Aircon cleaning in Phu Nhuan — Duc Nhuan, Cau Kieu and Phu Nhuan wards

The former Phu Nhuan District was rearranged in two steps during 2025. At the start of the year Ward 3 was merged into Ward 4 and Ward 17 into Ward 15. Then, on 1 July 2025, Resolution 1685/NQ-UBTVQH15 placed the whole area in three new wards, the local units that replaced districts across the city, and Ward 15 was divided between two of them. Ownership papers and leases drawn up earlier still carry the old ward numbers; either form of the address will do, provided it has the house number and the street name.

Phu Nhuan is on our regular rounds. That lets you set a fixed interval of three or four months for aircon cleaning, and we remind you when it comes round. We take work from 7:00 AM to 8:00 PM, Saturdays and Sundays included.

Duc Nhuan ward

By 2019 figures the former Phu Nhuan District measured only 4.86 km² and housed nearly 164,000 people. Most of it is narrow terraced houses that share their side walls; between them lie housing estates laid out in the 1950s and 1960s, such as the Kien Thiet estate on Le Van Sy. Many of these homes have since gained extra floors and partitions, and each round of building work has added another aircon.

So one house often holds units of several generations, with copper pipes and condensate drain lines routed around walls that were built later. The longer a drain line and the more bends it has, the more readily condensate sits in it and slime takes hold: a common reason for a unit dripping after a few rainy seasons.

Phu Nhuan is also the way from the city centre to the airport: Nguyen Van Troi, Hoang Van Thu and Phan Dang Luu carry traffic almost all day. A house on the street front keeps its glass doors shut and the aircon on for hours, so its filters hold far more fine dust than those of a house deep in an alley, and with an average humidity of about 79.5% and rain from May to November that dust soon turns into a damp mat on the fins of the indoor coil.

Our thorough clean follows the Up Standard, the procedure every Up specialist is trained to: the unit is test-run and the room covered; filters, front panel and drain pan are washed; the indoor coil is rinsed at a pressure that will not bend its fins; the blower wheel and condensate line are cleaned; the outdoor unit is cleaned from a safe standing position; and outlet air temperature and gas pressure are measured at the end.

Multi-storey townhouse

Bedrooms on each floor have 1–1.5 HP wall-mounted units (250,000 VND); the living room usually has one of 2 HP or more (300,000 VND). The specialist works down from the top floor, so that dirty water and tools never pass back through a floor already done.

Estate house, or a house altered many times

Older units and long drain lines: extra time goes into clearing the condensate line and checking that the drain pan does not leak, and the circuit breaker for each unit is located before work starts.

Apartments on Nguyen Van Troi, Hong Ha and Pho Quang

Two or three wall-mounted units with the outdoor units on the loggia; a large living room may have a ceiling cassette (550,000 VND).

The figures below are calculated from our published price list, for the case where every unit is done in one appointment. From unit 3 onwards each unit is 10% off; the reduction applies to the lower-priced units, and the two most expensive keep their list price. The total reaches you before the day and stays fixed unless you approve a change in writing.

Townhouse, ground floor plus two upper floors

Three 1–1.5 HP wall-mounted units and one of 2 HP or more: 1,000,000 VND, 10% off from unit 3 included.

Two 1–1.5 HP wall-mounted units and a living-room unit of 2 HP or more: 775,000 VND, 10% off from unit 3 included.

Two ceiling cassettes and one floor-standing unit: 1,550,000 VND, 10% off from unit 3 included.

One 1–1.5 HP wall-mounted unit: 250,000 VND; allow 45–60 minutes as a guide.

Many Phu Nhuan houses lie two or three turns into an alley, with an entrance just wide enough for a motorbike. Tell us the nearest place to park, the number of floors and where each outdoor unit is. In an apartment, work has to fit the hours management allows; when the specialist is there on time, the wait for formalities in the lobby is not regarded as lateness.

• An outdoor unit hung on the facade, reachable only by leaning out past the railing, is not worked on without a safety anchor point; access equipment is used only after we have set out the plan and you have agreed.
• Rinse water runs through the collection bag into a bucket; it is not left to fall onto a balcony or the awning of the house below.

90-day warranty

If a unit leaks, makes an unusual noise or cools less well because of the cleaning within 90 days, it is checked and put right at no charge. Faulty components, low gas and installation defects that were already there are not covered.

Gas reading on record

Each unit's gas pressure is measured free and entered in the Up Report, as a baseline for later visits. Only when it shows a shortfall do we quote for a top-up (R32/R410A from 250,000 VND per unit, for units up to 2 HP), and the decision is yours.

On time

Arriving more than 15 minutes after the confirmed time brings that visit's invoice down by 10%; furniture is covered and returned to its place when the work is done.

• Front rooms on Nguyen Van Troi, Hoang Van Thu or Phan Dang Luu: roughly every 3 months.
• Bedrooms where the unit runs every night: every 3–4 months.
• A house just repaired or raised by a floor: as soon as the builders have gone.

Homes with older units

Watch for water marks under the indoor unit during the rainy season; if it drips, switch it off and message us.

English

Quotes, booking confirmations, the Up Report and our replies to your questions can all be in English. If you need a specialist who can speak English with you at home, add a note when you book; if the schedule does not allow it, you are told before the day and we support you by phone or message.

Registration

Apartment buildings often want outside staff registered with building management in advance. Ahead of the appointment you receive the name and photo of your Up specialist, who is identity-verified, and a reminder, to give to reception.

Keys

You may be out during the visit. A key can stay with family, with reception or with building management; the assigned specialist is the only person to use it, the times of collection and return are recorded and no copies are made. A temporary code is advised for a smart lock, and the walk-through, the check of the finished work, can take place by video call.

Payment

Once the walk-through is done, by bank transfer or in cash. Invoices are issued on request under Vietnamese regulations, for individuals and for companies.
