Cockroach control in Thao Dien — rental apartments, garden villas, café kitchens

New paperwork no longer says Thao Dien ward. Ho Chi Minh City replaced its districts with wards, the local administrative unit, on 1 July 2025, and Resolution 1685/NQ-UBTVQH15 placed the whole of Thao Dien in An Khanh ward. Earlier leases and title deeds stay valid, so either address works when you book.

Our office at 72 Nguyen Co Thach, in Sala, is in the same ward, and cockroach surveys in Thao Dien are booked every day between 07:00 and 20:00.

Apartment towers

Masteri Thao Dien (159 Vo Nguyen Giap, the former Hanoi Highway), The Ascent (58 Quoc Huong), Thao Dien Pearl (12 Quoc Huong), Xi Riverview Palace (190 Nguyen Van Huong), Gateway Thao Dien, The Nassim, Tropic Garden and Lumiere Riverside.

Garden villas and compound houses

Villas mostly on Nguyen Van Huong and Quoc Huong streets, many with a large garden, mature trees and a private pool; large compound houses behind a security gate.

Townhouses

In the lanes and on the main streets; some are now cafés, showrooms or small offices.

Tuoi Tre reported in 2020 that nearly 6,000 foreign residents of 102 nationalities lived in Thao Dien. Most apartments let to them come fully furnished, so the kitchen cabinets and appliances stay with the flat from one tenant to the next, and every change of lease brings cardboard boxes, shopping bags and used appliances through the door.

The other route is built into the tower: service shafts, refuse chutes and pipework are shared between floors, and cockroaches follow them from unit to unit, so a kitchen wiped down daily can still have them. Whatever we find in a common area is listed separately for building management.

The gap between two tenancies is the easiest time to survey, with the cupboards empty and the hinges in plain view. Where we start depends on the building:

Masteri Thao Dien

Five blocks of moderate-sized units, a good share of them rented out. The kitchen opens onto the living room and the washing machine sits on the loggia, so we begin with the wall-cabinet hinges, under the sink and the loggia floor drain.

Thao Dien Pearl

Two towers above a podium with a supermarket and restaurants; many flats have been lived in for over ten years. Older cabinets, built-in wardrobes and the service-shaft door are opened first.

The Ascent

About ten years old if handed over in late 2016 as planned, with soft-close hinges and drawer runners in the kitchens, which is where bait goes.

The Nassim

A dry kitchen and a separate wet kitchen mean two runs of cabinets to survey; the wet kitchen usually needs more degreasing.

Gateway Thao Dien

Three residential towers and one serviced-apartment tower with its own operator; we take bookings from owners and tenants of the residential units.

Two species turn up in homes here. The German cockroach, small and light brown with two dark stripes, lives almost entirely in the kitchen. The American or sewer cockroach is much larger and reddish brown; it lives in sewers, drain pits and basements and climbs floor drains and waste pipes into ground-floor bathrooms and laundry areas.

In Thao Dien the second deserves attention. According to Tuoi Tre (June 2025), Quoc Huong, Nguyen Van Huong and Thao Dien streets cross low ground with old drains; when heavy rain meets a high tide, water can stand 0.15–0.3 m deep for one to two hours. In a villa on those streets our technicians work from the garden inwards and from the lowest point up:

• Drain-pit covers in the grounds, and the grates on ground-floor bathroom and laundry floor drains.
• The basement, garage, storeroom and understairs space, where cardboard and paper bags pile up.
• Under the sink, then the kitchen cabinets, the fridge motor compartment and the dishwasher.

The odd large cockroach from the drains

You can deal with it yourself: put the drain grates back, keep the kitchen dry and use a household product registered in Vietnam as its label instructs. Book a survey when you see young cockroaches or egg cases.

A good number of Thao Dien townhouses have become cafés, showrooms or small offices, and some businesses operate inside villas. A kitchen there cooks heavily and takes deliveries constantly, so cockroaches return easily after a single treatment. We survey first and then propose a scheduled control plan.

• The dry store, wash-up area, bar counter and the space under the cooking equipment are surveyed one by one.
• Work is set for a closing day or a quiet hour, between 07:00 and 20:00.
• Where a family lives upstairs, both kitchens share one plan. We do not take on factories or industrial parks.

Bait works only when cockroaches have nothing easier to eat, so cleaning is part of the same visit. Our technicians propose the method after seeing the home, using products with a valid registration number in Vietnam.

Before

Your Up specialist empties the cupboards, vacuums out crumbs, wipes grease from door interiors and drawer runners, and cleans under the fridge and sink. Food, dishes, children's things and pet bowls are shut away.

Treatment

Our technicians place small drops of gel bait in cracks, on hinges and under shelves. For sewer cockroaches or heavy numbers the plan may add residual spraying at wall bases and floor drains.

After

Worktops, the dining table and the dish rack are wiped as the technicians advise. Bait points are left alone: no wiping, and no household insect spray on them.

The weeks after

Numbers fall over a few weeks, not on the day, and you may see more cockroaches at first. We contact you when a follow-up visit is due.

We publish no rate for cockroach control. A rental flat with a few German cockroaches in one cabinet, a villa with sewer cockroaches coming up from a drain pit and a café with young ones in the store are three different plans, so we quote only after a free survey. The written all-inclusive figure changes only if you agree in writing.

In English

Enquiries, quotes, booking confirmations and the Up Report can all be in English. For an English-speaking specialist in the home, note it when you book; if we cannot arrange one, we tell you in advance and help by phone or message.

Reception and compound gates

Many apartment buildings ask residents to register outside staff beforehand. We send your Up specialist's name and photo for reception or the compound gate.

When you are away

A key can be left with building management, reception or family; only the assigned specialist handles it, the times are recorded and it is never copied.

Booking and payment

Message 0968 726 135 on WhatsApp or Zalo with photos of the cockroaches or their droppings. You pay after the walk-through, by bank transfer or cash. Cancelling is free with 24 hours' notice and costs 30% later.
