Thao Dien today: part of An Khanh ward, and where we work
Since 1 July 2025, under Resolution 1685/NQ-UBTVQH15, the old Thao Dien ward of District 2 has been merged with Thu Thiem, An Loi Dong, An Khanh and the rest of An Phu into one An Khanh ward. Wards are the local units the city uses now that districts no longer exist. An address copied from an older lease or title deed still works for booking.
Our office at 72 Nguyen Co Thach is in the same ward. Up specialists, the UpClean staff who do the work, come to Thao Dien every day of the week between 7:00 AM and 8:00 PM.
- Along the Saigon River
- Garden villas on Nguyen Van Huong and Quoc Huong, and the Xi Riverview Palace, Thao Dien Pearl and Tropic Garden towers.
- Gated compounds
- Large houses on several floors behind a guarded gate, where the specialist signs in and follows the route shown.
- Other apartment towers
- The Ascent, The Nassim, Gateway Thao Dien and Lumiere Riverside, and Masteri Thao Dien on Vo Nguyen Giap, next to a metro station.
Riverside damp, low ground and garden dust: which appliances suffer
Homes close to the Saigon River and under trees, as in Thao Dien, feel the damp of the rainy season more, although no separate measurements exist for the riverside. The ground adds to it: Tuoi Tre reported in June 2025 that Nguyen Van Huong, Thao Dien and Quoc Huong streets cross low land with old drains, where heavy rain at high tide leaves 0.15–0.3 m of standing water. Garages and basements in many houses stay damp for months.
For appliances this means three things. A dehumidifier's tank should be emptied and rinsed often, and the machine cleaned thoroughly once during the rains. Gardens send bits of leaf, pollen and fine soil onto the veranda, where fans draw them onto their guards and blades. At Masteri Thao Dien, dust from the main road comes in through the balcony doors, so a purifier's pre-filter fills sooner. Signs to act on: a mouldy smell from the dehumidifier's tank, a dusty smell when a fan runs, white scale on the shower head.
Villas and compound houses: ceiling fans, a heater in each bathroom, built-in ovens
A riverside villa or compound house is large, on several floors, with stone floors and natural timber, often with a veranda open towards the river. Its appliances are many and scattered, so we look at a photo of each one and list the job room by room.
- Ceiling fans indoors and on the veranda
- The fan stays on its hook while each blade and the light cover are wiped from an A-frame ladder, provided the ladder stands securely: 250,000 VND per fan. A fan over a double-height space needs a photo survey first.
- A water heater in each bathroom
- The casing and bracket are wiped, and sediment is flushed out through the drain valve where the tank has one, once the power is off and the water has cooled. A heater above a false ceiling is taken on only with a way in and a firm place for the ladder.
- Stone, timber and the garden
- Floors and furniture are covered before a ladder goes up, and dirty water is collected, never tipped onto the garden. At a compound gate, ladders and tools are counted in and out.
Apartments, tower by tower: high ceilings, duplex voids, twin kitchens, rentals
- The Ascent
- Apartments were introduced with 3.1 m ceilings. If yours has a ceiling fan, the specialist needs a folding ladder, and bringing it through the lobby and lift has to be arranged with building management beforehand. A built-in oven sits inside imported kitchen units, so no water is sprayed into door gaps or hinges.
- Thao Dien Pearl
- In use for more than ten years, with limescale on taps and shower heads; a storage heater with a drain valve is worth flushing. In a duplex, a fan over the void is cleaned only if an A-frame ladder indoors reaches it safely.
- The Nassim
- Separate dry and wet kitchens, marble floors and a stone island. The stone around an oven is covered while it is cleaned, and no corrosive product is used.
- Masteri Thao Dien
- Small, poorly ventilated bathrooms, and a good share of the apartments rented out. Fans, the microwave and the water heater are usually done together when tenants change.
- Lumiere Riverside
- Handed over at the end of 2023. Built-in kitchen appliances are still new and are cleaned as the maker's label instructs, with products that do not dull the finish.
What is cleaned on each appliance, and where we stop
Only parts the maker designed to come off by hand are removed. Wiring, circuit boards and whatever sits behind the casing are left alone, and each appliance is photographed and unplugged before work starts.
- Fans and air purifiers
- A fan's guard and blades are washed separately and its motor is kept dry. On a purifier the casing, vents and pre-filter are cleaned; HEPA and carbon filters are mostly not washable, and we fit a new one only if you have it ready.
- Microwaves and ovens
- Grease in a microwave is softened with warm steam and a permitted product before wiping; its casing stays shut because of the high-voltage parts behind it. Oven trays and racks are soaked and scrubbed one by one.
- Water heaters
- The flange, heating element, anode rod and wiring are not our work. If a leak, rust or damaged wiring shows, the specialist stops, photographs it and asks you to call the maker's service centre or a qualified electrician.
- The wider District 2 picture
- Our District 2 page also covers Thu Thiem, Sala and The Global City.
