Aircon cleaning and service in Nha Be — garden villas and apartments on Nguyen Huu Tho

Nha Be District stopped being a level of government on 1 July 2025, when Ho Chi Minh City dropped districts under Resolution 1685/NQ-UBTVQH15. Nha Be town and the communes of Phu Xuan, Phuoc Kien and Phuoc Loc became Nha Be commune; Nhon Duc, Long Thoi and Hiep Phuoc became Hiep Phuoc commune. Both are communes, not wards; a commune is a local unit of the same level as the wards that replaced districts in places such as Phu My Hung. Sale contracts and ownership certificates for many developments still read "Phuoc Kien commune, Nha Be district" and remain valid, so book with the old address or the new one.

Our regular round covers the old Phuoc Kien area: the strip of villas and apartments along Nguyen Huu Tho and Le Van Luong that runs on from Phu My Hung. Elsewhere in the two communes we also clean aircon units, with the day and time confirmed when you contact us. Working hours are 7:00 AM to 8:00 PM, seven days a week.

Nha Be commune: the old Phuoc Kien

Nha Be commune: Phu Xuan, Phuoc Loc and the old town

Hiep Phuoc commune

Chiefly garden houses and low-rise homes. Also by arrangement.

The former Nha Be District covers about 100 km² of low-lying land threaded with rivers and creeks. The land next to Phu My Hung has become a new residential belt: Nine South Estates on Nguyen Huu Tho, close to 13 hectares with 381 villas, 26 of them on the river; Sunrise Riverside, eight towers with about 2,200 apartments; and Celesta Rise, five towers with 923 apartments.

A garden villa uses more aircon units than any other kind of home here: four or five en-suite bedrooms, a double-height living room, a family room, a study. The outdoor units are gathered in the back yard, against a hedge or on the roof terrace, exactly where dry leaves, pollen, grass seed and small insects are drawn into the cooling fins. A mat of rotting leaves across the back of an outdoor unit is enough to make it labour and use more electricity.

City figures give an average relative humidity of about 79.5% a year, with rain from May to November; there are no separate readings for riverside Nha Be, but owners here tend to notice a damp smell sooner, mostly in ground-floor rooms that open onto the garden and in guest bedrooms where the aircon is seldom on.

Every unit gets the same thorough clean to the Up Standard, the procedure our Up specialists are trained in: a test run; covers over walls, floor and furniture; filters, front panel and drain pan washed; indoor coil rinsed at a suitable pressure; blower wheel cleaned; condensate drain cleared; outdoor unit cleaned where it can be reached safely; then a second run, with outlet air temperature and gas pressure measured.

Garden villas and riverside villas

Usually a mix of wall-mounted units (250,000 VND – 300,000 VND), ceiling cassettes (550,000 VND) and concealed ducted systems (700,000 VND each). We ask beforehand for a plan or photos of the ceiling access hatches and the outdoor unit positions, to confirm the approach and the time needed.

Apartments at Sunrise Riverside and Saigon South Residences

Settled homes with two to four wall-mounted units and the outdoor units on the service loggia; the specialist uses the lift as the building requires.

Newly handed-over apartments, just fitted out

In towers handed over as bare shells, as some at Celesta Rise are, the aircon draws in a great deal of construction dust. Have it cleaned as soon as the fit-out crew has left, before you move in.

A villa with many units gains the most from the quantity discount: within one appointment, every unit from unit 3 onwards is 10% off, counted on the lower-priced units, while the two most expensive stay at list price. The totals below come straight from the all-inclusive price list; your own quote is sent in writing and does not change without your approval.

• Each unit's gas pressure is measured free of charge and written into the report. A top-up is done only if a unit is low and you accept the quote: from 250,000 VND per unit for units up to 2 HP on R32/R410A; other units and gases are quoted once measured.
• We do not repair, replace parts or relocate units; anything unusual is noted in the Up Report.

4-bedroom garden villa

Two ceiling cassettes on the ground floor and five 1–1.5 HP wall-mounted units: 2,225,000 VND, with the 10% discount from unit 3 already taken off.

Two ducted systems, one cassette and four 1–1.5 HP wall-mounted units: 2,795,000 VND, with the 10% discount from unit 3 already taken off.

One unit of 2 HP or more and three of 1–1.5 HP: 1,000,000 VND, with the 10% discount from unit 3 already taken off.

The villa compounds and apartment buildings along Nguyen Huu Tho all control who comes in. If the specialist has arrived on time, waiting for clearance at the gate is not counted as lateness. For a villa, tell us how many outdoor units there are and where each one sits (back yard, side of the house, roof terrace or service roof), and where the outdoor tap is.

• Outdoor units on a pitched roof, a glass roof or a window canopy are not worked on without a safety anchor point; a position that needs access equipment is flagged in advance and done only once you agree.
• Under a ceiling unit in the living room, the sofa, rugs, piano and wooden floor are fully covered before the panel is opened.
• Rinse water from the outdoor unit is kept out of fish ponds and planters, and water from the indoor unit is caught in the collection bag.

90-day warranty

A leak, unusual noise or weaker cooling brought on by the cleaning is checked and put right free of charge.

People and punctuality

Up specialists are identity-verified, wear shoe covers, lay a tool mat and photograph where things stand before starting. More than 15 minutes late against the confirmed time means 10% off the bill for that visit.

In a villa, group the units by how much they are used; a single interval for the whole house does not fit.

• Master bedroom and children's rooms, running every night: about every 3 months.
• Living room and family room with ceiling units: every 3–4 months.
• Guest rooms and rooms seldom used: about every 6 months, and before relatives come to stay.
• Outdoor units in the garden: ask the gardener to brush away leaves around them between services, and leave the cooling fins to the specialist.

Keep a clear space in front of the side that blows out and at both flanks, so that hot air escapes easily.
