Aircon cleaning in Vietnam: how often, what is done, and what it costs

Written by the UpClean team · Reviewed by: Trần Nguyễn Hữu Nhật · Updated

An aircon that runs every day in Ho Chi Minh City needs a deep clean every three to four months; one that is rarely used, about every six months. Washing the filter is a separate job you can do yourself every two to four weeks. A full clean covers the indoor coil, blower wheel, drip tray, drain line and outdoor unit, and ends with a test run and a gas-pressure reading. UpClean charges a fixed 250,000 VND for a wall-mounted unit of 1–1.5 HP, and adds gas only when the reading is low and you approve the quote.

How often should an aircon be cleaned in Ho Chi Minh City?

The interval depends on how many hours the unit runs, how dusty the surroundings are and who lives in the home. Ho Chi Minh City is hot all year, so many units run almost every day and need cleaning more often than in places with a winter. Clean sooner if you notice a damp or sour smell in the first minutes after switching on, slower cooling, water dripping from the indoor unit, tiny black spots on the air outlet, or new rattling or gurgling.

Room and useUpClean's suggested interval
Filter, unit used dailyWash every two to four weeks; many manufacturers' manuals say every two.
Bedroom unit that runs all nightDeep clean about every 3 months.
Living room or study, run during the dayEvery 3–4 months; sooner if the living room opens onto the kitchen.
Guest room or rarely used unitAbout every 6 months, and before guests come to stay.
Young children, elderly relatives, pets or building work nearbyShorter than the intervals above.
New, renovated or long-empty homeClean before first use; construction dust settles on the filter and coil very quickly.

What does a proper aircon clean include?

The specialist runs the unit to record how it behaves, switches off the power and covers the wall, floor and furniture. The front panel, filters and drip tray come off to be washed. The control board and motors are covered with waterproof material, and only then is the indoor coil rinsed, at a pressure that will not bend its thin aluminium fins. The blower wheel, the cylindrical fan deep inside the indoor unit, is cleaned and the condensate drain cleared; the outdoor unit is cleaned where it can be reached safely. The visit ends with a test run, an outlet-air temperature reading and a gas-pressure reading.

The sheet wrapped around the indoor unit is a cleaning bag: a waterproof funnel that sends the rinse water down a hose into a bucket, so the coil can be washed on the wall. It only collects water and does not protect the electronics, which is why they are covered first.

What can you clean yourself, and what should you leave?

The filter is yours to do, and the manual shows how the front panel opens. Washing it lengthens the time between deep cleans but does not replace them: the filter stops only the larger dust, and the rest settles on the coil, blower wheel and drip tray. A self-clean mode runs the fan after shutdown to dry the coil, which limits mould, but it does not remove dirt already there.

  • Turn the unit off at the remote, switch off its circuit breaker and wait a few minutes for the fan to stop. Use a stable stepladder on a dry, level floor.
  • Slide the filter out, vacuum or tap off the dry dust, then rinse from the inside face outwards. A greasy filter can soak briefly in warm water with a little neutral washing-up liquid.
  • Dry it in the shade; strong sun or heat warps the plastic frame. Refit it only when it is completely dry.
  • Deodorising and fine-dust filters come out separately, and many must not be washed. Check the manual.
  • Leave alone: spraying water or foam cleaner into the indoor unit, picking between the fins, pressure washers made for cars, removing the blower wheel, and pushing wire into the drain line.

Does the outdoor unit need cleaning too?

Yes. The outdoor unit is where the heat taken from the room is released. When its fins are coated in dust or the unit is boxed in, the aircon has to run longer to cool the room.

An owner can safely do a little, and only for a unit standing on a balcony or terrace floor behind a solid railing, with the power off: clear plant pots, boxes and drying laundry from around it, pick off leaves, and brush dry dust lightly down the fins. Do not cover the unit while it runs. Never climb over a railing or out of a window to reach a wall-hung unit, even on a low floor.

Units on the façade or in a service shaft usually come under building management, so speak to them before arranging work. UpClean cleans the outdoor unit within the price when it can be reached safely; if access equipment is needed, we explain the plan first and go ahead only if you agree.

When does an aircon need a gas top-up?

Rarely, and never on a schedule. Refrigerant circulates in a sealed loop and should not run low in normal use. Low gas usually points to a unit that was reinstalled, a pipe run that was extended, or a leak.

