Where Phu My Hung is, and where its rental homes are
Phu My Hung here means the 433-hectare urban area, planned for about 100,000 residents, in the former District 7 of Ho Chi Minh City. Districts ceased to exist on 1 July 2025 under Resolution 1685/NQ-UBTVQH15, and addresses now use the ward, the city's local administrative unit: the part once in Tan Phu ward is Tan My, the part once in Tan Phong is Tan Hung. A lease that shows the old ward is fine.
We schedule turnover cleans and empty-home visits in both wards, 07:00 to 20:00, seven days a week.

Each building has its age: a turnover at Sky Garden is not one at Midtown
The area was built in stages, so two rental homes a few streets apart can differ by more than ten years of use. The four core items stay the same (deep clean, aircon, mattresses, sofa); where the effort goes changes with the building.
- Sky Garden
- Sky Garden 3 was due for handover from 2010, and ordinary apartments measure about 56–106 m². After fifteen years of cooking, the hood filter, cabinet tops and splashback carry thick grease. Hood cleaning is an extra line at 350,000 VND.
- Happy Valley
- Handed over in 2015. Darkened bathroom grout, stained door seals and ceiling cassette aircon with dust deep inside (550,000 VND per unit). Loose grout or a jammed sliding-door roller is photographed for your tradesman.
- Scenic Valley
- More than half the homes are about 70–77 m², and the development was aimed at families of several generations, whose bedrooms are in use day and night. Include every mattress, cleaned on a dry morning so that it dries in time.
- Riverpark Premier
- Mainly three-bedroom homes of 112–231 m², due for handover at the end of 2018. The appliances have run for years: a front-loading washing machine of up to 9 kg (690,000 VND) and a side-by-side fridge (500,000 VND) are lines owners often add.
- Hung Phuc Premier
- Handed over from August 2020 with kitchen cabinets and built-in wardrobes fitted. We clean gently, dry at once and check the base of the under-sink cabinet for damp.
- Midtown
- The Peak was handed over from late 2021 with many European materials and fittings. Plated taps, showers and handles are wiped dry; no scouring powder, no metal scourer.
Rental villas and townhouses in My Kim, My Thai and Nam Vien
A low-rise rental here usually has several floors, a stone-floored hall and a yard with trees, and far more aircon units, mattresses and seating than an apartment. We survey before quoting: the deep clean is 17,000 VND per m² for a townhouse and 20,000 VND for a villa, and the other lines follow the actual count. Marble and granite meet only a gentle product made for stone; polishing is a separate service. Garden and pool can be added through our landscape care and pool cleaning services.
Empty among the trees, on low ground: what a visit looks at
Nguoi Do Thi magazine (2023) records that the south of the city was marshland over thirty years ago and is still low and tidal; Phu My Hung floods rarely thanks to tide gates, a building density below 30% and about 8.9 m² of greenery per resident. For a locked-up home, greenery means dry leaves and pollen on the loggia and a drain that blocks when nobody sweeps. In the rainy season, May to November, floor drains dry out and smell, wardrobes grow mould and an idle aircon turns musty. You decide how often we call.
- Air: windows, loggia doors and cupboards open throughout; everything shut, locked and photographed at the end.
- Water: taps, showers and toilets run, floor drains topped up to keep sewer smells down, the cupboard under each sink and the water heater checked for seepage.
- Light cleaning: surfaces dusted, floors vacuumed and mopped, leaves swept from the loggia and its drain cleared.
- Appliances: aircon and extractor fans switched on briefly, and only those on your list.
- Condition photos: damp on a ceiling or at the foot of a wall, a mouldy cupboard, insect droppings, termite trails, cracked glass, a faulty lock.
- Termites or other pests are reported at once; if you agree, UpClean's own pest-control technicians carry out the treatment.
What we do not take on
- Repairs
- Electrical, plumbing and waterproofing faults and failed appliances are photographed and located, nothing more; you send your own tradesman.
- Letting
- Advertising, finding and showing tenants round, signing leases, collecting rent, holding deposits, or representing the owner before the authorities or building management.
- Inventories and guarding
- We photograph the home before and after the work but do not check furniture against a list, draw up handover papers or settle deposits. A visit is not a security service or a technical building inspection.
What it costs in Phu My Hung: three apartments and the low-rise homes
There is no package price. A turnover is the sum of listed lines: apartment deep clean 15,000 VND per m² (900,000 VND at least), a 1–1.5 HP wall aircon unit 250,000 VND, a ceiling cassette 550,000 VND, a queen mattress 450,000 VND, a king 550,000 VND, a fabric sofa 130,000 VND per seat (390,000 VND at least). The single reduction is 10% off each aircon unit from the 3rd in one session. Floor areas are assumptions within each development's published range.
- Small Sky Garden home, 56 m²: 2 wall units, 1 queen mattress, 2-seat sofa
- Deep clean 900,000 VND + aircon 500,000 VND + mattresses 450,000 VND + sofa 390,000 VND = 2,240,000 VND. The deep clean and sofa lines are at the service minimum.
- Two-bedroom at Scenic Valley, 77 m²: 3 wall units, a king and a queen mattress, 3-seat sofa
- Deep clean 1,155,000 VND + aircon 725,000 VND + mattresses 1,000,000 VND + sofa 390,000 VND = 3,270,000 VND.
- Three-bedroom at Riverpark Premier, 125 m²: 1 cassette, 3 wall units, 3 mattresses, 4-seat sofa
- Deep clean 1,875,000 VND + aircon 1,250,000 VND + mattresses 1,450,000 VND + sofa 520,000 VND = 5,095,000 VND.
- Townhouse of 240 m², villa of 420 m²
- Deep clean line only: 4,080,000 VND and 8,400,000 VND; the rest is quoted after the survey.
- Empty-home visits
- Not listed: after a free survey you receive one fixed price in writing, set by frequency and floor area.
Owners abroad and international tenants: English, keys, the report
Phu My Hung has many foreign residents, with Japanese, Korean and Taipei schools near Nam Vien, and many international families rent here long-term.
- English
- Enquiries, quotes, booking confirmations and the Up Report, the photo report sent after each visit, can all be in English. If you need a specialist who speaks English at the home, note it when you book; if we cannot arrange one, we say so in advance and support the visit by phone or message.
- Keys and access
- How keys, cards or door codes change hands is written down before the first visit and confirmed by message each time. Your Up specialist, the UpClean staff member sent to the home, is identity-verified and lets no one else in without your written instruction.
- Report and payment
- The report shows every room, the checklist, anything unusual and the locked door; it is not a handover record. You pay by bank transfer after reading it, and anything short of the agreed scope is redone free if you reply within 48 hours.

- For tenants returning a home: the deep clean is 15,000 VND per m², 900,000 VND at least, plus whatever the lease names.
