Aircon cleaning at Sunrise City, District 7 — South, Central and North

Sunrise City stands at 23-25-27 Nguyen Huu Tho Street, according to its developer, Novaland, in what most people still call District 7. On 1 July 2025 Ho Chi Minh City replaced its districts with larger wards, the local administrative units: Resolution 1685/NQ-UBTVQH15 (Article 1, Clause 21) merged Tan Phong, Tan Quy, Tan Kieng and Tan Hung whole into a single Tan Hung ward. None was split, so every tower here has a Tan Hung address. Write yours the old way or the new; we need only the tower name and the apartment number.

Tan Hung is one of the two Phu My Hung wards in our regular service area. We take aircon bookings in all three clusters from 7:00 AM to 8:00 PM, seven days a week, and confirm each against the slots still free.

Size, according to Novaland

Twelve towers of 31–35 storeys in three clusters, South, Central and North, along nearly 1 km of frontage on Nguyen Huu Tho Street.

Handover dates

The South cluster was completed in July 2012. For Central, Novaland announced a handover planned for December 2014. North belongs to a later phase.

The first apartments at Sunrise City have been lived in for more than a decade, and the air conditioners in the older ones have run through many seasons. Wiping the filter at home keeps a unit looking clean, but the dust packed deep in the indoor coil, the fan and the drain tray comes out only when the unit is opened up and washed properly.

Older wall-mounted units tend to show three things: a room that takes longer to cool at the same set temperature, a damp or slightly sour smell for the first few minutes, and water dripping from the front panel or streaking the wall below. The usual cause is a dirty filter, coil or drain tray, all of which a clean covers. Where an apartment has changed owner or tenant, the date of the last clean is not always on record, so a written note of each unit's condition is worth having.

The three clusters were finished at different times, so their air conditioners are usually in different condition.

South cluster — completed in 2012

Quite a few apartments have changed owner or tenant once or twice. Have every unit cleaned in one visit: you get 10% off from unit 3, and an Up Report that records the condition of each.

Central cluster — second phase

The equipment has been running for years but is usually not visibly worn. Keep to a regular interval; do not wait for a smell or a drip.

North cluster — later phase

The apartments are newer. A regular schedule kept from the start limits the dust that builds up over the seasons.

Wall-mounted units

The filter, front panel and drain tray come off and are washed separately. The coil is rinsed at moderate pressure so that the aluminium fins keep their shape, the blower wheel is cleaned and the condensate pipe cleared. 250,000 VND for 1–1.5 HP, about 45–60 minutes; 300,000 VND for 2 HP and above, where the longer coil takes more rinse water and wider covers.

Ceiling cassette, if your apartment has one

Done from a ladder: the panel, filter and drain tray come off, the coil is cleaned and the condensate drain checked. 550,000 VND per unit, about 90–120 minutes.

Outdoor unit

Cleaned when it can be reached safely. Your specialist does not climb outside a railing without a safety anchor point.

The cost depends on the type and number of units. From unit 3 onwards in the same visit each unit is 10% off, while the two most expensive stay at list price. The unit counts below are our assumptions for illustration, not official specifications of any apartment type at Sunrise City; your specialist confirms the total with you before starting, and any difference from the booking needs your written agreement.

1,000,000 VND at per-unit prices, 950,000 VND after the discount.

Ceiling cassette in the living room plus 3 wall units (1–1.5 HP)

1,300,000 VND at per-unit prices, 1,250,000 VND after the discount.

Two rental apartments in the same tower, 2 wall units each, one visit

1,000,000 VND at per-unit prices, 950,000 VND after the discount. The discount counts every unit in the visit, even across apartments in the same building.

Sunrise City sees many resales, so a good number of families take over an apartment someone else has lived in, along with the air conditioners left behind. We recommend cleaning those units before you use them, most conveniently while the apartment is still empty. If you plan to refurbish, with new flooring, fresh paint or extra built-in cupboards, leave the aircon clean until every job is finished; dust from the work would otherwise settle straight back on the filter and coil.

Between two leases

Book once the outgoing tenant has handed the apartment back. The before-and-after photos serve as a handover record for the next tenant.

Suggested intervals

Bedroom unit running every night: about every 3 months. Living-room unit used daily: every 3–4 months. Rarely used room: about every 6 months.

Sunrise City is a large apartment complex, and in complexes of this size service staff usually show identification in the lobby and take tools up by the lift they are directed to. Each management office has its own practice, which changes over time, so we follow the instructions that you or the office give us and do not guess. A wait for lobby formalities after an on-time arrival is not counted as lateness.

Punctuality

If your specialist arrives more than 15 minutes after the confirmed time, that visit's invoice is reduced by 10%.

Warranty

90 days for leaks, unusual noise or weaker cooling caused by the cleaning. Separately, anything that falls short is redone free if you reply within 48 hours of receiving the Up Report.

Changing or cancelling

Free with at least 24 hours' notice; later than that, the fee is 30%.

Dealing with us in English

Enquiries, quotes, booking confirmations and the Up Report can all be in English. For a specialist who speaks English in your apartment, note it when you book; if we cannot arrange one, we tell you in advance and support the visit by phone or message.

Registering the visit

Many apartment buildings ask residents to register outside staff with building management beforehand. We send your specialist's name, photo and contact number before every visit so that you can do that.

Keys when you are away

You do not need to be home. A key can be left with building management, reception or family: only the assigned specialist handles it, the times are recorded and keys are never copied. For a smart lock we recommend a temporary code. The walk-through, our final check of the work with you, can be done by video call.

Payment

After the walk-through, by bank transfer or cash. A deposit may be asked for larger jobs and is stated in the quote. Invoices are issued on request under Vietnamese regulations, for individuals and companies.
