Where Thao Dien is, and the homes we survey for woodworm
Thao Dien still appears on older leases as Thao Dien ward, District 2. Since 1 July 2025 the city has had no districts, and Resolution 1685/NQ-UBTVQH15 merged Thao Dien whole into An Khanh ward, one of the wards that now serve as local administrative units. Either address works.
Our office at 72 Nguyen Co Thach, Sala, is in the same ward. Woodworm surveys in Thao Dien are booked regularly, between 7:00 AM and 8:00 PM on any day.
- Riverside and garden villas
- Along Nguyen Van Huong and Quoc Huong: large houses with natural timber used throughout.
- Compound houses
- Behind a guarded gate, which is given our team's names beforehand.
- Apartments
- Xi Riverview Palace, Thao Dien Pearl and Tropic Garden by the river; Masteri Thao Dien, The Ascent, Gateway Thao Dien, The Nassim and Lumiere Riverside.
- The rest of District 2
- Our District 2 page covers Sala, Thu Thiem, Binh Trung and Cat Lai.
Solid timber, river air and low ground: why Thao Dien villas are exposed
Woodworm, the larvae of several small beetles that feed inside timber, favours wood kept somewhere damp, bare wood with no paint or varnish, and pieces that are seldom moved. A Thao Dien villa often has all three. Riverside and compound houses use natural timber over large areas, the backs of wardrobes and undersides of tables are usually left bare, and a house with many rooms usually has one where no cupboard is opened for weeks.
Then there is the damp. The city's relative humidity averages 79.5% over the year, with rain from May to November. Tuoi Tre (June 2025) reports that Quoc Huong, Nguyen Van Huong and Thao Dien streets lie on low ground with old drains: when heavy rain meets a high tide, water can stand 0.15–0.3 m deep for one to two hours. Timber furniture stored in a garage or basement there sits in damp air for months.
- Backs and undersides of wardrobes in little-used rooms: pinhole-sized round holes, fine wood dust in small heaps below.
- Stair treads, handrails and door frames: new holes, dust in the corners of the treads.
- Altar cabinets, lacquerware and antiques: do not wipe or spray the surface; photograph it and wait for the survey.
Pool decking, pergolas, garden doors: woodworm or termites?
In a Thao Dien garden, timber that touches damp soil (fences, pergola feet, decking round the pool) may be damaged by termites, not woodworm. The two need different treatment, so the technicians' first task is to name the insect; if it is termites, we advise you under our termite service.
| What you see | Most likely |
|---|---|
| Small round holes with sharp edges; very fine, dry powder with no soil; confined to one piece or one board | Woodworm. |
| Tubes of soil along wall bases and door frames; timber hollow inside and mixed with soil; shed wings round the lights after rain | Subterranean termites, which live in a nest and can spread through the house. |
| Small loose pellets like grains of pepper, no soil | Drywood termites. |
| Termite control in Thao Dien | For mud tubes on a boundary wall, in the garage or on outdoor timber. |
Furnished rentals: the furniture stays, the residents change
Tuoi Tre reported in 2020 that nearly 6,000 foreign residents of 102 nationalities lived in Thao Dien, and most rented homes here come fully furnished. The wooden wardrobes, beds and dining table stay with the house through one lease after another, and nobody watches them continuously: tenants stay a few years, and the owner may live outside Ho Chi Minh City.
The closed period between leases is the convenient time for a survey: wardrobes are empty, every back and underside can be seen, and the time to stay out of treated rooms disturbs nobody.
- Owners
- Your key holder lets us in. Photos of the marked holes are a baseline for when the next tenant leaves.
- Tenants
- If you find wood dust under the landlord's furniture, photograph it and tell the landlord; who pays is between the two of you.
- Furniture arriving from elsewhere
- Woodworm travels in second-hand furniture, pallets and wooden crates. Check the back, underside and legs of anything newly arrived before it joins the furniture already there.
Apartments: notes on each tower
An apartment has less timber than a villa, but it sits where it is hard to remove: built-in wardrobes, floors, a duplex staircase. These notes rest on published information; which piece has woodworm is decided only when our technicians have seen it.
- Thao Dien Pearl, Xi Riverview Palace, Tropic Garden
- All three stand by the river, whose wind brings damp into rooms that are seldom opened; wardrobe corners against an outside wall show it first. Thao Dien Pearl has been lived in for over ten years, and its 16 duplex units have an internal staircase; timber-clad stairs are surveyed with the wardrobes.
- Gateway Thao Dien
- Timber floors are among the fixed finishes. In any home, floorboards are lifted only with your written agreement.
- Masteri Thao Dien
- Many units are let, and the furniture has stayed through several tenants. A change of tenant is the moment to look at wardrobes, beds and shelves.
- The Nassim and The Ascent
- The Nassim has marble floors, which are covered whenever work is done around timber; The Ascent, planned for handover in late 2016, has had about ten years of use. Bringing people and tools into a tower usually has to be registered with management in advance.
Who does what during treatment
Applying insecticide products in a home is a regulated activity in Vietnam. You deal with UpClean alone; inside the company the work is divided.
- UpClean's technicians
- Decide whether it is woodworm or termites and how far the damage goes; propose a method for each piece, in place or separately for a heavily infested one; use only products with a valid registration number in Vietnam; set the re-entry time, the period to stay out of the treated area; return for the follow-up checks.
- Your Up specialist
- Asks about the finish and value of each piece and photographs it as found; empties cupboards into sealed bags; covers floors, walls and nearby furniture; stays throughout; vacuums up the dust, wipes the timber and puts everything back.
- Lacquer, antiques, altar pieces
- The method that disturbs the surface least is preferred, and the risks to the finish are explained before you decide.
What woodworm treatment costs in Thao Dien
A picture frame with a few holes and a villa staircase weakened across several treads cannot share a price, so none is listed. The technicians look first, free of charge. The written all-inclusive quote then lists each piece, the method, the re-entry time, the follow-up checks and the warranty terms, and once approved nothing in it changes without your written agreement.
- Number and size: one wardrobe in an apartment, or the doors, staircase and furniture of a villa on several floors; the area of timber floor.
- Extent and method: a few new holes or timber already weakened; treatment in place or separately.
- Finish and value: lacquer, antique timber and altar pieces call for more care.
- Dismantling: floorboards or door leaves to take off, large wardrobes to move.
- The Up specialist's share: how much there is to empty, vacuum and wipe.
International residents: English, the household, keys, booking
- In English
- The enquiry, the plan, the quote, the booking confirmation and the Up Report can all be in English. For an English-speaking specialist in the home, say so when you book; if we cannot arrange one, we tell you in advance and help by phone or message.
- The household
- A note sent before the visit sets out the areas to be treated and the re-entry time; make sure the housekeeper reads it. Put away food, dishes and toys, cover the aquarium and move pets elsewhere. Babies, pregnant women, older relatives and anyone with a respiratory condition stay out as long as the technicians ask.
- If you are away
- Leave a key with building management, reception or family: only the assigned specialist handles it and it is never copied. The walk-through, our check of the finished work with you, can be a video call.
- Booking and payment
- Send close-up photos of the holes and the dust to 0968 726 135 on WhatsApp or Zalo. You pay after the walk-through, by bank transfer or cash; cancelling is free with 24 hours' notice, after which the fee is 30%.
