Which wards replaced District 3, and where does UpClean work?
Ho Chi Minh City has had wards instead of districts since 1 July 2025. Under Resolution 1685/NQ-UBTVQH15, the former District 3 is now three wards: Xuan Hoa, Ban Co and Nhieu Loc. People still say "District 3", and so do we.
Addresses here had already changed before that: Vo Thi Sau ward was formed from Wards 6, 7 and 8, and on 1 January 2025 Ward 10 was merged into Ward 9 and Ward 13 into Ward 12. Give us your address in whichever form you know and we will match it.
All three wards are in our service area, 7:00 AM to 8:00 PM, seven days a week. For a house deep in an alley, or on a street where stopping is restricted at certain hours, we agree a convenient slot beforehand.
- Xuan Hoa ward
- All of the former Vo Thi Sau ward and the rest of the old Ward 4: older villas and townhouses on tree-lined streets, alongside high-end developments such as Serenity Sky Villas (259 Dien Bien Phu), whose 45 sky villas each have a private pool.
- Ban Co ward
- The old Wards 1, 2, 3 and 5 and part of Ward 4. Mostly multi-storey townhouses in alleys, mixed with mid-sized apartment buildings and houses let floor by floor.
- Nhieu Loc ward
- The old Wards 9, 11, 12 and 14, bordering the Nhieu Loc – Thi Nghe canal. Many townhouses, apartments and mixed-use buildings where people both live and run a business.
Why air conditioners in District 3's older houses wear faster
Most homes in District 3 are villas and townhouses that have been renovated several times, with air conditioners added in stages: a different brand and generation in each room, long pipe runs through several floors, outdoor units gathered on the roof terrace or the roof. Each unit has to be looked at before it is cleaned; one routine for all does not work.
The tree-lined streets of the former Vo Thi Sau ward give shade, but dry leaves, pollen and sap get into the fins of outdoor units, and a unit on the roof stands in direct sun all afternoon. Once the fins are blocked it works harder, cooling weakens and the compressor becomes easier to hear.
Ho Chi Minh City averages about 79.5% relative humidity over the year, and the rainy season runs from May to November. The rooms used least in a multi-storey house — the family altar room, the ground-floor sitting room, the upstairs guest room — stay shut for long periods, and that is where mould forms most easily on the indoor coil.
- A rooftop outdoor unit caked with leaves and dust, vibrating loudly as it runs.
- A top-floor or rooftop room that is slow to cool in the afternoon.
- A damp smell from the unit in a room that has been shut for a while.
- Condensate running back and staining the wall because a long drain line is blocked.
- Black dust streaks around the louvres of the living-room cassette.

Rooftop rooms, ceiling cassettes and ducted systems: how each unit is handled
Before visiting a District 3 townhouse or villa, we ask for a photo of each indoor unit and of where the outdoor units sit. Your Up specialist — the identity-verified, trained team member who does the work — then brings the right tools and ladder and allots time floor by floor. Wooden floors, patterned cement tiles and furniture are covered before work starts.
- Wall units on a mezzanine or in a rooftop room
- 250,000 VND for 1–1.5 HP, 300,000 VND for 2 HP and above. Ceilings are low and the way up is narrow, so your specialist uses a compact ladder and covers the stairs first.
- Ceiling cassette
- 550,000 VND per unit, about 90–120 minutes. Usual in a villa living room or on the ground floor of a townhouse converted for receiving guests; the water-collection bag hangs directly beneath the unit.
- Ducted ceiling system
- 700,000 VND per indoor unit. Common in renovated villas, where the unit is hidden above a plasterboard ceiling and reached through an access hatch wide enough to work in. Send photos of the hatch and the air vents, which are cleaned too, and we confirm the approach before coming.
- Floor-standing unit
- 500,000 VND per unit, usually in a large living room or a ground-floor hall.
- Older, non-inverter units
- Cleaned by the same procedure, at a rinse pressure that will not bend ageing aluminium fins. Signs of wear such as a brittle casing, oxidised copper pipes or a loud compressor are noted in the Up Report so that you can call a repair service; UpClean does not repair components.
What aircon cleaning costs in District 3: townhouse, villa and apartment examples
These examples use our current all-inclusive price list. With 3 or more units in one visit, each unit from unit 3 onwards is 10% off, while the two most expensive stay at list price. Your specialist confirms the final price before starting, and any change applies only with your written approval.
The price covers labour, tools, professional cleaning solutions, covers for your furniture, collection of the dirty water, the outdoor unit where it can be reached safely, and the Up Report.
- 2-bedroom apartment
- 2 wall units (1–1.5 HP) and 1 living-room unit of 2 HP or more: 775,000 VND, including 10% off from unit 3 onwards.
- 4-storey townhouse
- 5 wall units (1–1.5 HP) and 1 living-room unit of 2 HP or more: 1,450,000 VND, including 10% off from unit 3 onwards.
- Townhouse with a rooftop room
- 4 wall units (1–1.5 HP) and 1 floor-standing unit on the ground floor: 1,425,000 VND, including 10% off from unit 3 onwards.
- Renovated older villa
- 2 ducted indoor units, 1 living-room cassette and 4 wall units (1–1.5 HP): 2,795,000 VND, including 10% off from unit 3 onwards.
Alley houses and rooftop outdoor units: what to prepare before the visit
For townhouses and villas, access matters as much as skill. Many District 3 alleys are only wide enough for a motorbike, and some streets restrict stopping at certain hours, so we ask in advance where to park and how to get in.
An outdoor unit on a metal roof, a roof terrace or a window canopy is cleaned only where your specialist can stand firmly and work safely. If it is out of reach or on a pitched roof, we tell you beforehand, propose an option and go ahead only if you agree.
In an apartment building, management often directs contractors to the service lift; time spent on lobby formalities after an on-time arrival is not counted as lateness.
- Tell us the number of floors, the units on each floor and where the outdoor units are.
- Unlock the way up to the roof terrace or rooftop room if it is normally kept locked.
- Put away valuables, pictures and altar items that sit directly beneath an indoor unit.
- Dirty water is collected in a purpose-made bag, never emptied into the alley or a neighbour's yard.
How often to clean the aircon in a multi-storey house
Units in a multi-storey house do not all work equally hard, and cleaning them in one visit brings the volume discount.
- Bedrooms used every night: every 3 months.
- Top-floor and rooftop rooms under a sun-heated roof: every 3 months, ideally before the hot season around March–April.
- Sitting rooms, the altar room and guest rooms used less often: every 6 months, and before Tết and family memorial days.
- Outdoor units on a roof terrace near trees: check them and sweep the leaves away after heavy rain or when the trees shed.
- After repairs, repainting or a new ceiling: clean straight away, because plaster dust settles on the indoor coil very quickly.
- Homes with elderly relatives, young children or anyone prone to allergies: keep the intervals shorter.
How to book aircon cleaning in District 3
- Choose unit types and quantities on our Quote page, or send photos of each indoor and outdoor unit by WhatsApp or Zalo to +84 968 726 135.
- We confirm the time slot and the access plan in writing and remind you the day before. If we arrive more than 15 minutes after the confirmed time, that visit's invoice is reduced by 10%.
- Your specialist cleans floor by floor to the Up Standard, our own service standard: about 45–60 minutes per wall unit and 90–120 minutes per ceiling cassette.
- Each floor is test-run and the outlet air temperature measured with you; furniture goes back as it was, and the Up Report shows every unit before and after, with the floor it is on.
- Rescheduling or cancelling is free with at least 24 hours' notice; within 24 hours of the appointment the fee is 30%.
