Termite control in Thao Dien — garden villas, compounds, riverside homes

Thao Dien is no longer the name of a ward. On 1 July 2025 Ho Chi Minh City stopped using districts, and under Resolution 1685/NQ-UBTVQH15 the whole of Thao Dien was merged into An Khanh ward, the local administrative unit that also takes in Thu Thiem, An Loi Dong, the old An Khanh and the rest of An Phu. Earlier documents remain valid under Resolution 190/2025/QH15, so book as "Thao Dien ward, District 2" or as "An Khanh ward".

Our office at 72 Nguyen Co Thach, in Sala, is in the same ward, and termite work in Thao Dien is on our regular schedule. Bookings are taken from 07:00 to 20:00 every day; the survey time follows our technicians' schedule.

Riverside and garden villas

Along Nguyen Van Huong and Quoc Huong, many with large gardens, mature trees, open verandas facing the river and a private pool.

Townhouses

Multi-storey houses in the lanes and on the main streets. A good number are now showrooms, cafes or small offices; we book these for quiet hours and cover displays and documents first.

Apartments

Xi Riverview Palace, Thao Dien Pearl and Tropic Garden beside the Saigon River; Masteri Thao Dien, The Ascent, Gateway Thao Dien, The Nassim and Lumiere Riverside.

Landmarks

Thao Dien station on the Ben Thanh – Suoi Tien metro line, Xuan Thuy and Thao Dien streets, Vo Nguyen Giap road.

Subterranean termites need wood to eat and moist soil to nest in; a Thao Dien villa usually has both in its own grounds. Mature trees, open verandas, the pool deck and natural-wood furniture supply the food; garden soil watered regularly beside the Saigon River stays moist.

The terrain adds to it. According to Tuoi Tre (June 2025), Quoc Huong, Nguyen Van Huong and Thao Dien streets run through low ground with old drains; when heavy rain meets a high tide, water can stand 0.15–0.3 m deep for one to two hours. Through a rainy season lasting from May to November, yards, wall footings, garages and basements stay damp for months.

Rented homes are the third factor: most of those let to foreign tenants here come fully furnished, and a house may stay shut between tenancies while the owner is away from Ho Chi Minh City. Termites eat timber from the inside and avoid light, so in a closed house the signs are easy to miss. A caretaker or housekeeper can check these places:

• Veranda posts and pergola feet: crumbling wood, tube-shaped trails of soil rising from the ground.
• Decking beside the pool: boards that give underfoot, with damp soil stuck to the underside.
• Sliding-door frames onto the garden and ground-floor skirting: blistered paint, a dull sound when tapped.
• Built-in wardrobes and kitchen cabinets in little-used rooms: crumbs of soil at the back and in dark corners.
• Tree stumps and planters built against the house: odd mounds of soil, mud tubes crossing to the wall.

Our technicians propose the plan once they have walked the house and its grounds: bait and monitoring stations, a localised residual treatment, soil treatment around the foundations, or a combination. The choice of product and quantity is theirs and is set out in the plan. Your Up specialist's part varies:

Villas with a garden and pool

Garden, verandas, outbuildings, garage and boundary walls are all surveyed. Your Up specialist covers stone floors and natural-wood furniture and protects lawn and plants at each working point; notes for the pool are written into the plan.

Houses in compounds

Large, multi-storey houses behind a security gate: people and equipment are registered as security directs, and tools and covers are counted in and out.

Riverside houses on low ground

Attention goes to where the building meets damp soil: boundary-wall footings, doorsteps, the garage floor and the basement. Damp spots are noted in your Up Report for you to watch through the rainy season.

Apartments

Kitchen cabinets, built-in wardrobes, door frames, timber floors and service shafts are checked. Your Up specialist keeps corridor and lift clean and keeps to the building's permitted hours.

Homes being built or heavily renovated

New ground slabs and foundations can be treated from the outset through our pre-construction termite protection service.

We do not publish prices for termite control. Two villas of the same floor area can differ widely: one has a single damaged door frame, in the other termites have travelled from a garden tree stump to the built-in wardrobes. We quote only after a survey, which is free.

The written all-inclusive quote separates indoor work from garden work. For each it states the method, the re-entry time (how long the area must be kept clear), the return inspections and the warranty terms. Nothing beyond it is charged without your written approval.

Termite products are safe only when used correctly, so before treatment day you receive a written note of the areas to keep clear, for how long, and what to watch for. Share it with the housekeeper and the gardener:

• Tell the gardener the date; watering and digging near the treated area pause as our technicians advise.
• Put away food, dishes, toys and pet bowls from the veranda. Cover fish tanks and ask us about the air pump.
• During the re-entry period, children, older relatives, anyone pregnant, dogs and cats keep off the lawn, the decking and any treated spot.
• Mention asthma or allergies at the survey so the plan can allow for them.
• Nobody mowing or pruning should move or open a station; your Up Report shows where each one is.
• Afterwards, keep planters, mulch and roots clear of the wall base, replace rotten decking, pergola feet and fence rails, and dig out old stumps.
• Keep firewood and cardboard out of the garage and away from the boundary wall, and clear garden drains before the rainy season.
• On evenings after the first rains, switch off some garden and pool lights, which draw winged termites. Photograph any new mud tube for us; do not break or spray it.

• We reply with the date and time of the free survey; afterwards you receive the plan, re-entry times, follow-up schedule and all-inclusive quote in one document.
• On the day our technicians follow the plan you approved; your Up specialist puts protection in place first, stays throughout, then cleans and moves furniture back.
• Your Up Report follows: a plan of the points treated indoors and in the garden, before-and-after photos and the next inspection date; we remind you when it is due.
• With 24 hours' notice you can move or cancel at no charge; later cancellations carry a 30% fee. If your specialist is more than 15 minutes late, that visit's invoice is reduced by 10%; gate formalities after an on-time arrival do not count as lateness.

In English

Enquiries, quotes, booking confirmations and the Up Report can all be in English. For an English-speaking specialist on site, note it when booking; if we cannot arrange one, we say so in advance and support the visit by phone or message.

Gate and building registration

Many apartment buildings ask residents to register outside staff with building management beforehand, and a compound's gate needs the names in advance. We send your Up specialist's name and photo, with our technicians' details, for you to pass on.

If you are away

You need not be at home. A key can be left with building management, reception, family or a key holder the owner names; only the assigned specialist handles it, the times are recorded and keys are never copied. For a smart lock we recommend a temporary code; the walk-through can be by video call.

Payment

You pay after the walk-through, by bank transfer or cash; on a large property a deposit may be asked for and is stated in the quote. Invoices are issued on request under Vietnamese regulations, to individuals and companies, by Uptech Technology Solution Company Limited.