Low gas and a dirty coil look alike: weak cooling and sometimes ice on the coil. The reliable way to tell them apart is to clean the filters and coils first and then measure the pressure. Many units cool properly again after cleaning alone.

Each unit is designed for one refrigerant, shown on its rating label, and types are never mixed. A top-up does not repair a leak, and neither does UpClean; a suspected leak is noted in your report so you can contact a repair service.

How much does aircon cleaning cost?

UpClean's prices are fixed per unit; wall-mounted units are priced by capacity in HP (horsepower). The price includes labour, cleaning solutions, covers and the cleaning bag, the outdoor unit where it can be reached safely, the gas-pressure reading, a test run, and the Up Report: a before-and-after photo report sent by WhatsApp or Zalo after the visit.

Not included: a gas top-up, repairs and parts, access equipment for a hard-to-reach outdoor unit, and removing or relocating a unit.

Each cleaned unit carries a 90-day warranty. If it leaks, makes unusual noise or cools less because of the cleaning, we check and fix it free of charge. Component faults, low gas and installation problems that existed before the clean are outside it.

Several units in one visitFrom the third unit, 10% off each; the two highest-priced units are charged in full. Two 1–1.5 HP bedroom units and one 2 HP living-room unit come to 775,000 VND.
Gas top-up, only if the reading is lowR32 or R410A for wall units up to 2 HP, from 250,000 VND per unit, quoted first and done only with your approval. Cassette, floor-standing and other gas types are quoted after measuring.

What should you ask before booking any aircon service?

A very low advertised price sometimes covers only rinsing the filter and a quick spray of the coil, with the outdoor unit, drip tray or gas added once the technician is in your home. Ask five questions first, whoever you book with.

  • Does the price include the outdoor unit, the drip tray and the condensate drain?
  • Is the gas check charged, and will the reading be recorded for me?
  • If the gas is low, is the top-up price given before the work?
  • How long is the warranty, and what does it cover?
  • Will I get before-and-after photos, and an invoice if I need one?

What UpClean does, and how to book

UpClean cleans wall-mounted, cassette, floor-standing and ducted units in the home; the price depends on the unit type, not the brand. Up specialists are identity-verified and trained to the Up Standard, and you receive your specialist's name, photo and contact number before the visit. Many apartment buildings ask residents to register outside staff in advance, and those are the details they need.

We clean; we do not repair, and no parts are replaced. If the specialist sees signs of a fault, such as an error code or an outdoor fan that does not turn, it goes into the Up Report so you can take it to a repair service.

To book, call or message 0968 726 135 (phone, WhatsApp or Zalo) between 7:00 AM and 8:00 PM, any day of the week. Tell us the number and type of units, where the outdoor units sit and your building's name. Quotes, confirmations and reports can be in English. If you would like a specialist who speaks English in the home, say so when booking; if we cannot arrange it, we tell you in advance and support you by phone or message. You do not need to be home: a key can be left with building management or reception.

Frequently asked questions

Can I clean the aircon myself with a cleaning bag?+

The bags are widely sold, but owning one does not make the wash safe. The hard part is finding and covering the electrical parts, which differ between brands and models. Consider it only if you have removed the front panel before, know where the control board is, and have a helper and a solid ladder. Leave cassettes and units under warranty to a specialist.

Will cleaning the aircon myself affect the manufacturer's warranty?+

Washing the filter is in the user manual. For deeper disassembly, warranty terms differ by brand, and water damage to electrical parts from a home clean may not be covered. Check the warranty card first.

Is aircon servicing the same as aircon cleaning?+

At UpClean, routine servicing is a deep clean of the indoor unit, outdoor unit and drain line, plus an operating check and a free gas-pressure reading. Replacing components is not part of it.

Do inverter or multi-split systems need a different clean?+

No. Inverter technology sits in the compressor and control board and does not change how the unit is cleaned. For a multi-split system, tell us the number and type of indoor units and where the shared outdoor unit is, so the price can be confirmed before booking.

Can I book aircon cleaning in the evening or at the weekend?+

Yes. Visits run from 7:00 AM to 8:00 PM, including Saturday and Sunday. In apartment buildings the hours also depend on building management's rules for contractors, so we suggest a start time when confirming.

How do payment and cancellation work?+

You pay after the walk-through, by bank transfer or cash, and an invoice is issued on request. Changing or cancelling is free with at least 24 hours' notice; a cancellation within 24 hours of the appointment carries a 30% fee.
