Where Thao Dien is now, and the homes we cover
Thao Dien is the strip of the former District 2 that runs along the Saigon River. The city stopped using districts on 1 July 2025 and reorganised its wards, the local units that appear on an address: under Resolution 1685/NQ-UBTVQH15, Thao Dien ward was merged whole into the new An Khanh ward. Older leases still say Thao Dien ward, District 2, and you can book with either form of the address.
Our office is at 72 Nguyen Co Thach in Sala, inside the same ward, so Thao Dien is on our regular schedule from 7:00 AM to 8:00 PM every day. Homes here lie along Quoc Huong, Nguyen Van Huong, Xuan Thuy, Thao Dien street and Vo Nguyen Giap.
- Riverside villas and compound houses
- Large houses on several floors with gardens, many with a private pool. We survey these first and list the curtains floor by floor.
- Tall-windowed apartments
- The Ascent at 58 Quoc Huong and Gateway Thao Dien, launched with 3.1 m ceilings and windows 2.4–2.7 m high.
- Other towers
- Xi Riverview Palace, Thao Dien Pearl and Tropic Garden beside the river; Masteri Thao Dien, The Nassim and Lumiere Riverside.
- The wider District 2 picture
- All three wards of the former district.
3.1 m ceilings and 2.4–2.7 m windows: long curtains at The Ascent and Gateway
When The Ascent was launched, the press described ceilings of 3.1 m, glass panels more than 3 m tall and apartments open on three sides; Gateway Thao Dien was presented with windows 2.4–2.7 m high and 85% of its apartments open on two sides. Taller windows mean longer panels, and more open sides mean more of them.
Because the price follows the area, the drop is the figure to get right. Your Up specialist, the UpClean staff member assigned to your home and trained to the Up Standard, our working procedure, measures the width with the curtain drawn and the drop from heading to hem, counts each layer separately and agrees the figures with you. If you choose take-down and re-hang, each panel is photographed and numbered by window, so that it goes back to its own window, the same way round, with the same pleats.
Curtains fixed close to a ceiling at this height are surveyed first, from photos or on site, so that safe access equipment can be arranged, and the work goes ahead only when you approve the plan.
- Tracks and hooks
- Wiped as part of the clean. A broken hook is reported to you; replacing hooks and repairing tracks are not part of the service.

Riverside villas and compounds: double-height curtains, made-to-measure linen, doors onto the garden
Villas by the river and houses in Thao Dien's gated compounds have high-ceilinged living rooms, with curtains falling from ceiling to floor and, in some houses, through two storeys. Many families choose linen, textured weaves or imported made-to-measure curtains, which are sensitive to water and heat; with these your specialist tests a hidden corner and tells you how great the risk of shrinking is before proposing a method.
A garden with mature trees sends leaf litter, pollen and fine soil onto the veranda, so curtains at sliding doors to the garden or the pool gather dirt along the hem faster than those upstairs, and splashed water marks them. For a house on several floors we list the curtains room by room and send the written all-inclusive quote after that.
- Double-height curtains
- Seen first from photos or at the house; whether they are taken down or steam-cleaned where they hang is agreed with you beforehand.
Beside the river in the rainy season: when to clean, and how long curtains take to dry
Have curtains in a riverside home cleaned once the rains have ended, around November or December, before Tết, the Lunar New Year. The rainy season runs from May to November, with average relative humidity of about 80% in those months according to the city government portal. Thao Dien Pearl is described as looking onto the river on three sides and Xi Riverview Palace stands on the bank; in living rooms like these, large curtains and sheers are the first soft furnishings to watch.
Thick curtains that are hard to remove are vacuumed and steam-cleaned on the track; they are usually only slightly damp afterwards. Sheers and washable fabrics are washed gently, one set at a time, and the return time is written into the quote.
- Curtains and blinds by type
- What each kind of curtain and blind can take, and how to look after it between cleans.
Furnished rentals: curtains between two leases and before a handover
Most apartments and villas let to foreigners in Thao Dien come furnished, and the curtains stay with the home through one tenant after another. Owners should book as soon as the outgoing tenant returns the keys. If you are a tenant leaving for a new posting, book for after your belongings have gone and one or two days before the handover.
The Up Report shows each set before and after, with notes on fraying, fading and broken hooks, and can be forwarded as it stands to the landlord or the agent. We clean and record; questions of damage and the deposit remain between landlord and tenant.
Curtain cleaning prices in Thao Dien: examples by window height and type of home
One visit costs the total curtain area multiplied by 40,000 VND per m², plus 100,000 VND if you choose take-down and re-hang (charged once, whatever the number of windows), and never less than 400,000 VND. The window height at Gateway Thao Dien and the ceiling height at The Ascent are the published figures; widths and window counts are assumptions for illustration.
- Masteri Thao Dien — small apartment, a single set at the balcony door
- 3 m × 2.6 m, one layer: 7.8 m² × 40,000 VND = 312,000 VND, which is under the minimum, so the visit is 400,000 VND. Add the bedroom curtains to make full use of it.
- Gateway Thao Dien — three bedrooms, 2.7 m windows
- Two 3 m × 2.7 m bays in the living room, two layers each, and three bedroom windows of 2 m × 2.4 m with one blackout layer: 46.8 m², 1,872,000 VND, or 1,972,000 VND with take-down and re-hang.
- The Ascent — glass wall under a 3.1 m ceiling
- A 4 m × 3.1 m living-room wall in two layers and two bedrooms of 2 m × 3.1 m in one layer: 37.2 m², 1,588,000 VND including take-down and re-hang.
- Riverside villa — double-height living room
- A 5 m × 5.6 m double-height set in two layers, a 4 m × 2.8 m family room in two layers and four bedrooms of 2.5 m × 2.6 m in one layer: 104.4 m². Cleaned in place, 4,176,000 VND; with take-down and re-hang, 4,276,000 VND.
New to Saigon: English, registration, keys, payment and how to book
- To book, send a photo of each window, rough sizes and the number of layers by WhatsApp or Zalo on +84 968 726 135.
- More than 15 minutes late for the confirmed time means 10% off that visit; any set that falls short is redone free if you reply within 48 hours of the Up Report.
- In English
- Enquiries, quotes, booking confirmations and the Up Report can all be in English. If you would like a specialist who speaks English in your home, say so when you book; where we cannot arrange one, we tell you beforehand and support the visit by phone or message.
- Registering the visit
- Many buildings ask residents to register outside staff with building management, and compounds do the same at the gate. Before every visit you receive your specialist's name, photo and contact number so that you can do this.
- When you are away
- A key can be left with building management, reception or family; only the assigned specialist handles it and keys are never copied. The walk-through, our joint check of the finished work, can be done by video call.
- Paying
- After the walk-through, by bank transfer or cash; invoices are issued on request.
