Three wards, one former district: where we survey
Since 1 July 2025, under Resolution 1685/NQ-UBTVQH15, the former District 5 has been split between Cho Quan, An Dong and Cho Lon wards, the local units that replaced the city's districts. Four pairs of its old wards had merged six months earlier, so papers and shop signs may show an old ward; the house number and street are enough.
Surveys are booked by appointment in all three wards, 07:00–20:00 any day, timed around your opening hours and stock deliveries.
- Cho Lon ward
- The old Wards 11, 12, 13 and 14: the core of the Chinese quarter, with the Hai Thuong Lan Ong traditional-medicine street, many assembly halls and rows of old-style townhouses.
- An Dong ward
- The old Wards 5, 7 and 9 around An Dong Market: townhouses where families live above the business, mixed with commercial buildings.
- Cho Quan ward
- The old Wards 1, 2 and 4: the former Cho Quan hospital, now the Hospital for Tropical Diseases, long-established schools, townhouses and older apartment blocks.
Timber lofts and stored goods: why termites settle in a Cho Lon shop-house
The typical District 5 home is a narrow, deep townhouse of two or more floors, trading at the front and living behind and above. Cho Lon's terraced rows from the early twentieth century are described with timber frames, carved wooden doors and fine timber interiors, and many have since gained plank mezzanines, wooden stairs and plywood partitions: all cellulose, which termites feed on.
Then there is the stock: cartons, paper sacks, wooden shelving and pallets against the walls, dried herbs, and bales of fabric that are seldom moved. University of Florida (UF/IFAS) material on the Asian subterranean termite, native to Southeast Asia, notes that it needs wood or moist soil to establish itself and dies quickly when dry, so a dark storeroom corner against a damp wall suits it. Because houses share walls, mud tubes can follow a party wall or service duct next door, and the survey covers shared walls too.
- Cartons at the bottom of a stack eaten hollow, with damp soil inside when lifted.
- Brown soil trails running up the legs of wooden shelves or pallets against the wall.
- Loft planks that sound hollow when tapped, with grit falling onto the counter below.
- Carved door or window frames on the façade crumbling at the base after the rains.
- Winged termites in the shop on evenings after rain, with wings shed by the lights.

Storerooms, lofts and altars: how the work is organised
After the survey, our technicians choose spot treatment, bait stations, floor and wall-base treatment, or a combination for each location. Your Up specialist, the UpClean staff member assigned to you, handles preparation and clearing up:
- Ground-floor and loft storerooms
- Areas to clear, cover or empty are agreed with you; food and dried herbs are sealed or removed as the technicians direct.
- Mezzanines, stairs and plank partitions
- Hollow timber is separated from sound; planks are drilled or lifted only with your written agreement.
- Altars and carved wooden boards
- Nothing is touched without the family's leave; items are photographed and returned exactly. Small round holes with fine powder may be woodworm, which the survey distinguishes.
- Flats in older apartment blocks
- Door frames, built-in wardrobes and bathroom wall bases are checked; we liaise with management or the residents' group if neighbours must be told.
- Shops, clinics and offices
- Treatment can be booked outside opening hours, between 07:00 and 20:00; counters and files are covered and recorded in the Up Report, our photo record of the visit.
Assembly halls, temples and old timber houses
District 5 has a dense concentration of Chinese places of worship, and many Cho Lon assembly halls and temples stand on carved timber columns, beams and rafters that are both structure and heritage.
We survey for their management boards, for ancestral halls and for owners of old timber houses. Our technicians assess and propose a method; the Up specialist covers statues, couplet boards and offerings, avoids festival and full-moon days, and shows worshippers where to keep clear. On a listed heritage building, structural work follows the conservation rules and the managing authority; UpClean does not restore or replace structural timbers.
What termite control costs in District 5
There is no fixed price list. A few mud tubes behind an altar cabinet and a four-storey townhouse whose ground-floor store has been eaten up to the loft are very different jobs. The survey is free; the written all-inclusive quote then states the method, the areas treated, the re-entry time (how long a treated area stays empty), the follow-up inspections and the warranty terms. Nothing is added without your written agreement. The quote depends on:
- The number of floors, the depth of the house and the floor area to inspect.
- How far the termites have spread: one spot, or through the store and loft into the house next door.
- How much stock has to be cleared, covered or moved beforehand.
- Lofts, stairs or partitions to be drilled or opened for access.
- The method chosen and its follow-up inspections.

Preparing a busy street-front house
District 5 streets are busy from early morning, and many have delivery hours for lorries and limits on stopping. Older apartment blocks often ask for notice before contractors come in; we send the specialist's name and photo and our technicians' details so you can pass them on.
- Tell us when the shop is quiet and where we can stop nearest the door.
- Clear stock from wall bases, under the stairs and on the loft, following the agreed list.
- Put food, dishes, herbs and children's toys in closed cupboards or out of the area.
- If a treatment point is on a shared wall, let the neighbours know beforehand.
- Staff, family and pets keep away for as long as the technicians specify, and treated points and bait boxes stay undisturbed until you hear otherwise.
Booking a survey, and keeping termites from returning
- Send photos of eaten cartons, soil trails or wings to 0968 726 135 on WhatsApp or Zalo, with the house number and street.
- We arrange the free survey for a quiet time in the shop; the written quote follows, and you have time to consider it.
- The day before treatment you receive the specialist's name and photo and the list of areas to clear.
- Our technicians treat while your specialist monitors, cleans and puts the stock back on its shelves; you pay after the walk-through, by transfer or cash, and a VAT invoice is available if requested in advance.
- Afterwards, keep stock on legged shelving away from the wall, rotate old stock, fix leaks at the light well or roof terrace promptly, and check behind the altar and under the stairs each rainy season.
