Where Thao Dien is, and which homes we visit
Thao Dien ward of the former District 2 no longer exists as an administrative unit. Since 1 July 2025, under Resolution 1685/NQ-UBTVQH15, it has been part of An Khanh ward (wards are the city's local units, and districts are gone). Everyone still says Thao Dien, and you can book with either address.
Our office is at 72 Nguyen Co Thach in Sala, in the same ward, and we take washing machine bookings in Thao Dien every day from 7:00 AM to 8:00 PM.
- Villas and compounds
- Houses on several floors along Nguyen Van Huong and Quoc Huong, with stone floors and natural timber. In a compound, your specialist registers at the gate.
- Apartments
- Masteri Thao Dien, Gateway Thao Dien, The Nassim, The Ascent, Thao Dien Pearl, Xi Riverview Palace, Tropic Garden and Lumiere Riverside.
- Townhouses
- In the lanes and along Xuan Thuy, Thao Dien street and Vo Nguyen Giap; the machine is cleaned on the floor where it stands.
Where the machine sits, and how we prepare for it
The type of home decides where the machine stands, and that decides how the visit is prepared. Send a photo of the spot and of the rating label when you book, so that your Up specialist, the UpClean staff member who does the work, brings the right tools.
- Apartment service balcony
- As at Masteri Thao Dien: lint, dust and damp collect behind the machine and the floor gets slippery. The area is protected and no dirty water reaches a corridor or shared space.
- Cupboard beside the kitchen
- The specialist needs just enough room to work; a built-in machine that is hard to reach is quoted from photos.
- Villa laundry room
- Often a large machine, sometimes two, cleaned in one visit at their own prices. Stone floors are covered where parts are laid out.
- Front-loader
- More parts come off; the door seal and detergent drawer get close attention. About 2–3 hours.
- Top-loader
- The pulsator, the wash plate at the base of the drum, comes out and the drum is separated. About 1.5–2 hours.
- Washer-dryer
- A drying system inside the casing means more to dismantle. Models with a one-piece outer tub need their own approach.
Riverside damp and a long rainy season: why seals and drums grow mould
The city government portal gives a rainy season from May to November and average relative humidity of 79.5% over the year, and homes beside the Saigon River and among trees feel it more. On a front-loader the rubber door seal holds water and lint after every wash; a drum kept shut does not dry; and nobody sees the surfaces between the two tubs.
A tub-clean programme helps with upkeep but does not shift thick build-up on the outside of the inner drum or the inside of the outer tub. Those surfaces are reached only with the drum out.
- Towels and laundry dried indoors smell damp straight from the wash.
- Tiny black flecks cling to pale clothes.
- The door seal shows black spots, a slimy film or water standing in its lower fold.
- Between cleans: leave the door and detergent drawer ajar after each load, wipe the seal weekly, and run the tub-clean programme as the manufacturer recommends.

Furnished rentals: one machine, many households
Most homes let to foreign tenants in Thao Dien come fully furnished, washing machine included. The machine stays with the house through one lease after another, and a new arrival cannot know when it was last cleaned. At move-out it is also one of the appliances a landlord tends to check.
- Between two leases: book for the day the outgoing tenant returns the keys. In a handover clean, appliances are done first and surfaces after.
- Just moved in: have the machine cleaned before the first load, above all before washing a young child's things.
- After long home leave: a machine that has stood idle for weeks should be cleaned before it is used again.
- The Up Report can be filed with the handover record, and forwarded as it is to landlord, tenant or agent.
Development by development: how old the building is, what the machine needs
A machine that came with the apartment is as old as the tower. Handover dates below are those published by developers and the press; UpClean is independent of all of them.
- Masteri Thao Dien
- Mid-sized apartments, many rented, with the machine on the service balcony. After years of use a drum usually smells and holds residue.
- Thao Dien Pearl and The Ascent
- Handover was planned for late 2013 and late 2016, so a machine that came with the home may have worked for a decade. A six-monthly rhythm, washing machine and aircon together, is a reasonable start.
- Gateway Thao Dien and The Nassim
- At Gateway, when a family is posted elsewhere and hands the apartment back, the washing machine is one of the appliances a landlord checks closely. At The Nassim, marble floors are covered where tools are set down.
- Lumiere Riverside
- Handed over in late 2023. A newly fitted machine that has not been used yet usually needs no drum removal; send photos and we will advise.
Prices in Thao Dien: the list, and examples by home
Each price is all-inclusive for one machine, by door type and the capacity on the rating label: top-loader up to 9 kg 450,000 VND, over 9 kg 550,000 VND; front-loader up to 9 kg 690,000 VND, over 9 kg 790,000 VND; a washer-dryer adds 150,000 VND. That covers drum removal, cleaning of the inner drum, outer tub, door seal, detergent drawer and drain filter, reassembly, a test cycle and the Up Report.
- Japanese-market machines, commercial machines and hard-to-reach built-in machines are quoted in writing after a free photo survey.

For international residents: English, access, the day itself
- English
- Enquiries, quotes, booking confirmations and the Up Report can all be in English. If you would like a specialist who speaks English in the home, ask when you book; if we cannot arrange one, we tell you first and help by phone or message.
- Reception and compound gates
- Apartment buildings here commonly want outside staff registered with the management office in advance, so you receive your specialist's name and photo beforehand. Time spent on formalities after an on-time arrival is not counted as lateness.
- If you are out
- You can leave a key with reception, building management or a relative; it is never copied. It helps if someone you trust is there when the machine's condition is recorded and again for the test cycle; otherwise the walk-through, our check of the finished work with you, is done by video call.
- Before the visit
- Empty the drum and clear anything kept on or around the machine. If it is still under the manufacturer's warranty, check the warranty terms before booking.
