Thao Dien, the riverside part of the former District 2, is no longer the name of a ward. Ho Chi Minh City replaced its districts with wards, the local administrative units, on 1 July 2025, and Resolution 1685/NQ-UBTVQH15 placed all of Thao Dien in the new An Khanh ward. Our office at 72 Nguyen Co Thach, in the Sala urban area, is in that ward too. Chair bookings are taken daily from 7:00 AM to 8:00 PM.

Townhouses, cafés, showrooms, small offices

Multi-storey townhouses in the lanes and along streets such as Xuan Thuy and Thao Dien; a good many in the neighbourhood have been converted for business.

A villa or compound house in Thao Dien is large, has several floors and usually a garden. Coming and going between garden and house brings in soil, fine sand and scraps of leaf, which settle around chair legs and in the seams before they show on the fabric. The seat, back, armrests, seams and base are therefore vacuumed thoroughly before any washing.

Such a house seldom has just one dining set, so we list the work by floor and by room. Stone floors, solid-wood furniture and table tops near the work are covered before a machine is set down, and each chair goes back to its own place.

Upholstered dining chairs

Food, grease and sauce marks sit along the front edge of the seat and are treated one by one.

Wooden chairs with a padded seat

The pad is cleaned and the frame dusted, with no solution left standing on the wood. We do not polish or repaint timber.

The rainy season lasts from May to November, with relative humidity near 80% according to the city government portal, and by the river the wind adds moisture to rooms that are seldom opened. The foam in a fabric chair holds it, so the chair smells before it looks dirty. Leather has the opposite problem: against sunny glass it dries, stiffens and then cracks at the seat edge.

Masteri Thao Dien

Mid-sized apartments with an open kitchen beside the living area, many of them let. Dining chairs near the hob pick up grease and cooking smells sooner, and a set that has served several tenants is worth cleaning at each change.

Marble floors and private lift lobbies. The floor is covered first; in daily use, pads under the chair legs spare the marble from scratches.

Thao Dien Pearl

Many families have lived here for more than ten years. On a long-used dining set, fresh marks usually lift well and old ones may only fade; the Up Report, the photo report sent after every visit, says which.

For the mid-sized business premises and small offices of Thao Dien, the first thing to settle is the hour: seating in the customer area is finished before opening, or the whole visit moves to a closing day, within our hours of 7:00 AM to 8:00 PM. Where there are many chairs we survey free of charge and count them by type.

Cafés and restaurants

Upholstered dining chairs and padded counter stools are done in batches, leaving time to dry before guests arrive. A regular round can be written into a monthly contract.

Showrooms

Chairs for visitors come first. Display pieces nearby are moved only with your consent and return to the position photographed at the start.

Small offices

Swivel chairs with felt or mesh backs, and meeting-room chairs. Papers stay where they lie; drawers and personal cabinets are not opened.

Fabric and felt

Deep vacuuming, stain treatment, then spray extraction: solution is sprayed into the fibres and drawn back out at once with the dirt, so little water reaches the foam.

Velvet

Low moisture, and brushing with the pile so it neither streaks nor flattens.

Leather and faux leather

Never wet-washed. A leather cleaner, light brushing along the stitching, a fine cloth, then conditioner.

Mesh backs

Vacuumed, brushed and wiped with a barely damp cloth, which keeps the frame and recline mechanism dry.

Chairs are priced singly. Dining chairs: 55,000 VND upholstered with a back, 65,000 VND in leather, 40,000 VND for a chair or stool without a back. Armchairs: 130,000 VND in fabric, 160,000 VND in leather. Office chairs: 45,000 VND in fabric, felt or mesh and 75,000 VND for leather and executive chairs; from 50 fabric, felt or mesh office chairs the rate is 40,000 VND. A visit is never charged below 390,000 VND, and the written all-inclusive price changes only with your confirmation.

Masteri Thao Dien apartment: four upholstered dining chairs and two backless counter stools

4 × 55,000 VND + 2 × 40,000 VND = 300,000 VND, under the minimum, so the visit is 390,000 VND.

Compound villa: twelve upholstered dining chairs, four fabric armchairs and an executive chair in the study

12 × 55,000 VND + 4 × 130,000 VND + 75,000 VND = 1,255,000 VND.

Small office in a townhouse: 14 mesh-back swivel chairs and two executive chairs

14 × 45,000 VND + 2 × 75,000 VND = 780,000 VND.

Café in a converted villa: 30 upholstered dining chairs and eight backless stools

30 × 55,000 VND + 8 × 40,000 VND = 1,970,000 VND.

Tuoi Tre reported in 2020 that nearly 6,000 foreign residents of 102 nationalities lived in Thao Dien, and most homes let to them come furnished. The chairs stay through one tenancy after another, so the gap between two leases is the moment to clean them; the Up Report then records their condition at handover.
