Washroom deep cleaning in Thao Dien — riverside villa bathrooms and rental apartments

Thao Dien lies on the Saigon River in the former District 2. On 1 July 2025 the city's districts gave way to wards, the local administrative units, and under Resolution 1685/NQ-UBTVQH15 Thao Dien ward became part of the new An Khanh ward, where our office is too (72 Nguyen Co Thach, Sala). A lease showing the old address is fine for booking.

We survey and work here on any day of the week, from 7:00 AM to 8:00 PM, along Nguyen Van Huong, Xuan Thuy, Quoc Huong, Thao Dien street and Vo Nguyen Giap.

Riverside villas and compound houses

Large houses on several floors, with natural stone and timber throughout, often a garden and pool, and many more bathrooms than an apartment.

Ho Chi Minh City's relative humidity averages 79.5% across the year, according to the city government portal, and stays around 80% from May to November, the rainy months. Homes close to the river and among trees feel it more, although no separate figures exist for the riverside. In a villa the damp shows first at the foot of the walls, in the grout and in rooms seldom opened: a musty smell, then mould spots.

A villa is always surveyed first, on site or from photos and video of each floor, and a house with many bathrooms can be done over two visits.

Marble and limestone

Acidic descalers are kept off both, and each product is tried somewhere out of sight before it is used on stone, glass or plating.

Bathrooms of little-used rooms

An Up specialist, one of UpClean's own trained staff, looks for the source of the smell at the foot of the toilet, the floor drain, the screen joints and under the basin. If it is a trap that has dried out, a seal that no longer closes or the pipework, you are told, so that a plumber can deal with it.

Grout with mould spots

Scrubbed with grout brushes, with surface mould treated. Cracked or missing grout is photographed, not regrouted.

Masteri Thao Dien

Modest apartments with small, poorly ventilated bathrooms, so shower glass, shower heads and grout gather soap scum week after week. Many have had several tenants, and old mineral scale needs a product and tool suited to each surface; nothing abrasive is used on steel, glass or stone.

Thao Dien Pearl

Many homes have been lived in for over ten years: darkened grout lines, scale on taps, showers, screens and seals, and a floor drain channel that easily smells. Older surfaces may have lost some of their protective layer, so products are tested out of sight, and a stain that has soaked in may only fade.

The Ascent

If handed over on schedule in late 2016, the apartments are about ten years old, and door seals and grout are starting to discolour.

The Nassim

The apartments were presented with marble floors, and marble is sensitive to acid: some bathroom cleaners dull it after a few uses. Acidic descaler is therefore kept off the stone, while glass, ceramic and fittings each get a product that suits them.

Lumiere Riverside

Handed over at the end of 2023. Surfaces are still new, and products are chosen so as not to dull the finish.

Washrooms in these premises are shared by many people, so the deep clean is usually booked monthly or quarterly, alongside the daily cleaner's work. We come when the premises are closed to customers, no earlier than 7:00 AM and no later than 8:00 PM, and leave time for everything to dry before you open; the same specialist is assigned whenever the schedule allows. Where a business occupies the ground floor and a family lives above, both are surveyed together and listed separately. We do not supply paper, soap or air fresheners.

Your belongings are covered first. The order is high to low, starting with the extractor fan and moving through walls, shower glass and fittings to grout, floor and drains; odours are treated only once the residue is gone.

• Limescale on taps, showers and chrome or steel fittings is loosened with a descaler, then wiped off.
• Glass screens and mirrors are cleared of water marks and soap scum.
• Toilets and urinals are cleaned under the rim, around the base and at the seat hinges; basins, vanity tops, shelves and dispensers too.
• Drain covers and grates are lifted and cleaned as far as a hand can reach. To have grout whitened and sealed, add our Tile & grout cleaning service, which has its own quote.
• Left to a plumber or builder: blocked toilets and pipes, septic work, traps, seals, taps, cisterns and leaks, waterproofing, re-tiling and redecorating. Faults we notice are written in the Up Report, the photo record sent after each visit.

Guide: bathroom limescale and yellow stains

Which cleaner suits which surface, for the weeks between visits.

One apartment bathroom at Masteri Thao Dien and the five bathrooms of a riverside villa are very different amounts of work. Each address is therefore assessed first, from photos or in person and at no charge, then quoted in writing at a fixed price that lists what will be done, what will not, and roughly how long it takes. The agreed figure changes only with your approval.

The single figure you can check against the price list sits under Disinfection & odour removal: the bathroom odour check and deodorising clean costs 450,000 VND per room, and a visit is never below 800,000 VND. Booked on its own, that item comes to 800,000 VND for one bathroom (the minimum), 900,000 VND for an apartment with two and 2,250,000 VND for a villa with five. Its scope is much smaller: cleaning around the toilet base, the grout lines, the joints of the shower screen and the drain cover and grate, followed by deodorising. Descaling all the glass and fittings, or a washroom with several cubicles, is not part of that item and is priced in the fixed quote.

Tuoi Tre newspaper reported in 2020 that nearly 6,000 foreign residents of 102 nationalities lived in Thao Dien. Most homes let to them are furnished and pass through several households; the empty days between two leases are the time to do every bathroom at once, straight after the keys come back, because the rooms need airing until dry.

Write to us in English; the quote, the booking confirmation and the Up Report come back in English too. A specialist who speaks English in the home must be asked for at booking; when we cannot provide one you are told beforehand, and we help by phone or message.

Keys and handover

You need not be there. Leave the key with the management office, at reception or with a relative; no one but the assigned specialist handles it, and no copy is made. The walk-through, our check of the finished work with you, can be a video call.
