Cockroach control in Phu My Hung — older apartments, villas, ground-floor kitchens

This page covers the Phu My Hung urban area in the former District 7 of Ho Chi Minh City, built around Nguyen Van Linh, Nguyen Luong Bang and Ton Dat Tien streets. Districts were replaced on 1 July 2025 by wards, the city's local administrative unit (Resolution 1685/NQ-UBTVQH15); land that was in Tan Phu and Tan Phong wards is now in Tan My and Tan Hung.

Cockroach surveys run regularly in both wards, 07:00 to 20:00 every day. A document showing the old ward is fine.

Phu My Hung was built in stages, so towers occupied for more than fifteen years stand beside ones handed over a few years ago. The longer a kitchen has been used, the thicker the grease in places daily wiping never reaches: the cooker-hood filter, the tops of the cabinets, the tiles behind the hob. Grease and crumbs feed cockroaches; the joints of engineered-board cabinets, warm built-in appliances and a damp sink shelter them.

Sky Garden

Sky Garden 3 was due for handover from the third quarter of 2010. Units are 56–106 m² with the kitchen open to the dining and living area. Cabinets fitted at handover get a close look: hinges, inside corners and undersides.

Happy Valley

Handed over in 2015, so many flats are in their tenth year and the wood of the kitchen cabinets has begun to lose its sheen. Degreasing before the bait goes in is done gently.

Riverpark Premier

Handed over in late 2018 as announced; units of 112–231 m² where fridges and cooker hoods have run for years. The fridge motor compartment and the backs of appliances come first.

Scenic Valley

Designed for families of several generations, so one kitchen cooks many meals a day; we tell you in advance how long to stay out of it.

Hung Phuc Premier and Midtown

Hung Phuc Premier was delivered fully finished from August 2020; The Peak at Midtown from November 2021. In a newer flat, look over boxes and used appliances before they go into the cupboards.

Many developments here have shops inside them. According to press reports and the developer, Sky Garden 3 has 56 shops, Happy Valley 23 and Riverpark Premier 13 commercial units, and Scenic Valley 2 has a commercial podium from the ground to the fourth floor. Inside the building, service shafts, refuse chutes and pipework run through many floors, and cockroaches move along them from one unit to another. A clean kitchen can therefore still have them.

Nguoi Do Thi magazine (2023) records that the south of the city was marshland over thirty years ago and is still low and exposed to high tides; Phu My Hung floods rarely thanks to tide gates and a building density below 30%. In its low-rise homes the species to look for first is the American or sewer cockroach: large and reddish brown, living in sewers, drain pits and basements and coming up through floor drains and waste pipes into bathrooms and laundry areas. The German cockroach is small, light brown and striped, and hardly leaves the kitchen.

• Ground-floor bathroom and laundry drains: is the grate complete and tight?
• Drain pits in the front and back yards; the garage, and the basement if there is one.
• Around the waste pipe under the sink; storerooms and understairs spaces holding cardboard, paper bags and old newspapers.

About to replace the kitchen

After many years in the same house, a good number of families here change the cabinets. The moment the old ones are out is a convenient time for a survey.

Only the occasional large cockroach

Put the drain grates back, keep the kitchen dry and use a household product registered in Vietnam as the packaging instructs. Young cockroaches or egg cases are the signal to book a survey.

Our technicians propose the plan after seeing the home; products have a valid registration number in Vietnam. Tell us at the survey about older relatives, young children, dogs or cats.

Gel bait

Small drops in cracks, on hinges and under shelves, out of reach of children and pets. Little odour and no broad spraying; results build over a few weeks.

Residual spraying

For sewer cockroaches, outdoor areas or heavy numbers: product is applied to wall gaps, wall bases and around floor drains. Everyone keeps away for the full time the technicians specify.

Your Up specialist

Clears and degreases the cupboards beforehand, shuts away food, feeding bottles, toys and pet bowls, wipes food-contact surfaces afterwards and records each bait point.

What we ask of you

No wiping, detergent or insect spray on baited spots. You may see more cockroaches in the first days; we remind you when the follow-up visit is due.

We list no price for cockroach control. A fifteen-year-old apartment kitchen, the ground floor of a villa with sewer cockroaches and a bakery's kitchen are three separate plans, so the price follows the survey, which is free. The all-inclusive quote is in writing and changes only with your written agreement.

English

Phu My Hung has many international families, with Taipei, Japanese and Korean schools inside the area. Enquiries, quotes, booking confirmations and the Up Report can all be in English. If you would like an English-speaking specialist at home, say so when booking; if we cannot arrange one, we tell you beforehand.

Registration and weekends

Towers here usually ask residents to register outside staff in advance, so we send your Up specialist's name and photo with our technicians' details. Some buildings restrict construction-type work on Saturdays and Sundays; ask building management early if you want a weekend.

If you are away

A key can stay with building management, reception or a representative. Only the assigned specialist handles it, the times are recorded and it is never copied.

Restaurants, cafés, bakeries

Ground-floor kitchens get a scheduled control plan, with work on a closing day or in a quiet hour. We do not take on factories or industrial parks.
