Binh Thanh after the ward merger: where Vinhomes Central Park sits now
The former Binh Thanh District was reorganised twice in quick succession. On 1 January 2025, under Resolution 1278, several wards were merged, leaving 15. On 1 July 2025, under Resolution 1685/NQ-UBTVQH15, districts were abolished altogether and the area became five new wards: Gia Dinh, Binh Thanh, Binh Loi Trung, Thanh My Tay and Binh Quoi.
One point often causes confusion: today's "Binh Thanh ward" covers only the former wards 12, 14 and 26 (as numbered after the early-2025 merger) — a small part of the old district of the same name. An apartment in Vinhomes Central Park or Landmark 81 is now addressed to Thanh My Tay ward, not Binh Thanh ward. Simply give us the address you are used to; we will match it.

- Thanh My Tay ward — regular service

- Formerly wards 27 and 28, covering the Thanh Da peninsula and Binh Quoi tourist village, surrounded by river and canals. By arrangement.
Glass walls, afternoon sun and open kitchens: the strain on high-rise air conditioning
Thanh My Tay has one of the highest concentrations of towers in the city, lined along Dien Bien Phu and Nguyen Huu Canh and crowned by Landmark 81 — at 461.3 m, the tallest building in Vietnam. Many apartments have wide glass walls facing the Saigon River; when the afternoon sun hits them, the living-room unit works flat out for hours.
With humidity averaging around 79.5% and a rainy season from May to November, indoor coils condense a lot of water; if the tray and drain are dirty, it spills over the front panel. In apartments where the kitchen opens onto the living room, cooking vapour is drawn into the unit and binds with dust into a sticky film on filters and blower wheels — something a simple filter rinse won't remove.
Many apartments here are let on long or short stays, so units change users often and run unpredictably, and landlords need clear evidence of their condition after each handover. These are the signs it is time to book:
- The living-room unit runs all afternoon yet can't keep up when the sun hits the glass.
- Water dripping from the front panel, especially on nights of heavy rain.
- A smell of cooking oil or damp in the cool air, in apartments with open kitchens.
- Black streaks on the louvres; a freshly rinsed filter clogs again quickly.
- Guests or tenants mention noise or a smell as soon as they check in.

Unit types in Binh Thanh apartments and townhouses
Standard apartments, large apartments and townhouses in the lanes have very different set-ups, so your Up specialist asks about unit types, capacity and outdoor-unit location in advance. Wherever you live, every unit receives the full Up Standard: a running check, protective covers, filters and panel washed, coil rinsed at a fin-safe pressure, blower wheel cleaned, drain cleared, outdoor unit cleaned where safe, then a test run and outlet-temperature check.
- 1–3 bedroom apartments
- Mainly wall-mounted units: 1–1.5 HP in bedrooms (250,000 VND each) and 2 HP+ in the living room (300,000 VND each). Outdoor units usually sit in a technical shaft or service balcony and are cleaned where safely reachable.
- Large apartments, penthouses and duplexes
- Living rooms often have a ceiling cassette (550,000 VND per unit, about 90–120 minutes), sometimes a ducted system (700,000 VND per indoor unit). Ladders and collection bags are positioned well clear of light fittings, artwork and furniture.
- Townhouses in Gia Dinh and Binh Loi Trung
- Usually several wall units over different floors, sometimes a floor-standing unit in the living room (500,000 VND each). Many units are older, so each is checked carefully before dismantling and anything unusual is noted in your Up Report.
- Rental and short-stay apartments
- We can slot in between guests, within 07:00–20:00 and your building's rules. A per-unit photo Up Report helps you keep records and discuss any issues with tenants.
Aircon cleaning prices in Binh Thanh: examples by apartment size
The figures below use our current fixed prices and the unit mixes we commonly see in Thanh My Tay apartments and the townhouses around Ba Chieu. From unit 3 onwards in the same visit, each unit is 10% off, with the two most expensive charged at the list price. If an outdoor unit needs access equipment, we let you know first and proceed only with your approval.
- Prices include dismantling and refitting, protective covers, professional solutions, dirty-water collection, the outdoor unit where safely reachable, the gas-pressure check and your Up Report.
- If a unit is low on gas, a top-up is quoted before any work — R32/R410A for units up to 2 HP from 250,000 VND per unit; cassette, floor-standing or other gas types are quoted after measuring. We don't replace or repair components.
- The final price is confirmed before we start; nothing is added without your written approval.
- 1-bedroom apartment
- One 1–1.5 HP bedroom unit and one 2 HP+ living-room unit: 550,000 VND.
- 2-bedroom apartment
- Two 1–1.5 HP units and one 2 HP+ living-room unit: 775,000 VND, including 10% off from unit 3 onwards.
- 3-bedroom river-view apartment
- Three 1–1.5 HP units and two 2 HP+ units for the living and family rooms: 1,275,000 VND, including 10% off from unit 3 onwards.
- 4-bedroom apartment or penthouse
- 2 ceiling cassettes and 4 wall units (1–1.5 HP): 2,000,000 VND, including 10% off from unit 3 onwards.
- Four-storey townhouse (by arrangement)
- 5 wall units (1–1.5 HP) and a floor-standing living-room unit: 1,650,000 VND, including 10% off from unit 3 onwards.
Working with management in the Thanh My Tay towers
Large residential complexes tend to have stricter access procedures than private homes. Many management offices ask residents to pre-register service staff, check ID at the lobby, direct contractors to a designated lift and set permitted hours; some restrict technical work at weekends. We never assume one building's rules apply to another — we ask before every appointment.
Just tell us your tower, unit number and who holds the key if you'll be out. We send your specialist's name and photo for you to pass to management. Waiting time at the lobby after an on-time arrival is not counted as lateness.
- Shoe covers on and a tool mat laid from your front door, keeping corridors and lifts clean.
- Outdoor units in shafts or on service balconies are cleaned where safely reachable; we never work outside a railing without an anchor point.
- Dirty water goes into a purpose-made collection bag — never onto balconies, corridors or common areas.
- For townhouses in Gia Dinh or Binh Loi Trung, please tell us where to park and where the outdoor units are (roof, balcony or façade).

Cleaning schedule and booking for owner-occupied and rented apartments
Base the frequency on how many hours the units actually run. A west- or river-facing high-floor apartment whose living-room unit runs all afternoon needs more frequent care than a shadier one: every 3–4 months for family homes; sooner for living-room units in open-kitchen apartments once filters look greasy; at every tenant handover for long lets; according to guest turnover for short stays; and before the hot season (around March–April) and at the height of the rains.
