND, with 10% off from unit 3 applied.

High-floor Landmark 81 apartment

Five wall units, three of them 2 HP or more: 1,320,000 VND, with 10% off from unit 3 applied.

Riverside villa

Six units: two ceiling cassettes, one wall unit of 2 HP or more and three of 1–1.5 HP: 2,045,000 VND, with 10% off from unit 3 applied.

Officetel

One wall unit (1–1.5 HP): 250,000 VND.

A multi-tower development with its own security team usually has its own procedure for service staff: the resident registers the visitor in advance, work happens only within permitted hours, and equipment goes up in the goods lift by the route indicated. Each tower sets its own rules and may change them, so we follow the instructions you or reception give us for that appointment and never apply one tower's rules to another.

If your specialist has arrived on time but is still waiting for clearance downstairs, the wait does not count against our punctuality commitment.

• All dirty water is caught in a purpose-made bag and never reaches the balcony, corridor or shared areas.
• Clear the patch of floor directly below each indoor unit; covering the furniture is your specialist's job.
• Pets or small children at home: tell us beforehand. The balcony door stays shut and solutions are kept out of reach throughout the visit.

The gap between two leases is often only a few days, so the aircon clean has to fit into it. You suggest the date and we confirm the exact time, within the hours the tower allows. It can share a visit, or run back to back, with mattress, sofa and curtain cleaning.

The Up Report for each unit holds before-and-after photos and a note wherever your specialist sees something unusual: a record to keep and to share with your tenant. An owner with several apartments in one tower can combine them in a single visit, and the discount counts the units of all of them.

All-inclusive price

Confirmed by unit type and number before you book; every change needs your written approval.

Punctuality

More than 15 minutes late against the appointed time means 10% off that visit's invoice.

Warranty and redo

For 90 days, a unit that leaks, makes unusual noise or cools less because of the cleaning is put right at no charge. Any item not up to standard is redone free if you tell us within 48 hours of receiving the Up Report.

Damage, should it happen

Send photos within 24 hours; we compare them with the photos taken at the start and, where the fault is our specialist's, deal with it under our policy.

English

Enquiries, quotes, booking confirmations and the Up Report can all be in English. If you would like a specialist who speaks English in your home, note it when booking; if we cannot arrange one, we tell you in advance and support the visit by phone or message.

Registering the visit

Many apartment buildings ask residents to register outside staff with building management beforehand. We send your specialist's name, photo and contact number the day before, so you can pass them to reception.

Keys when you are away

You do not need to be home. A key or access card can be left with building management, reception or family; only the assigned specialist handles it, the times are recorded and keys are never copied. For a smart lock we recommend a temporary code, and the walk-through can be done by video call.

Payment

After the walk-through, by bank transfer or cash. A deposit may be asked for larger jobs and is stated in the quote. Invoices are issued on request under Vietnamese regulations, for individuals and companies; send the company name and tax code when you book.
