Sofa cleaning in District 5 — Cho Lon, An Dong, Cho Quan

The former District 5 has consisted of three wards since 1 July 2025, under Resolution 1685/NQ-UBTVQH15, after four pairs of its wards merged earlier that year. Papers and signboards may still use an older ward number; the house number and street are enough to book.

Sofa bookings are taken in all three wards by appointment, 07:00–20:00 every day, with the arrival time agreed around the shop's hours and where to stop nearby.

Cho Lon ward

The old Wards 11–14, ward office at 279 Hai Thuong Lan Ong: the traditional-medicine street, assembly halls and French-period townhouses. We clean the family sofa upstairs and the shop seating below.

An Dong ward

The old Wards 5, 7 and 9, about 1.32 km², taking its name from An Dong Market; live-work townhouses alongside commercial buildings.

Cho Quan ward

The old Wards 1, 2 and 4, about 1.28 km²: the Hospital for Tropical Diseases, Le Hong Phong High School for the Gifted, Saigon University, townhouses on the main roads and older apartment blocks.

A District 5 townhouse is narrow, deep and several floors high, with trade or storage below and the family room, altar room and bedrooms above. Built in continuous rows, it seldom has side windows mid-house; light and air come from the front and the light well, so the sofa upstairs rarely sees the sun.

Dust is one problem: around Hai Thuong Lan Ong and Trieu Quang Phuc, where traditional medicine, dried goods and fabric are handled daily, fine dust reaches seating above the shop or near the stairs. Damp is the other: with average humidity about 79.5% and rain from May to November, cushion foam in a closed room holds moisture until it smells.

Cho Lon's early twentieth-century row houses are described with fine timber furniture; where a wooden set survives, we clean its cushions and dust the frame.

• Favourite seats and armrests darker than the rest.
• Fabric grey despite vacuuming, with fine dust rising when patted.

Before opening or late in the afternoon. Leather is usable again in about 30 minutes; fabric needs a few hours, so a late afternoon before a day off works well.

A closed day or a session with no patients. If you stay open, sets are cleaned one at a time so the waiting area always has seats.

Family room upstairs

Mornings, so the fabric is dry by evening; it can share a visit with the shop sofa and be priced together.

Fabric and microfibre

Crevices and underside vacuumed, stains treated one by one, then spray extraction lifts the dirty water straight out; dry in 4–6 hours in a well-aired room.

Leather

Never washed with water: vacuumed, dusted gently, cleaned with a leather solution and conditioned. Usable after about 30 minutes.

Cushions of wooden sets

Priced and cleaned as a sofa of the same material. The frame, carved or plain, is dusted with a dry cloth only; we do not polish or refinish it.

Velvet and special weaves

Send close-up photos of the fabric and label; we propose a method and price only after assessing it.

Ottomans and loose cushions

50,000 VND each, in the same visit.

Rates: 130,000 VND per fabric or microfibre seat, 160,000 VND per leather seat, 50,000 VND per ottoman or loose cushion. The 390,000 VND minimum applies to everything cleaned in one visit at one address, not to each piece. Worked examples:

• Included: covers for floor and furniture, deep vacuuming, colourfastness test, spot treatment, leather conditioning and the Up Report.
• Long-set stains and cracked leather may improve only partly; you are told beforehand, and nothing is charged without your written agreement.
• Shops and clinics needing a VAT invoice should send their tax code with the booking.

Townhouse stairs here are often narrow, steep and reached through the shop, so equipment goes up in small parts, clear of walls, handrails and stock. Streets are busy from early morning, with lorry delivery hours and limits on stopping, so please show us where to leave the motorbike. Where an older apartment block must be notified, we send the specialist's name and photo once the booking is confirmed; formalities after an on-time arrival do not count as lateness.

• Clear papers, ornaments and fragile items from the sofa and coffee table.
• Keep the way from the front door to the stairs free while the machine comes in.
• Leave a socket free near the sofa for the extraction machine.
• Afterwards, open a window or run a fan or the aircon until the fabric is fully dry.

The total comes from published rates, in writing, before the visit; if we are over 15 minutes late, that visit is 10% off. The room is photographed as found, goods and altar items nearby are covered, and everything goes back in place. Your Up Report, with before-and-after photos of each set, arrives by WhatsApp or Zalo; anything short of standard is redone free if you tell us within 48 hours.
