Aircon cleaning in Sala and Thu Thiem: where we work and when
Sala is an urban area inside the Thu Thiem New Urban Area, formerly part of Thu Duc City. Since 1 July 2025 the city has had wards instead of districts: Resolution 1685/NQ-UBTVQH15 (Article 1, Clause 78) merged the former wards of Thu Thiem, An Loi Dong, Thao Dien and An Khanh and the rest of An Phu into one ward, An Khanh. Thu Thiem and An Loi Dong went in whole, so Sala, and Thu Thiem developments such as Empire City and The Metropole Thu Thiem, all have an An Khanh ward address.
Our office is at 72 Nguyen Co Thach, inside Sala, and we take aircon bookings from 7:00 AM to 8:00 PM, seven days a week. Being close makes it easier to survey beforehand, split a job over several visits or come back to check something, but appointments are still confirmed in advance and same-day attendance is not promised.
- Sarimi and the other Sala complexes
- Sarimi was handed over by its developer, Dai Quang Minh, from May 2016 (Nguoi Lao Dong newspaper); Sarica, Sarina and Sadora are in the same urban area. We take bookings in every complex.
- Shophouses Sh1–Sh4 and retail units
- Used for business and living together, or let as shops and offices; visits can be arranged outside trading hours.
- Sala villas and townhouses
- An Up specialist, our identity-verified and trained team member, surveys first to record the number and type of units and where the outdoor units sit on each floor.
- Thu Thiem apartments
- A newly handed-over apartment should have its aircon cleaned before first use, once the construction dust has been cleared.
Trees, building sites and river humidity: why filters here clog quickly
An air conditioner draws room air through its filter, so whatever dust is in the home ends up there. Sala has a park and a lot of greenery, and fine dust and pollen drift indoors. After nearly ten years, many Sarimi owners are also renewing kitchens, bathrooms and wooden floors; renovation dust travels on the aircon airflow and through door gaps into rooms that are not being worked on.
Nguoi Lao Dong reported that a new project in Sala broke ground at the end of 2025; with a building site nearby, filters deserve more frequent checks. In Thu Thiem, newly handed-over apartments often still hold construction dust, and a unit that ran while the interior was being fitted pulls plaster and wood dust into both filter and coil.
Homes near the Saigon River take on extra humidity, most of all in the rainy season. When bedroom units run almost without a break, dust and moisture bind on the indoor coil, the blower wheel and the condensate tray, which suits mould.
- A damp or dusty smell for the first few minutes after switching on.
- Water seeping from the indoor unit onto the wall or floor.

- A layer of fine white dust on the filter after a renovation.
Each kind of home has its own aircon set-up
The unit type decides the time, the tools and the fixed price. Send a photo of each unit and your specialist prepares the water-collection bag, the covers and a plan for reaching the outdoor unit before arriving.
- 2–3 bedroom apartments
- Wall-mounted units: 250,000 VND for 1–1.5 HP and 300,000 VND for 2 HP and above, about 45–60 minutes each.
- Shophouses and retail units
- Ceiling cassettes at 550,000 VND per unit, about 90–120 minutes depending on how dirty they are.
- Villas and townhouses
- Floor-standing units at 500,000 VND; ducted ceiling systems at 700,000 VND per indoor unit. The unit position, access hatch and air vents are surveyed before the price is fixed.
What aircon cleaning costs in Sala and Thu Thiem: examples by home type
These examples use our current all-inclusive price list; the unit counts are our own assumptions for illustration, not official specifications of any development. When a visit covers 3 or more units, the two most expensive are charged at list price and each of the others is 10% off. Your specialist confirms the units and the final price before starting, and any change needs your written approval.
- The price includes labour, tools, professional cleaning solutions, covers, collection of the dirty water, the outdoor unit where it can be reached safely, and the Up Report.
- Gas pressure is measured free of charge and recorded in the report. If a unit is low, your specialist quotes first and tops up only with your approval: R32/R410A from 250,000 VND per unit for units up to 2 HP; cassettes, floor-standing units and other gas types are quoted after measuring. UpClean does not repair components.
- New Thu Thiem apartment: 2 wall units (1–1.5 HP)
- 500,000 VND for the two.
- 2-bedroom Sala apartment: one 2 HP unit, 2 wall units
- 775,000 VND, after 10% off each unit from unit 3 onwards.

Building rules, lifts and outdoor units
In apartment towers, equipment normally goes up by whichever lift the building indicates, and each building sets such rules for itself. We do not guess the house rules of Sarimi or of any Thu Thiem tower: we ask you or the management office and follow what they say. If your specialist arrives on time but is kept waiting in the lobby for formalities, that time is not counted as lateness.

- The outdoor unit is cleaned only where it can be reached safely. Your specialist does not work outside a railing without a safety anchor point, and access equipment for working at height is used only with your approval.
- Dirty water is caught in a purpose-made bag and taken away, never emptied into corridors, balconies or shared areas.
- Walls, floors and furniture below the unit are covered, and each item is put back afterwards.
How often should the aircon be cleaned?
The right interval depends on how long the unit runs, where the home is and who lives in it. After each visit the Up Report records the state of the filter and coil so that you can adjust.
- Bedroom used every night
- About every 3 months.
- Living room or study used by day
- Every 3–4 months.
- Guest or rarely used room
- Every 6 months.
- Homes near the river
- Every 3–4 months, ideally before the hot season and in the middle of the rainy season.
- Commercial premises
- Between two tenancies, together with the cleaning of the premises.
- Young children, elderly relatives, allergies
- Shorten the interval; if you run an air purifier, have it cleaned regularly too.

- Your specialist covers the area, cleans each unit to the Up Standard, our own service standard, measures the gas pressure and runs a test with you.
- Furniture goes back where it was, and the Up Report follows with photos of filter and coil before and after and any technical notes.
For international residents: English, registration, keys and payment
- Dealing with us in English
- Enquiries, quotes, booking confirmations and the Up Report can all be in English. If you want a specialist who speaks English in your home, note it when you book; if we cannot arrange one, we tell you beforehand and support the visit by phone or message.
- Registering the visit
- Many apartment buildings ask residents to register outside staff with building management in advance. Before every visit we send your specialist's name, photo and contact number so that you can pass them on.
- Keys when you are away
- You do not have to be home. A key can be left with building management, reception or family: only the assigned specialist handles it, the times are recorded and keys are never copied. For a smart lock we suggest a temporary code, and the walk-through, our final check of the work with you, can be done by video call.
- Payment
- After the walk-through, by bank transfer or cash. A deposit may be requested for larger jobs and is stated in the quote. Invoices are issued on request under Vietnamese regulations, for individuals and companies.
