Where Thao Dien is, and the homes a plan is meant for
Thao Dien is the riverside neighbourhood that older leases call Thao Dien ward, District 2. Districts ended on 1 July 2025; under Resolution 1685/NQ-UBTVQH15 all of Thao Dien joined An Khanh ward, a ward being the local administrative unit. Either address is fine.
Our office is at 72 Nguyen Co Thach in Sala, in the same ward. Plans here are scheduled regularly, 7:00 AM to 8:00 PM on any day, along Nguyen Van Huong, Quoc Huong, Xuan Thuy, Thao Dien street and Vo Nguyen Giap.
- Villas and compound houses
- Large houses on several floors along Nguyen Van Huong and Quoc Huong, usually with ceiling units; compounds have a guarded gate.
- Apartments with several bedrooms
- The Nassim, Gateway Thao Dien, Xi Riverview Palace, Thao Dien Pearl, The Ascent, Masteri Thao Dien, Tropic Garden and Lumiere Riverside.
- Townhouses and business premises
- Townhouses on several floors, and the showrooms, cafes and small offices run from converted villas and townhouses.
Why homes here need a schedule, and what a plan changes
A villa here spreads its units over several floors; an apartment with several bedrooms usually has a wall unit in each and a larger one in the living room. With five or seven units of different types, remembering which was cleaned when becomes a job of its own.
A plan is not a different technical service. Each visit is the deep clean of a single booking (coil, filters, drain pan, blower wheel and condensate drain, the outdoor unit where safely reachable, then a test run and readings) at the same price per unit. What it adds is organisation. The units are listed once, with the place, type, capacity and outdoor-unit position of each; the year's dates are confirmed in writing; we remind you before each one; and the Up Reports build into a history of the house.
- The wider picture for the former District 2
- Our District 2 page also covers Thu Thiem, Sala, The Global City and quarterly schedules for shophouses.
Villas and compound houses: ceiling units on several floors
In a large house the first visit is a count. Riverside villas and compound houses in Thao Dien have stone floors, natural timber and a garden, and usually ceiling units; many add floor-standing units or a ducted system. Your Up specialist, the UpClean staff member who does the work, walks every floor, lists each unit, and for a ducted system looks at the ceiling access hatch and the vents first.
- Stone floors and timber furniture near the work are covered, and the rinse water runs into a wash bag.
- An outdoor unit is cleaned if it can be reached safely; if it needs access equipment at height, we ask you first.
- The volume reduction counts only units done in one visit, so the team is sized to finish every floor within the day.
- At a compound gate, the guards tell the specialist where to park and where power and water may be used.
Large apartments: what each development means for its units
The towers here were handed over years apart, so their fitted air conditioners are at different ages. These notes rest on what developers and the press have published. UpClean is independent of every developer and building management named.
- Thao Dien Pearl
- Handover was planned for late 2013, so many homes are over ten years old. The condensate drain is checked closely at every visit.
- The Ascent
- Handover was planned for late 2016, and units fitted then have seen many hot seasons. With 3.1-metre ceilings, we ask in advance which lift a folding ladder may use.
- Masteri Thao Dien
- Mid-sized apartments, many rented out. After several seasons the coil holds dust and the drain pan blocks and drips.
- The Nassim and Gateway Thao Dien
- Up to four bedrooms, plus penthouses. At The Nassim, marble floors are covered where tools are set down. Gateway's serviced-apartment tower has its own operator.
- Xi Riverview Palace, Tropic Garden, Lumiere Riverside
- Xi Riverview Palace has four large apartments to a floor, on the river. Tropic Garden's blocks were handed over a few years apart. Lumiere Riverside dates from late 2023, so a record can start while the units are new.
When to schedule: around the seasons and your own calendar
A home usually needs two visits: one ahead of the hot months, and one once the rains are over, because damp leaves an odour in the coil. City climate data give a rainy season from May to November at roughly 80% relative humidity, and houses beside the river and among trees feel damper still.
Many families here live by the school year, long trips home and job moves, so set the dates by those: just before the family returns, or before a new tenant arrives.
- Living rooms used daily; homes with young children, older relatives or pets
- Every 3–4 months.
- Rental and serviced apartments
- Between two and four visits a year, by how often the home is occupied; plan them before peak season.
- Shops, cafes and small offices
- Usually quarterly, outside customer hours; a free survey counts the units first.

- How often units need cleaning in Vietnam, and what it costs.
What a plan costs in Thao Dien: worked examples
Plans carry no special rate or discount. A visit costs what the same clean would cost as a single booking: wall-mounted 1–1.5 HP 250,000 VND, wall-mounted 2 HP and above 300,000 VND, floor-standing 500,000 VND, ceiling cassette 550,000 VND, ducted 700,000 VND. From the 3rd unit in one visit each is 10% less, and the two most expensive are charged in full. The unit counts below are assumed; your formal quote follows in writing after the count.
- A gas top-up is outside the maintenance price. It is done only after a low reading and with your approval, from 250,000 VND to top up a unit of up to 2 HP running on R32 or R410A; other units and gases are quoted after measuring.
| Home and units | Per visit and per year |
|---|---|
| Compound villa: one ducted system, three cassettes, four 1–1.5 HP wall units | 3,140,000 VND each time, so 6,280,000 VND with two visits in the year. |
| Four-bedroom apartment: two wall units of 2 HP or more, three of 1–1.5 HP | 1,275,000 VND each time, so 2,550,000 VND with two visits in the year. |
| Townhouse with a shop: one cassette, one floor-standing unit, three wall units | 1,725,000 VND each time, so 6,900,000 VND over four quarters. |
For international residents and landlords: English, access, keys and payment
Most homes let to foreign tenants in Thao Dien come furnished, air conditioners included, and change hands while the owner is often away. The series of Up Reports gives landlord, tenant and agent one record to consult at handover.
- English
- Enquiries, quotes, booking confirmations and the Up Report can all be in English. For a specialist who speaks English in your home, say so when you book; if we cannot arrange it, we tell you in advance and help by phone or message.
- Getting into the building
- Many apartment buildings ask residents to register outside staff beforehand; the specialist's name and photo come with every reminder.
- Keys when you are away
- A key can be left with building management, reception or family, and is never copied; for a smart lock, use a temporary code.
- Payment and getting started
- You pay after the walk-through, our check of the finished work with you, by bank transfer or cash; VAT invoices are issued for each visit. To begin, message or call 0968 726 135 with your address and the number and type of units.
