Three wards since July 2025, and where we take curtain bookings

On 1 July 2025 Resolution 1685/NQ-UBTVQH15 replaced the former District 5 with three wards, the city's local administrative units: Cho Quan, An Dong and Cho Lon. Four pairs of old wards had already been merged on 1 January 2025, so deeds, bills and shop signs may carry ward numbers from several periods; a house number and street name are all we need.

We take curtain bookings in all three wards, 07:00 to 20:00 every day, by appointment: the arrival time is agreed with you when you book.

Cho Lon ward
The old Wards 11 to 14, with the ward office at 279 Hai Thuong Lan Ong: traditional medicine shops, Chinese community assembly halls and townhouse rows in French-era style.
An Dong ward
The old Wards 5, 7 and 9, about 1.32 km², named after An Dong Market; townhouses combining a home and a business stand among commercial buildings.
Cho Quan ward
The old Wards 1, 2 and 4, about 1.28 km², with the Hospital for Tropical Diseases and Saigon University; townhouses on the main roads and long-established apartment blocks.

Deep shophouses on busy streets: where the dust on District 5 curtains comes from

Most homes here are townhouses with a narrow front, a deep plan and several storeys: a shop or storeroom below, living space behind and above. The front window takes most of the light and air, so its curtain is drawn more than any other, and it faces a trading street. Road dust, exhaust and fine dust from goods unloaded daily, above all where traditional medicine, dried goods and fabric are sold, settle there first. With the roller shutter up through trading hours, curtains by the shop dull far faster than those upstairs.

Many houses gained a mezzanine over the years, and a family altar is a familiar part of the home. Curtains near the altar take on the smell of incense; those on a mezzanine are rarely taken down. With average relative humidity of about 79.5% and rain from May to November, heavy curtains in rooms kept shut for days often smell damp.

  • The street side of a front curtain is greyer than the side facing the room.
  • Ground-floor hems that brush the shop floor carry dark marks.

Front windows, altar rooms, mezzanines: how each curtain is cleaned

Your Up specialist, the UpClean team member who comes to your home, reads the care label, tests colourfastness on a hidden corner and measures with you before choosing a method.

Heavy curtains at the front window
Both faces and every fold are vacuumed, then steam-cleaned while still hanging, which suits large curtains that catch street dust all year.
Inner sheers
Washed gently, one set at a time, so that the fine fibres do not fray; the quote states when they will be dry and back up.
Bedroom blackouts
Handled lightly so that the coating does not crack; coating already peeling is photographed and discussed with you first.
Curtains near the altar
Tell us beforehand so that the specialist can work around it. A recent incense smell usually fades clearly; fabric yellowed over years may brighten only partly, and we say so first.
Mezzanine and light-well windows
High, with little room to stand: send photos so the right ladder comes. A set that cannot come down safely is cleaned in place.
Roller and Venetian blinds
In shops, clinics and offices: we see photos of the mechanism before quoting.

How much does curtain cleaning cost in District 5? Worked examples

Three figures make the price: 40,000 VND per m² of curtain, 100,000 VND once per visit for take-down and re-hang, and a 400,000 VND minimum per visit, about 10 m² without take-down. The areas below are illustrations; your specialist measures with you, and the price then fixed changes only with your written agreement.

  • Colour testing, vacuuming, wiping the rail, steaming and the Up Report, our before-and-after photo record, are covered by the rate.
  • Replacing rings, adjusting rails and mending tears are not part of the service.
  • A shop that needs a VAT invoice should send its invoicing details when booking.

Busy streets, steep stairs, older blocks: before the appointment

Streets here are busy from early morning, trucks deliver at set hours and stopping is often restricted. Tell us where a motorbike carrying equipment can be left and when your shop is quiet. Stairs are often narrow and steep, so give us the number of floors, the window heights and the way up to any mezzanine, and your specialist brings a ladder that fits.

In an older apartment block, the management office or the neighbourhood residents' group may want notice of anyone coming to work; we send the specialist's name and photo early, and waiting for formalities after an on-time arrival does not count as lateness.

  • Move shelving and boxes away from the ground-floor window.
  • Tell us if a curtain hangs above an altar or a display counter, or if a rail is fixed to an old timber frame.
  • Afterwards, keep the room aired so that the fabric dries evenly.

How often curtains need cleaning in a District 5 townhouse

Generally every 6 to 12 months, more often on a trading street. In between, close the front windows during unloading, vacuum the folds monthly with a soft brush and keep blackouts out of the home washing machine.

CurtainSuggested interval
Front window on a trading streetAbout every 3–6 months.
Near the altarWhen the incense smell lingers or the colour starts to change; usually sooner than the general interval.
Upstairs bedroomsOnce or twice a year, once after the rainy season.
Before TếtBook early to get a time away from peak trading hours.

Frequently asked questions

Questions about curtain cleaning in District 5

How much does curtain cleaning cost in District 5?+

40,000 VND per m² of curtain, with a minimum of 400,000 VND per visit. Take-down and re-hang adds 100,000 VND for the whole visit, not per window.

My papers say Ward 8, District 5. Which ward is that now?+

Ward 8 was merged into Ward 7 on 1 January 2025; from 1 July 2025 Ward 7, with the old Wards 5 and 9, became An Dong ward. The old address is fine for booking.

Do I need to close my shop while the curtains are cleaned?+

Usually not, if the curtains are at the shopfront window and upstairs. Early morning or late afternoon, within 07:00–20:00, tends to suit.

Will linen, cotton or old curtains shrink or fade?+

They carry more risk. The specialist reads the label, tests a hidden corner and explains the risk first; whether to go ahead is your decision.

Can I arrange everything in English, and how do I pay?+

Yes. Enquiries, quotes, booking confirmations and the Up Report can all be in English. If you want an English-speaking specialist at home, note it when booking; if we cannot arrange one, we say so in advance and support you by phone or message. If your building registers outside staff, we send the specialist's name and photo for you. Payment follows the walk-through, by bank transfer or cash; invoices are issued on request under Vietnamese regulations.
