Phu My Hung: in the former District 7, now Tan My and Tan Hung wards
Phu My Hung is a 433-hectare urban area in the former District 7 of Ho Chi Minh City, along Nguyen Van Linh, Nguyen Luong Bang and Ton Dat Tien streets. Since Resolution 1685/NQ-UBTVQH15 took effect on 1 July 2025 the city has had wards, smaller administrative units, in place of districts, and the urban area lies in two of them, Tan My and Tan Hung.
Surveys, test areas and working visits in both wards are scheduled regularly, every day from 07:00 to 20:00. An address written with the old ward name is accepted.

A kitchen of fifteen years, a bathroom entering its tenth: grout by development
Phu My Hung was built in stages, so grout in each development has its own age. The dates below come from the press and the developer, cited on our page for each development.
- Sky Garden
- Sky Garden 3 was planned for handover from the third quarter of 2010, and many kitchens have seen more than fifteen years of cooking: grease on the tiled wall behind the hob, grout there stained black.
- Happy Valley
- Handed over in 2015. Into its tenth year, bathroom grout has darkened and the seals on glass doors have stained; cracked or loose grout is photographed and reported to you.
- Riverpark Premier
- Mostly three-bedroom units with several bathrooms. Scale builds on shower screens and taps, and grout grows mould where the floor is not dried.
- Scenic Valley
- Presented for families of several generations, with a kitchen that cooks many meals a day; grout round the hob takes up grease faster than the rest of the floor.
- Hung Phuc Premier and The Peak
- Handed over from 2020 and 2021 with many imported materials. Still new: grout is brushed lightly with a neutral cleaner and can be sealed if you wish.
A test area first, then four ways to treat grout
The survey ends with a sample on a small area: you see for yourself how far the grout brightens and the tile shines before you decide. The plan then lists only the steps the surface needs.
- Deep scrubbing: a dedicated brush and a handheld machine follow each line, with a product chosen for cement or epoxy grout, and the dirty water is extracted at once. Grout greyed by surface residue mostly brightens clearly.
- Whitening and mould treatment: black mould spots on shower grout are covered with a mould product permitted for sale, left for its contact time and rinsed off.
- Recolouring: where staining has soaked in, scrubbing only lightens it; you may choose a new colour coat over clean, dry grout after seeing it on a sample.
- Sealing: in bathrooms, kitchens and balconies the coat makes it harder for water and grease to soak in; it wears off gradually and needs redoing.
- Not offered: regrouting, replacing broken tiles or treating leaks; those spots are photographed for your repair contractor.
Villas, townhouses, duplexes and penthouses: stone halls, kitchens, yards and terraces
- Marble or granite halls and living rooms
- These belong to Stone floor polishing, which has its own grinding and crystallising process; methods for tile are not used on stone.
- Glazed tiles and porcelain
- A glazed tile's shine is its factory glaze, which we do not grind: the floor is deep-cleaned to lift the residue film, then polished with soft pads and a solution for glazed surfaces. Porcelain, which dulls when residue fills its micropores, is treated the same way.
- Back yards, verandas, steps, roof terraces
- The area is green and dry leaves blow onto verandas; rain and grit darken outdoor grout. Anything tiled is surveyed, including a duplex staircase at Happy Valley or a penthouse terrace at Sky Garden.
- Encaustic tiles and cement floors
- Encaustic cement tiles need a mild, non-acidic solution, light polishing and a sealer to hold the pattern. Cement screed is cleaned, lightly polished and coated against soiling; deep grinding is Concrete floor polishing.
- A whole floor evenly dull
- Machine floor scrubbing is usually enough and has a published rate per m²: the machine cleans the whole floor and darkened grout is scrubbed by hand.
Three generations at home: products, slippery tiles and drying time
Scenic Valley was presented for families of several generations, and the developer points to Japanese, Korean and Taipei schools near Nam Vien. A household with grandparents and young children should know a few things in advance.
- Products
- Permitted for sale, diluted as the manufacturer directs and tried first on a hidden corner. The room being treated is ventilated; children, older relatives and pets should stay in another room.
- Tiles after polishing
- They can be more slippery when wet. Wipe up spills at once and put a mat at the bathroom door.
- Keeping it dry
- After scrubbing alone, the room can be used once dry. Recoloured or sealed grout and coated encaustic tiles must stay dry for a time your specialist states at handover and notes in the Up Report, our photo record of the visit.
How the cost of grout and tile work in Phu My Hung is worked out
There is no rate per m² for this service. The tiled wall behind the hob in a Sky Garden apartment, greasy after fifteen years, and three bathrooms in a Riverpark Premier unit with the first mould in the grout need different hours even where the tiled area is similar. So we survey free of charge, treat a sample, and send a fixed written quote; it changes only if you agree in writing. You pay after the walk-through, our joint check of the result, by bank transfer or cash.
- Area and tile size: small tiles and mosaics have more grout in each square metre.
- Grout and soiling: cement or epoxy; surface dirt, deep staining or mould.
- Steps chosen: scrubbing alone, or whitening, recolouring, tile polishing, a protective coat and sealing as well.
- Position and access: flat floor, wall tiles, shower walls, stairs or a balcony; furniture to move and the building's working hours.
Building rules, shops, rented homes and notes for international residents
Estates with many blocks, such as Sky Garden and Happy Valley, usually ask residents to register service staff in advance, and some buildings restrict construction-type work at weekends; we ask about the rules when you book and send your specialist's name and photo ahead. - English
- The plan, the quote and the Up Report can be in English. If you need an English speaker in the home, note it when you book; if we cannot arrange one, we tell you beforehand and help by phone or message.
- Rented homes and absent owners
- A key can be left with building management or a representative, and the Up Report serves as a record for the next handover.
- Shops and cafes on the ground floor
- Surveyed and sampled like a home, then scheduled outside opening hours so that recoloured grout or a coated floor is dry before you open.
- Booking a survey
