Phu My Hung is a 433-hectare urban area in the south of Ho Chi Minh City, laid out around Nguyen Van Linh, Nguyen Luong Bang and Ton Dat Tien streets. Most people still call it District 7, but on 1 July 2025 the city replaced districts with wards, its local administrative units (Resolution 1685/NQ-UBTVQH15). An address that used to say Tan Phu ward is now in Tan My ward; one that said Tan Phong is in Tan Hung.

Both wards are on our regular sofa schedule, every day between 7:00 AM and 8:00 PM. An old ward on your lease is no problem: tell us the development, block and unit number, or the street and house number.

Who we are

The age of the building tells you what to look at first. Phu My Hung went up in stages. By published accounts, Sky Garden 3 was scheduled for handover from the third quarter of 2010, Happy Valley was handed over in 2015, Riverpark Premier at the end of 2018, Hung Phuc Premier from August 2020 and The Peak at Midtown from November 2021.

Lived in for more than ten years

A sofa as old as the flat is usually darkest on the arms and headrests, from sweat and skin oils; spray extraction lightens those areas clearly. A stain left for years may only fade, and you are told so beforehand.

Compact apartments

At Sky Garden (56–106 m²) and Hung Phuc – Happy Residence (mostly 71–76 m²) the living room and dining table usually share one space, so a fabric sofa collects sauce marks, small handprints and cooking smells. Blot a fresh spill; never rub it. At Happy Valley's low-rise blocks, leaves and pollen blow in through the loggia as well.

Park-side and river-side units at Midtown

Afternoon sun rests for hours on a sofa near the glass, and damp air off the water slows drying, so draw the curtains at the hottest hours and book a morning slot.

Duplexes and penthouses

Happy Valley has duplexes of 170–325 m² and Sky Garden penthouses of 174–500 m². We agree the seat count from photos and time the visit so the fabric dries the same day.

A house on several floors rarely has a single sofa. Many here have been family homes for ten or fifteen years, with one suite for guests on the ground floor and another in the family room, often in different materials. We look at each from photos or on site and write the quote room by room. Marble and granite are protected before the machine comes in, and the water it recovers never goes into the garden. A large suite needs more time than a three-seater; you get the expected hours with the booking confirmation.

How often to clean depends on who uses the sofa. Tuoi Tre newspaper noted in 2014 that Scenic Valley was aimed at families of several generations; the developer points to Japanese, Korean and Taipei schools near Nam Vien; and many apartments here are rented by international residents.

Grandparents and small children at home

The sofa is in use all day: about every six months. Arrange another seat for older relatives while the fabric dries.

A small household

About once a year for fabric in moderate use. Leather is cleaned and conditioned every 6–12 months, sooner beside a sunny window.

A rental apartment

At each change of tenant, before the next viewings. An owner living elsewhere can leave the key with building management or a representative; the Up Report shows the sofa's condition at handover.

The material decides the method. An Up specialist, the identity-verified UpClean staff member who does the work, reads the care label and tests the solution on a hidden spot first. Nothing is dismantled or taken away.

Woven fabric and microfibre

Frame, cushion gaps and underside are vacuumed, stains treated singly, then spray extraction pulls the dirty water straight back out and the pile is brushed one way for an even colour.

Velvet

The pile flattens and changes sheen when wet. Send a close-up and a photo of the label; we accept the job only once the material is clear.

Genuine leather

No water washing: very little moisture, a product made for leather, then a conditioner to keep it supple.

Faux leather, suede, nubuck

An intact coating is treated like leather; peeled patches cannot be mended by cleaning. Suede and nubuck are assessed first.

What is safe to do yourself between professional cleans.

There are three rates: 130,000 VND per fabric seat, 160,000 VND per leather seat and 50,000 VND per ottoman or loose cushion. The 390,000 VND minimum is charged once per visit, not per piece. The seat counts below are assumed; yours is agreed from photos and confirmed in writing.

• Included: floor covers, the colour test, deep vacuuming, spot treatment, cleaning or conditioning, moisture extraction and the Up Report. Nothing is added without your written approval.

Apartment buildings here usually ask residents to register outside staff in advance; your specialist shows ID in the lobby and uses the lift the building assigns. Some buildings restrict construction-type work at weekends: for a Saturday or Sunday, ask the office first whether an extraction machine may be used.

For Sky Garden, the business site CafeF notes that Nguyen Van Linh is often congested at peak hours. We do not promise travel times; we suggest a slot away from the rush. A morning visit also lets fabric dry before dinner.

English

We handle enquiries, quotes, confirmations and the Up Report in English. For a specialist who speaks English in your home, add a note when booking; if none is free, we say so beforehand and help by phone or message.

If you are out

You receive the specialist's name, photo and contact number beforehand. Leave a key with building management, reception or family: only that specialist handles it, times are logged and no copy is made. We can go through the finished work with you by video call.

Payment and redo

You pay after checking the work, by bank transfer or cash; invoices on request. Reply to the Up Report within 48 hours and anything within the agreed scope is redone free. If we arrive over 15 minutes late, that visit costs 10% less.
