Aircon cleaning at Masteri Thao Dien — fixed prices for apartments in T1–T5

Masteri Thao Dien's address is 159 Xa Lo Ha Noi (Hanoi Highway). In July 2023 the city's People's Council approved renaming the stretch from Saigon Bridge to the Thu Duc interchange as Vo Nguyen Giap Street, so many documents carry the new name while signboards and everyday use keep the old one. Since 1 July 2025 the city has had wards instead of districts, and under Resolution 1685/NQ-UBTVQH15 the former Thao Dien ward was merged whole into An Khanh ward, which now covers the entire development.

Our office is in Sala, in the same ward. We take aircon bookings in all five blocks, T1 to T5, which VnExpress describes as standing above the Vincom Mega Mall podium beside Metro Line 1. Working hours are 7:00 AM to 8:00 PM every day, weekends included; exact times follow each block's house rules.

Old address or new

Both are accepted. Under Resolution 190/2025/QH15, documents issued before the reorganisation remain valid, which is why many leases still say Thao Dien ward, District 2.

Masteri Thao Dien stands beside a major road, and balcony doors are often left open for the breeze. That dusty air passes through the aircon filter every day and settles on the filter, the aluminium fins of the indoor coil and the fan.

The open kitchen joined to the living room is the second factor: the living-room unit draws in cooking grease, and dust on a greasy film sticks harder than dry dust. The rainy season runs from May to November, with relative humidity averaging 79.5% over the year and about 80% in the rainy season (city climate data on the government portal). Dust and condensation turn to slime in the drain tray, and a tray and drain line that slowly block are a common cause of dripping.

VnExpress wrote about the development some six years after handover. Units of that age have run through many hot seasons, often under several tenants with different habits, so cleaning here means deep-cleaning the indoor coil and clearing the drain line, not stopping at the filter.

• A stale cooking smell or a damp smell from the living-room unit for the first few minutes.
• Water dripping from the indoor unit after a long run.
• A filter covered in grey dust again after only a short time.

Multi-bedroom apartments at Masteri Thao Dien usually have one wall-mounted unit per room, so the procedure for this type is the core of the job, at about 45–60 minutes per unit. The apartments are compact and furniture stands close together, so covering always comes first.

Covering

Your Up specialist, our identity-verified and trained team member, lays out a tool mat, covers the bed, desk and floor beneath the unit and fits a purpose-made bag that catches all the dirty water.

Coil and drain

Filters washed, fins rinsed at a pressure that will not bend them, blower wheel cleaned, and the drain tray and pipe flushed, since that is where dust and slime collect.

Outdoor unit

Cleaned when it can be reached safely; without a safety anchor point, your specialist does not work outside the balcony railing.

All-inclusive prices are 250,000 VND per 1–1.5 HP wall-mounted unit and 300,000 VND per unit of 2 HP or more. From unit 3 onwards in the same visit each unit is 10% off; the two most expensive are charged in full. The unit counts below are our own assumptions, not official specifications of the development. The final price is confirmed before work starts, and any change needs your written approval.

The price covers labour, equipment, professional cleaning solutions, covering materials, collection of the dirty water, the outdoor unit when it can be reached safely, the gas-pressure check and the Up Report.

Small apartment, 2 wall units (1–1.5 HP)

2 × 250,000 VND = 500,000 VND.

Two-bedroom apartment, 3 units

One 2 HP living-room unit and two 1–1.5 HP units: 800,000 VND at per-unit prices, 775,000 VND after the discount.

Three-bedroom apartment, 4 units

One 2 HP unit and three 1–1.5 HP units: 1,000,000 VND, after 10% off the units from unit 3 onwards.

Two two-bedroom apartments in the building, one visit

6 units, two of 2 HP and four of 1–1.5 HP: 1,500,000 VND, after 10% off the units from unit 3 onwards.

Apartments with another unit type

Ceiling cassettes are 550,000 VND per unit and take about 90–120 minutes; your specialist looks at photos before quoting.

Many apartments at Masteri Thao Dien are let by their owners, and the tenants may be professionals from abroad. When tenants change, the air conditioners should be done before the surfaces: the dust and dirty water produced while the coils are rinsed are then cleared up in the general clean that follows.

For a landlord who cannot be there, the Up Report is a clear record of the equipment at handover: photos of each unit's filter and coil before and after, with its gas reading. It can be forwarded unchanged to the tenant or the letting agent.

Combining services

Aircon cleaning can be booked with deep cleaning, mattress cleaning and sofa cleaning between tenancies: air conditioners first, fabrics and surfaces afterwards.

A fixed handover date

Same-day attendance is not promised, so book as soon as you know the day the outgoing tenant leaves.

Because the podium is a shopping centre, people coming to work inside an apartment usually do not use the same entrance as shoppers or residents. In many buildings staff are registered in advance, leave an identity document at the desk and take equipment up in the lift management indicates. House rules belong to the building and can change, so with each booking we ask you or the management office for the rules in force and follow them.

Lobby formalities after an on-time arrival are not counted as lateness. UpClean is an outside service company with no partnership with the developer or the building operator.

• Dirty water is collected in the bag and a bucket, never emptied into corridors, balconies or shared areas.
• If the outdoor unit can only be reached with access equipment for working at height, we tell you first and wait for your approval.

These suggestions assume an open kitchen and a balcony door that is often open; how long the units run matters too.

For a unit that leaks, makes unusual noise or cools less because of the cleaning. Repairs and replacement parts are outside our service.

Punctuality

More than 15 minutes late against the agreed time means 10% off that visit's invoice.

Redo and rescheduling

A unit not up to standard is redone free if you reply within 48 hours of receiving the Up Report. Changes are free with more than 24 hours' notice; within 24 hours the fee is 30%.

English

Enquiries, quotes, booking confirmations and the Up Report can all be in English. If you want a specialist who speaks English in the apartment, note it when booking; if we cannot arrange one, we say so in advance and support the visit by phone or message.

Registering the visit

Many buildings ask residents to register outside staff with building management beforehand. We send the specialist's name, photo and contact number before every visit so that you, or your tenant, can do that.

Keys when you are away

Nobody has to be home. A key or access card can be left with building management, reception, family or your letting agent; only the assigned specialist handles it, the times are recorded and keys are never copied. For a smart lock we recommend a temporary code, and the walk-through can be done by video call.

Payment

After the walk-through, by bank transfer or cash, by landlord or tenant. Invoices are issued on request under Vietnamese regulations, for individuals and companies, in the name of whoever pays.
