Where Thao Dien is, and which gardens we take on
Thao Dien lies beside the Saigon River and used to be a ward of District 2. Ho Chi Minh City gave up districts on 1 July 2025 and now works with wards, its local administrative units; Resolution 1685/NQ-UBTVQH15 moved the whole of Thao Dien into a new An Khanh ward. A lease that still reads Thao Dien ward, District 2 stays valid under Resolution 190/2025/QH15; either address works.
Our office in Sala (72 Nguyen Co Thach) is in the same ward, and the landscape team is in Thao Dien regularly. Requests are taken every day between 7:00 AM and 8:00 PM; your household picks the hours for work in the garden, within your compound or building rules.
- Riverside garden villas
- Along Nguyen Van Huong and Quoc Huong; many have a large garden, mature trees, a veranda open to the river and a private pool.
- Compound houses
- Large houses on several floors, usually with a garden, behind a guarded gate.
- Townhouses
- Several storeys with a roof terrace; some are now showrooms, cafés or small offices.
- Apartments with a private terrace
- Gateway Thao Dien lists garden villas, sky villas and penthouses among its units, and The Nassim has penthouses with roof terraces.
Villa gardens on Nguyen Van Huong and Quoc Huong, part by part
These gardens stand on low ground. Tuoi Tre newspaper (June 2025) calls Nguyen Van Huong, Quoc Huong and Thao Dien street a low-lying area with old drains, where heavy rain on a high tide can leave 0.15–0.3 m of water for an hour or two. The rainy season lasts from May to November: grass grows fast while low spots are slow to dry.
| Part of the garden | What the checklist says |
|---|---|
| Lawn | Mown at a height that suits the variety, edged and weeded by hand. Cutting is usually more frequent in the rains; in the dry months the effort moves to watering. |
| Low spots | Where grass has yellowed or died, the cause is found first: standing water, shade, compacted soil or a worn shortcut. The patch is then raked out, the topsoil improved and the same variety replanted. |
| Large trees | Dead and diseased branches within low reach come off during the visit. Anything higher goes to our tree pruning service. |
| Hedges, shrubs and beds | Light, regular trimming keeps a hedge in line and level. Beds are fed and topped up with growing medium by plant type, never just before heavy rain. |
| Around the pool | Leaves and clippings are collected and paving swept; cleaning the pool itself is a separate service. |

In a gated compound: the gate, water and power, green waste
A compound house sits behind a guarded gate where visitors are logged, and a garden visit arrives with machines and leaves with sacks of clippings. A few things are settled beforehand.
- At the gate
- Up specialists, the UpClean staff who do the work, are identity-verified and trained to the Up Standard. You receive your specialist's name and photo for the guards, whose directions on parking and the way in are followed.
- Water, power and tools
- Outdoor taps and sockets are used only where permitted. Tools are counted in and all taken out again.
- While machines run
- Mowers and hedge trimmers start once children and pets have left the work area. The veranda is screened, and pots and garden furniture go back to their places.
- Green waste
- The quote says whether we take it out of the compound or leave it at the compound's collection point.
Rented villas and long absences: international residents
A garden does not pause while a house stands empty. In 2020 Tuoi Tre counted nearly 6,000 foreign residents of 102 nationalities in Thao Dien. Most homes let to them come furnished, and a house may stay shut between two leases while its owner lives elsewhere. Families in residence are often away too, on business or long holidays, and the schedule is planned around those dates.
- Empty between tenants
- A garden left untended needs a restoration visit before regular care begins; its size is settled at the survey.
- Owner abroad
- Name the person who opens the gate. The Up Report can be forwarded as it stands to your tenant or agent.
- Landlord or tenant pays
- The quote lists each task separately so the two sides can agree their shares, and the VAT invoice is made out to the party that pays.
- In English
- Quotes, confirmations and Up Reports come in English on request. For an English speaker in the garden, add a note when you book; if we cannot arrange one, we say so beforehand and help by phone or message.
Apartment terraces, townhouse roofs, villas turned into cafés or offices
- Terraces in the towers
- Garden villas and sky villas at Gateway Thao Dien have a terrace; penthouses at The Nassim have a private roof terrace. Outdoor pots and planters are pruned, fed and cleared of leaves, and their irrigation checked. The specialist is registered with building management first and works in the hours the building allows.
- Plants indoors or in a lobby
- A job for our indoor plant care service.
- Townhouse yards and roofs
- Small areas worked largely by hand. Where grass thins beside a high wall, shade-tolerant ground cover or decorative gravel may serve better.
- Villas now used as cafés, showrooms or small offices
- Businesses can sign a regular contract with weekly and monthly task lists, photo reports and VAT invoices. Work is set for quiet hours, from 7:00 AM.
- A building's shared grounds
- Only under a contract from the management. UpClean is independent and has no partnership with the developers or managers of the projects named here.
How the cost of garden maintenance in Thao Dien is set
The price is fixed in writing after a free survey; there is no price list and no mowing rate per square metre. Within Thao Dien itself, a riverside villa garden with tall trees and a fish pond is a very different job from an apartment terrace with a few planters. The quote gives one all-inclusive figure per visit or per month and changes only with your written agreement. For a small yard, photos or a video are enough for a first estimate.
- Lawn: one stretch for a machine, or small patches between beds and stone steps cut by hand.
- Trees: how many and how tall. Work that needs ladders and safety lines is usually quoted separately.
- Starting condition: a garden at a house that stood empty needs a restoration visit.
- Ponds: size, fish or no fish, the filter, the level of cleaning agreed.
- Frequency and materials: visits per month, and who supplies fertiliser and turf.
- Green waste: the volume, and where it goes.
Limits, mosquitoes and how to book
Send photos of the garden and your street, compound or building name to 0968 726 135 on WhatsApp or Zalo. The specialist walks the grounds, then you receive the checklist, a seasonal frequency and the price in writing. If a task falls short, reply to the Up Report within 48 hours and it is redone at no charge.
- Koi ponds: leaves skimmed, algae brushed, pump baskets and filter chambers cleaned, normally with the fish in place. This is mechanical cleaning; we promise nothing on water readings or fish health and do not repair pumps.
- A plant-protection product is used only when needed and with your consent: a legally permitted one, with notice of spraying, never near a fish pond.
- Branches near power lines are left alone, and an unsafe position at height is reported, not attempted.
- Plant survival is not promised in general; any commitment on plants is written into your quote or contract.
- Mosquitoes in a dense or riverside garden
- Not part of a garden visit. UpClean's own pest-control technicians carry out mosquito treatment as a separate service.
- A yard that stays wet, or a new lawn
- Regrading, drainage and relaying a lawn belong to garden design and build.
- Garden maintenance across District 2
- The wider picture, from Sala to Cat Lai.
- Guide: garden care in Saigon's rainy season
- For households doing part of the work themselves.
