Aircon cleaning in Thao Dien — villas, compound houses and riverside apartments

Thao Dien is the strip of the former District 2 that lies along the Saigon River. The city stopped using districts on 1 July 2025 and is now divided into wards, its local administrative units; under Resolution 1685/NQ-UBTVQH15 the whole of Thao Dien ward became part of a new An Khanh ward. Leases written earlier still say Thao Dien ward, District 2, and we take your address in either form.

We are based in Sala, at 72 Nguyen Co Thach, inside the same ward. Visits are booked every day from 7:00 AM to 8:00 PM; in an apartment the start also depends on the hours building management allows for outside staff.

Damp is the main cause. The rainy season lasts from May to November, and the climate figures on the government portal give average relative humidity of 79.5% over the year. No separate figures exist for the riverside, but this close to the water and the trees the damp is easy to notice.

The ground adds to it. Tuoi Tre newspaper reported in June 2025 that Quoc Huong, Nguyen Van Huong and Thao Dien streets cross low-lying land with ageing drains: when heavy rain meets a high tide, water can stand 0.15 to 0.3 m deep for one to two hours, and yards, garages and basements stay damp for months. An aircon running for hours in that air gathers slime in its drip tray and on the blower wheel, the cylindrical fan inside the indoor unit, and mould slowly coats the cooling coil. A damp or sour smell at start-up and water dripping from the indoor unit are the usual signs.

Riverside villas and compound houses in Thao Dien are usually large, with stone floors, natural wood furniture and ceiling-mounted air conditioners; some add a floor-standing unit or a ducted system. We list the work floor by floor and can survey a large house in person. Enough Up specialists, our identity-verified and trained staff, are sent to finish within the day booked.

Ceiling cassette

550,000 VND per unit, about 90–120 minutes. The specialist works from a ladder to take off the panel and wash the coil and drip tray, with a collection bag directly below and the stone floor and timber around it covered first.

Ducted and floor-standing units

Ducted 700,000 VND per indoor unit, confirmed once we have seen the ceiling access hatch and the vents; floor-standing 500,000 VND per unit.

Outdoor units and rinse water

An outdoor unit is cleaned where there is a safe place to stand; if access equipment would be needed, we tell you first and you decide. Rinse water goes into the collection bag, never onto the lawn, into the pool or onto a shared path.

Thao Dien Pearl

Two riverside towers planned for handover from late 2013. Units of that age get a deep rinse of the coil, a cleared condensate drain and a recorded gas reading.

The Ascent

Planned for handover in late 2016; if that plan held, units fitted then have run for about ten years. Ceilings are 3.1 m high, so we bring a suitable ladder.

Four large apartments to a floor, each with several river-facing sides. With that many units the volume discount adds up.

Gateway Thao Dien

Many international families here go home for the long summer break; units not serviced for a while are worth cleaning before the return. The serviced-apartment tower has its own operator, so ask them first.

The Nassim and Lumiere Riverside

At The Nassim the marble floor is covered where the ladder stands. Lumiere Riverside was handed over in late 2023; after fitting-out work, clean the units at once, because construction dust settles on filters and coils very quickly.

Each unit has one all-inclusive price: wall-mounted 1–1.5 HP 250,000 VND, wall-mounted 2 HP or more 300,000 VND, floor-standing 500,000 VND, ceiling cassette 550,000 VND, ducted 700,000 VND per indoor unit. HP, horsepower, is the capacity rating on the label. In one visit the two dearest units are charged in full and every further unit is 10% off. The unit counts below are assumptions; your figure is confirmed in writing beforehand.

• Included: labour, tools, solutions, protective covers, the outdoor unit where safely reachable, the gas-pressure reading, a test run and the Up Report. Repairs, parts and relocating a unit are not part of the service.

In 2020 the newspaper Tuoi Tre put the number of foreigners living in Thao Dien at close to 6,000, of 102 nationalities. Most homes let to them come furnished, air conditioners included. The gap between two leases is the convenient moment to clean them all; the Up Report then gives landlord, tenant and agent the same record, with each unit's photos and gas reading.

In English

Write to us in English from the first message: the quote, the booking confirmation and the Up Report come back in English. An English speaker on site is a separate request, made when you book; if our schedule cannot provide one, you hear so before the day and we stay reachable by phone or message.

Registering the visit

Towers here commonly want outside staff registered with the management office ahead of time. The specialist's name, photo and phone number reach you before each visit for that purpose.

Keys and payment

Nobody has to wait at home: leave the key at reception, with the management office or with a relative; only the specialist assigned to you touches it. You pay in cash or by transfer after going over the finished work together, a step we call the walk-through.

90-day warranty

A leak, unusual noise or weaker cooling caused by the cleaning is put right free of charge. Component faults, low gas and installation faults that were already there are not covered.

Punctuality, redo and changes

More than 15 minutes late against the confirmed time means 10% off that visit. A unit that falls short is redone free if you reply within 48 hours of the Up Report. Changes are free with 24 hours' notice; later, the fee is 30%.
