Pest control in Thao Dien — garden villas, compounds and riverside apartments

Thao Dien is still the name everyone uses, but it is no longer a ward. On 1 July 2025 the city stopped using districts, and Resolution 1685/NQ-UBTVQH15 put all of Thao Dien into An Khanh ward, the local administrative unit that also covers Thu Thiem, An Loi Dong and the remainder of An Phu. Papers issued before then stay valid, so use whichever address you have.

Our office in Sala, at 72 Nguyen Co Thach, belongs to the same ward. Pest surveys in Thao Dien are on our regular schedule, 07:00 to 20:00 on any day; we confirm the hour once our technicians' diary is set.

Villas and compound houses

Garden villas, mostly along Nguyen Van Huong and Quoc Huong, with mature trees and often a pool; large houses behind guarded compound gates.

Apartments

By the Saigon River: Xi Riverview Palace, Thao Dien Pearl, Tropic Garden. Further in: Masteri Thao Dien by the metro line, The Ascent, Gateway Thao Dien, The Nassim, Lumiere Riverside.

Townhouses, cafes, showrooms

Multi-storey houses in the lanes and on the main streets; some are now cafes, showrooms or small offices.

In a Thao Dien villa the garden and the living room are often one sliding door apart, and pests use that short route. Mosquitoes rest under the foliage. Ants nest in plant pots, wall gaps or under paving and file across the door sill towards sweet food and pet bowls. Rodents come in through air vents, drain openings and gaps around waste pipes.

The ground adds to it. Tuoi Tre newspaper (June 2025) describes Quoc Huong, Nguyen Van Huong and Thao Dien streets as low-lying with old drains: heavy rain on a high tide can leave 0.15–0.3 m of water for one to two hours, and plant saucers and gutters still hold water afterwards. The survey therefore covers house and grounds:

• Lawn, shrubs, ornamental pond: where mosquitoes rest and what still holds water.
• Kitchen: small dark cockroach droppings in drawers, behind the fridge, under the sink.
• Ceiling, service ducts, garage: rodent droppings, gnawed cable, noises at night.
• Bedrooms, sofas, pet beds: brown spots along the mattress edge, bites in a line; fleas where there are dogs or cats.

The towers here differ in age and layout. Thao Dien Pearl has been lived in for more than ten years, Tropic Garden's blocks were handed over a few years apart, and Lumiere Riverside only at the end of 2023. A good share of the units at Masteri Thao Dien are rented out, The Nassim separates a dry kitchen from a wet one, and Gateway Thao Dien has windows 2.4–2.7 m high. In any apartment, cockroaches and ants head for the kitchen cabinets, the space under the sink, the service shaft, power sockets and wall gaps. The rest of the survey depends on the kind of unit:

Lived in for over ten years

Long-used kitchens, built-in wardrobes on outside walls and floor drains get the closest look.

Rented units

A change of tenant is a convenient time to check kitchen cabinets, mattresses and sofas.

Dry and wet kitchens

The wet kitchen, where the daily cooking is done, is the focus.

Large windows

Drainage channels and rubber seals at the sills are where small insects collect.

Shared areas

Cockroaches or ants in a service shaft or corridor concern the whole building; report them to the management office so the work can be coordinated.

Spraying is not always needed. Our technicians choose the method by pest, severity and the way the home is built, and put it in writing for you to approve. Products come from the list permitted in Vietnam and are used as the label directs.

Bait and bait stations

For cockroaches, ants and rodents: little odour, little disruption, and the colony is reached through its own foraging. Bait takes time and must stay in place; more ants may gather round it while it works.

Residual spray

Applied to wall bases, under cabinets and in door gaps, where it keeps working. Food is put away first and the household keeps to the re-entry time, meaning how long to stay out of a treated area.

Space spray and traps

Space spraying is mostly for mosquitoes in the garden; everyone keeps away for the period given in advance. Traps and sealed gaps mean less chemical is needed.

We publish no price for pest control: an apartment with ants in the kitchen and a riverside villa with mosquitoes across the garden and rodents in the ceiling are different jobs. After the free survey you receive an all-inclusive quote in writing that states the method, the re-entry time, the follow-up visits and the warranty terms; any later change needs your written confirmation.

Tuoi Tre reported in 2020 that nearly 6,000 foreign residents of 102 nationalities lived in Thao Dien. Most homes rented to them come furnished, often with the owner away from the city.

In English

We handle enquiries, quotes, booking confirmations and the Up Report in English. If you need a specialist who speaks English on site, say so when booking; where we cannot arrange one, we tell you beforehand and help by phone or message.

Gate and reception

Apartment buildings often ask residents to register outside staff first, and compound guards want names ahead of time; we send your Up specialist's name and photo and our technicians' details for that.

If you are away

You need not be at home: a key left with building management, reception or family is handled only by the assigned specialist, with the times recorded and no copy made.

Payment

After the walk-through, our check of the finished work with you, by bank transfer or cash; invoices on request.

Ahead of the visit you receive a written note of where treatment will take place and how long to keep out of each area. We ask you to:

• Put food, dishes and utensils in closed cupboards or out of the area; cover rice bins and water jugs.
• Put away toys and feeding bottles. Young children, pregnant women and older people leave the area for the re-entry time the technicians give.
• Move dogs, cats and caged birds to another room, or elsewhere, for the time advised. Cover fish tanks and ask the technicians whether to switch the air pump off for a while.
• Clear the wall bases, behind cabinets and under the sink; tell us beforehand about asthma, allergies or a respiratory condition.
• Afterwards, open doors and windows to ventilate as instructed. Do not wash surfaces that had a residual spray, and do not move bait stations.
