Where Phu My Hung is, and which wards it belongs to now
Phu My Hung here means the 433-hectare urban area in the former District 7 of Ho Chi Minh City, built around Nguyen Van Linh, Nguyen Luong Bang and Ton Dat Tien streets; it is not Phu My in the Ba Ria – Vung Tau area. Districts ceased to operate on 1 July 2025 under Resolution 1685/NQ-UBTVQH15, and the area now falls in Tan My and Tan Hung wards, a ward being the city's local administrative unit.
Plans run in both wards on any day, 7:00 AM to 8:00 PM. Give us the development or street name you normally use.

- Phu My Hung Midtown, Scenic Valley, Riverpark Premier, Hung Phuc Premier and the Crescent Lake area.
- Tan Hung ward
- Sky Garden, Happy Valley and Sunrise City.

- My Kim, My Thai, Nam Vien and the rows of houses around Crescent Lake.
- Shophouses, shops and offices
- Ground floors along the three main streets, and the shops and commercial units inside apartment developments.
Built in stages: what a building's age says about its air conditioners
Phu My Hung went up over many years, and an air conditioner fitted at handover is as old as its building. In a home lived in for a long time, dust is packed into the coil, the condensate pipe runs a long way hidden in walls and ceilings, and old service papers are seldom complete. So at the first visit of a plan your Up specialist, the UpClean staff member who does the work, opens a file on each unit. The dates below were published by the developer and the press.
- Sky Garden 3
- Handover was planned from the third quarter of 2010; a unit left from then has run for over fifteen years.
- Happy Valley
- Handed over in 2015; after ten years or more, ceiling units hold dust deep in the coil.
- Riverpark Premier and Hung Phuc – Happy Residence
- Both handed over in 2018. After years of constant use, the usual signs are slow cooling, a smell on start-up and drips from the indoor unit.
- Hung Phuc Premier and Midtown
- Hung Phuc Premier dates from August 2020 and The Peak, the last part of Midtown, from November 2021. A file opened while units are new gives later visits a point of comparison.
Villas and townhouses: several types of unit on one list
A villa or townhouse in Phu My Hung usually has several types of unit at once. Booked one at a time, the bedroom units get cleaned and the big unit in the living room is forgotten. The inventory puts them all on one page.
- Wall-mounted units: the smaller ones in bedrooms, 2 HP or more in the living room.
- Floor-standing units in the living rooms of townhouses and villas; ceiling cassettes in villas and large apartments.
- Ducted systems, found in some villas: we inspect the access hatch in the ceiling and the vents, then settle the method.
- Multi-split systems, where a single outdoor unit feeds several rooms: send photos, and we confirm the method and price before scheduling.
- Outdoor units on a roof terrace, canopy, rear balcony or in the garden are listed with the way up. Without an anchor point, nobody climbs over a railing or onto a sloping roof.
Large apartments, duplexes and penthouses
Houses are not the only homes with many units: on published figures, some Phu My Hung apartments are as large as a house.
- Happy Valley
- Two-floor duplexes of 170–325 m² and penthouses of about 239 m²; units are listed floor by floor.
- Sky Garden
- Penthouses of roughly 174–500 m², with many rooms and a roof terrace or wide balcony.
- Riverpark Premier and Midtown
- Riverpark Premier is mostly three-bedroom, up to about 231 m²; larger homes may have a ceiling unit in the living room. The Grande at Midtown has one to four bedrooms, about 69–249 m².
- Scenic Valley
- Two- and three-bedroom homes of families living across generations; with older relatives and young children, keep to every 3–4 months.
Shophouses and shops: quarterly, and choosing the hour
Along Nguyen Van Linh, Nguyen Luong Bang and Ton Dat Tien many ground floors are showrooms, shops and customer offices, and the apartment developments have shops of their own: 56 in Sky Garden 3, 23 in Happy Valley, 13 commercial units in Riverpark Premier. Units there run all through opening hours, so the starting point is a visit each quarter.
- A free survey counts the units before we send dates and a quote, and each visit is invoiced with VAT.
- We come before opening, after closing or on a day off, never before 7:00 AM or after 8:00 PM; many units can be split over two sessions.
- For homes, the two usual visits fall before the hot season and after the rains. Nguyen Van Linh is often congested at rush hour, so early morning or early afternoon suits a full visit; some apartment buildings restrict construction-type work at weekends, so ask your management office first.

What a plan costs in Phu My Hung: added up from the price list
There is no package price and no package discount. Unit prices come from the aircon cleaning list: ducted 700,000 VND, ceiling cassette 550,000 VND, floor-standing 500,000 VND, wall-mounted from 2 HP 300,000 VND, wall-mounted 1–1.5 HP 250,000 VND. The two dearer units are charged in full and every other unit in the same session is 10% less. The set-ups below are examples; your own figure is in the written quote.
- Gas is not part of the maintenance price. After a low reading we quote and wait for your decision: from 250,000 VND to refill a unit of up to 2 HP with R32 or R410A, and after measuring for every other unit or gas.
- We do not repair units; fault codes and signs of a leak are noted in the Up Report.

- Registration and keys
- Apartment buildings often want outside staff registered beforehand, and villa streets have guards who log visitors; your specialist's name and photo reach you before every visit. If you are out, a key can stay with building management, reception or family, and is never copied.
- Starting
