Thao Dien today, and the buildings we visit
Thao Dien stopped being a ward of its own on 1 July 2025, when the city replaced its districts with wards, its local units of government. Resolution 1685/NQ-UBTVQH15 placed the whole of Thao Dien in the new An Khanh ward. The building name and apartment number are all we need.
Our office at 72 Nguyen Co Thach in Sala is in the same ward, and Up specialists, UpClean's own identity-verified and trained staff, are in Thao Dien regularly between 7:00 AM and 8:00 PM, every day of the week. You pick the day and time of a recurring visit, within the hours your building or compound admits service staff.
- High-rise apartments
- Gateway Thao Dien, The Nassim, The Ascent, Masteri Thao Dien and Lumiere Riverside; on the river, Thao Dien Pearl, Xi Riverview Palace and Tropic Garden.
- Riverside villas and compound houses
- Pots on the veranda, in the hall and round the pool; at a compound the specialist is registered at the guarded gate.
- Small offices, showrooms and cafes
- Many operate from converted villas and townhouses, on a recurring contract.
- Elsewhere in District 2
- Thu Thiem, Sala and An Phu are on our District 2 page.
Tall glass and aircon all day: how apartment plants live in Thao Dien
Where a pot stands in relation to the glass matters more here than how often it is watered. Several Thao Dien towers are built around large windows: VnExpress (2015) reported windows 2.4–2.7 m high at Gateway Thao Dien, and The Ascent was launched with 3.1 m ceilings and glass panels over 3 m tall.
Indoors, sunlight reaches a plant mainly through the glass, and the air is dried by the aircon and almost still. House plants usually weaken because they are overwatered or badly placed, seldom for lack of water, so the specialist inspects first and only then decides whether to water or to move the pot.
- Against west-facing glass, leaf edges can scorch in the dry season. The pot is moved or turned at intervals; more water is not the answer.
- Deep in the room, stretched growth with small pale leaves means too little light: bring the pot nearer the window.
- At Masteri Thao Dien, balcony doors are often left open and dust comes in from the main road. A dusty leaf looks dull and photosynthesises poorly, so large leaves are wiped with a clean damp cloth every time.
- On The Nassim's marble floors, a sheet goes down before pruning or repotting; soil, fallen leaves and spare water are cleared and the floor round the pot is wiped.
Balconies, garden-villa terraces, penthouse roofs and villa verandas
Thao Dien has several kinds of private outdoor space. Gateway Thao Dien has sky villas and garden villas (listed by CBRE), which come with a terrace; VIR (2015) described two penthouses of more than 450 m² at The Nassim with a private pool and a barbecue area on the roof; riverside villas have wide verandas and gardens. Pots in all of these take sun and rain directly.
On a high balcony, reflected sun and strong wind dry a pot very quickly. Safety comes first: every pot stands firmly on the floor, none sits on the railing, and water must not run off to the balcony below. For repotting we choose a pot with a sealed saucer and a lightweight mix, within the building's rules.
The rainy season runs from May to November, according to the city government portal. A full saucer then means a waterlogged pot, so watering is reduced; in the dry season small pots are tested more often. Saucers holding water also let mosquitoes breed, and are emptied at every visit. Trees growing in the ground are a separate service.
What happens at each visit
Each address has its own record sheet: species, position, water given and last feed for every pot, floor by floor in a large house. It keeps the care consistent whoever comes, and an unusual change is caught early.
- Soil is tested at the surface and lower down; only a plant that needs water gets it.
- Yellowed and wilted leaves and dead stems come off, and overlong shoots are shortened.
- Large leaves are wiped; pots, saucers and the floor around them are cleaned.
- Feeding follows each plant group's cycle, in moderate amounts, and is withheld from a plant with waterlogged roots.
- Leaf undersides, leaf joints and the base are inspected for mealybugs, spider mites and fungal disease; an affected pot is treated locally and set apart.
- A root-bound plant is proposed for a larger pot with a loose, free-draining mix, quoted separately and done only with your approval.
International residents: travel, keys, privacy and English
In 2020 Tuoi Tre newspaper counted nearly 6,000 foreign residents in Thao Dien, of 102 nationalities. Many households here move with the school year, long home leave and job transfers, and those absences, in the dry season above all, are when house plants wilt. We visit on agreed dates while you are away: each pot is checked and watered, saucers are emptied, fallen leaves cleared, and an Up Report follows.
- Access
- Settled in writing beforehand: how the key or access card changes hands, what the building needs registered and which rooms the specialist may enter. Only the assigned specialist handles a key, the times are recorded and keys are never copied.
- Registration
- Many apartment buildings ask residents to register outside staff in advance, so you receive the specialist's name, photo and contact number before every visit.
- Privacy
- At a low-density development such as The Nassim, with 238 apartments in four towers, residents value discretion. Photos are taken only for the Up Report and are never shared.
- English
- From the first enquiry to the quote, the booking confirmation and the Up Report, everything can be in English. A specialist who speaks English in your home is a different matter: note it when you book, and if we cannot arrange one we tell you in advance and support the visit by phone or message.
Small offices, showrooms and cafes in converted villas
Plants at the entrance, the counter and in the meeting room belong to a visitor's first look at the place, yet caring for them is usually nobody's job. On a recurring contract we make it one party's job: visits before opening and away from busy hours, a plant list by location, an Up Report after each visit for whoever runs the office, payment after acceptance of the work and VAT invoices. Replacing a weak plant is a matter for the contract and needs approval first; new plants, pots and potting mix are quoted separately.
What plant care costs in Thao Dien, and what we do not promise
No price list exists. A few pots on the balcony of a two-bedroom apartment, a glass-walled apartment with plants in the living room and on a terrace, and a villa with pots on the veranda and on every floor are three different amounts of work, and get three different quotes. The free survey, at your home or from photos and video, notes the pots, the plants, their light and how they are watered at present. The written all-inclusive quote states how often we visit, what is done each time and what is charged separately, such as repotting; nothing is added without your written agreement.
- What moves the price: the number and size of pots, how often we visit, and access (plants placed high up, halls on several levels, visits outside office hours).
- Any care task that falls short is redone within 48 hours at no charge.
- We do not promise that a plant will survive or recover. Replacing one, like any commitment about the plants themselves, is governed by your contract; a plant starting to decline is noted in the Up Report early, and the decision is yours.
- If a plant-protection product has to be used, it is a legally permitted one at the dose on its label; indoors, mechanical and local treatment is tried first.
- To book, send photos of the plants and where they stand, with your building name, to 0968 726 135 on WhatsApp or Zalo.
