Where Thao Dien is, and which homes have stairs to polish
Thao Dien is the riverside part of the former District 2. On 1 July 2025 the city replaced districts with wards, its local administrative units, and under Resolution 1685/NQ-UBTVQH15 the whole of Thao Dien became part of An Khanh ward. The old name is still on many leases; use either address.
Our office is at 72 Nguyen Co Thach in Sala, in the same ward, and stair surveys and work in Thao Dien run from 7:00 AM to 8:00 PM every day.
- Riverside and garden villas
- Along Nguyen Van Huong and Quoc Huong: large houses on several floors, usually in natural stone and timber, many with a big garden and a private pool.
- Compound houses and townhouses
- Houses on several floors behind a guarded gate, and townhouses with stairs and a roof terrace, a number of them now showrooms, cafes or small offices.
- Multi-level apartments
- The 16 duplexes at Thao Dien Pearl, the sky villas, garden villas and penthouses at Gateway Thao Dien, and the penthouses at The Nassim.
Riverside villas: why the bottom steps wear first
Sand from the garden stops on the bottom steps. A Thao Dien villa usually has stone on the ground floor, open to a veranda and a garden, so the first flight shows dull treads and worn nosings (the front edge of each step) while the flight above still shines. The two often need different treatments: the lower one honed, the upper one only polished.
Quoc Huong, Nguyen Van Huong and Thao Dien streets lie on low ground, where heavy rain on a high tide can leave 0.15–0.3 m of water for one to two hours, according to Tuoi Tre newspaper (June 2025). There the Up specialist, the trained UpClean staff member who comes to your home, tests how quickly the bottom step absorbs a drop of water; if the stone darkens at once, sealing is advisable.
With a private pool and children running up from the garden, grip comes before gloss. Polished stone is more slippery when wet, so compare a mirror finish with a moderate satin on the test step before you choose.

Townhouses, showrooms and cafes: stairs that customers use
A Thao Dien townhouse has many steps over several floors, so the work is divided by flight, from the top down, and can take more than one visit. Where the house has become a showroom, a cafe or a small office, customers use the stairs all day and the wear path down each tread shows quickly. Those jobs are booked for a quiet time between 7:00 AM and 8:00 PM.
- Finish: where strangers use the stairs, a moderate satin on the treads is usually the balanced choice. Anti-slip strips already fitted are kept and cleaned with the tread.
- Rails: handrails and glass panels, where hand oils and fingerprints build up fast, are priced by the metre and by the panel.
- Not included: chipped nosings, cracked steps, trims to replace, rails to repaint. Polishing cannot mend them; they are photographed and noted.
Duplexes, sky villas and penthouses: a staircase inside an apartment
Thao Dien Pearl has 16 two-storey duplexes and was scheduled for handover at the end of 2013, so many of these stairs have been used for more than ten years. An internal staircase joins only two floors, so it has few steps. On a short staircase the minimum per visit usually exceeds the sum per step, so we suggest this service only when the surface needs it: dull timber, a handrail still tacky after wiping, stone with a visible wear path.
- Timber-clad steps
- Cleaned and conditioned on their existing finish, with very little water. No sanding, repainting or lacquering.
- Stone steps
- Priced on the polishing rows. Slurry, the water and stone fines from grinding, is vacuumed up at the step, and the floor below is covered first.
- Glass by the double-height space
- Balustrade panels are cleaned on both sides. Tall glass is cleaned only within safe reach from the steps; anything higher is surveyed first.
- Building rules
- Staff are registered beforehand, show ID at the desk and take equipment up by the lift management names.
Marble, granite, terrazzo, timber and rails: how far each is taken
The specialist identifies the material, tests its reaction out of sight and treats one step. Steps that are only dull are not ground: honing, wet grinding with diamond pads, is for deep scratches, a worn walking line or marble etched by acid.
- Marble is soft and dulls under lemon, vinegar and acidic cleaners; it can be honed, polished and crystallised (a solution reacts with the stone to form a glossier surface).
- Granite is hard and does not crystallise; powders and pads for hard stone bring up the shine, and a sealer follows.
- Terrazzo has a binder more porous than its stone chips, and the rounded corners of cast stairs are honed by hand.
- Timber is cleaned and conditioned only. Peeling lacquer and deep scratches are written into the Up Report, the photo report sent after the visit.
- Wooden rails are wiped and conditioned; stainless steel is polished along its grain, without chlorine-based cleaners.
Stair polishing prices in Thao Dien, with examples by home
Each step takes one rate, according to the treatment it needs: stone deep clean and seal 120,000 VND; marble or terrazzo polishing 180,000 VND; granite polishing 200,000 VND; honing a worn stone step 280,000 VND; cleaning and conditioning a timber step 60,000 VND. Landings are 220,000 VND per m², wooden or steel handrails 40,000 VND per metre and glass panels 50,000 VND each. Curved and spiral steps add 20% to the step charge, and no visit is under 2,500,000 VND.
The rate for each flight is fixed after the test step. The step counts below are illustrations only; what binds is the written all-inclusive quote.
- Riverside villa, marble stairs in two flights
- 24 steps polished, 3 m² of landing, 11 m of wooden handrail: 5,420,000 VND.
- Garden villa, lower flight worn
- 10 lower steps honed, 12 upper steps polished in marble, 2 m² of landing: 5,400,000 VND.
- Compound house, curved marble staircase
- 19 curved steps polished, with 20% added to the step charge, and 12 glass panels: 4,704,000 VND.
- Four-storey townhouse, granite stairs
- 56 steps polished, 5 m² of landing, 22 m of steel handrail: 13,180,000 VND.
- Duplex, timber-clad stairs
- 17 timber steps and 7 glass panels: 2,500,000 VND, since the 1,370,000 VND added up from the list falls short of the minimum per visit.
- The wider area
- Our District 2 page adds Sala, The Global City and Cat Lai.
The test step and the working day
- The approved test step is the standard for sign-off; anything short of it is redone free within 48 hours of your receiving the Up Report.
- Walls, rails and the floor below are covered first. Work runs from the top step down, a dry route stays open and wet steps carry warning signs.
- Honing is wet and the slurry is vacuumed up at the step. Hand-held machines are noisy, so hours follow your household and the rules of the compound or building.
- Steps can be used gently once dry; newly sealed steps stay dry for a period stated at handover.
For international tenants and owners abroad
- English
- We answer enquiries in English and send the quote, the booking confirmation and the Up Report in English. An English-speaking specialist in the house depends on the roster: ask when booking, and if it cannot be done we let you know first and back the visit up by phone or message.
- Furnished rentals
- Most homes let to foreign tenants in Thao Dien come furnished. Between two leases a staircase can be done in one go, with nobody needing the route. Keys may stay with building management, reception or family, and the walk-through, the last check of the work, can be held by video call.
- Gate, payment, booking
- The specialist's name and photo are sent ahead for the compound gate or reception. You settle by bank transfer or cash after the walk-through. For the free survey, send photos of the stairs to 0968 726 135 on WhatsApp or Zalo.
