Rental property care in Thao Dien — turnover cleaning and visits to empty villas and apartments

Most leases and title deeds here still say Thao Dien ward, District 2. Since 1 July 2025, when Resolution 1685/NQ-UBTVQH15 took effect, the whole of Thao Dien has belonged to An Khanh ward (a ward is the local unit that replaced the district in addresses), and older papers stay valid. Give us either address, or just the development, tower and unit.

Our office at 72 Nguyen Co Thach, Sala, is in that ward too. The short distance makes it easy to pick up a key, return once a mattress is dry and keep to a regular round, 07:00 to 20:00 daily.

Tuoi Tre reported in 2020 that Thao Dien had close to 6,000 foreign residents from 102 nationalities. The homes they rent are mostly furnished, and the gap between one family moving out and the next moving in tends to be short. We work in that gap, and in the spells when a home stands empty. The rest belongs to you, your agent or your tradespeople.

• Repairs. A leak, an electrical fault or a dead appliance is photographed, its position noted, and you are told at once; your own contractor does the fixing.
• Letting. Advertising, viewings, leases, rent, deposits and speaking for you to building management or the authorities are outside the service.
• Inventories. Our photos show the home on arrival and on leaving; counting furniture, signing handover papers and settling a deposit are for the owner.
• Guarding and surveys. A visit is light cleaning and a visual check, not a security service or a technical building inspection.

A turnover is four listed services: a deep clean of the whole home, aircon cleaning (gas pressure checked at no charge, 90 days' warranty), and mattress and sofa cleaning on site. Appliances come first, fabrics second so that they can dry, surfaces last.

Masteri Thao Dien

Compact homes, many already through several tenancies. Mattress and sofa stay with the unit, and aircon drain trays clog after many seasons.

Gateway Thao Dien

Windows 2.4–2.7 m high mean a lot of curtain, an optional line at 40,000 VND per m². The serviced-apartment tower has its own operator; we work in the residential units.

The Ascent

Glass over 3 m high: the inside is cleaned within safe reach; the outside on upper floors is not part of the service.

Thao Dien Pearl

Over ten years of use: darkened grout and limescale on taps and shower screens take longer, and a deep-set stain may only fade.

The Nassim

Marble floors are photographed as found, then wiped only with a pH-neutral product.

Xi Riverview Palace

A few closed-up weeks by the river leave wardrobes, curtains and aircon smelling damp; any mould is photographed for the report.

A rental villa has far more rooms, aircon units, mattresses and seating than a flat, so the quote follows a survey; the deep clean line is 20,000 VND per m² of floor. A big house can take two sessions, fabrics first. Garden and pool go through our landscape care and pool cleaning services.

While the house is empty, the lie of the land matters. According to Tuoi Tre (June 2025), Nguyen Van Huong, Quoc Huong and Thao Dien streets sit on low ground with ageing drains, and a downpour at high tide can leave 0.15–0.3 m of standing water for an hour or two. After such a day somebody should look at the garage, the back yard and the foot of the walls; we photograph what we find and send it to you.

• At a compound gate the specialist does as the guards direct on parking and access, and tools are counted in and out.
• Termite trails or other pest signs go to you with photos at once. With your consent, UpClean's own pest-control technicians carry out the treatment.

The rainy season lasts from May to November, with relative humidity near 80%. Shut up through those months, a home goes downhill fast: dry floor drains smell, wardrobes grow mould, an unused aircon turns musty. How often we call is up to you.

• Airing: windows, balcony doors and cupboards stay open while your Up specialist, the UpClean staff member who makes the visit, is there; all are locked afterwards, with a photo.
• Water: every tap, shower and toilet is run, floor drains are topped up, and the specialist looks under sinks for drips.
• Light cleaning: dusting, vacuuming, mopping, a wipe of the balcony and leaves cleared from its drain.
• Appliances: aircon and extractor fans get a trial run, but only those you have listed.
• Photographed when seen: damp patches, mould inside cupboards, insect droppings, termite trails, a cracked pane, a lock that will not catch.

Nothing is bundled: every line keeps its list price, and the one reduction is 10% off each aircon unit from the 3rd in a single appointment. An apartment deep clean costs 15,000 VND per m², 900,000 VND at least; wall-mounted aircon 250,000 VND for 1–1.5 HP and 300,000 VND from 2 HP; mattresses 450,000 VND (queen) and 550,000 VND (king); a fabric sofa 130,000 VND a seat, 390,000 VND at least. The floor areas are only illustrations; we confirm your figure after seeing photos or the home.

One-bedroom, 45 m²: 2 aircon units, queen mattress, 2-seat sofa

900,000 VND for the deep clean, 500,000 VND for aircon, 450,000 VND for mattresses and 390,000 VND for the sofa: 2,240,000 VND in all. The service minimum applies to the deep clean and the sofa.

Two-bedroom, 65 m²: 3 units (one 2 HP), queen mattress, 3-seat sofa

975,000 VND for the deep clean, 775,000 VND for aircon, 450,000 VND for mattresses and 390,000 VND for the sofa: 2,590,000 VND in all.

Three-bedroom, 120 m²: 4 units (one 2 HP), 3 mattresses, 5-seat corner sofa

1,800,000 VND for the deep clean, 1,000,000 VND for aircon, 1,450,000 VND for mattresses and 650,000 VND for the sofa: 4,900,000 VND in all.

Villa with 350 m² of floor

Deep clean line only: 7,000,000 VND. Each ceiling cassette aircon unit is 550,000 VND; the other lines wait for the survey.

Empty-home visits

Not on the price list: one fixed price in writing, set by frequency and floor area, after a free survey.

English

Enquiries, quotes, booking confirmations and the Up Report, the photo report that follows every visit, can all be in English. If you need a specialist who speaks English in the home, tell us when you book; where that is not possible we let you know beforehand and support the visit by phone or message.

Keys

We agree in writing beforehand how keys, cards or door codes are handed over: through reception, building management, a relative, your agent or our coordinator, with a message to confirm each time. Without written instructions the specialist admits nobody and signs for nothing.

Report and payment

The report shows each room, the checklist, anything out of the ordinary and the locked front door. It records what could be seen and is not a handover document. Payment is by bank transfer once you have read it, with a VAT invoice on request.

Tenants can book the deep clean before returning a home, at 15,000 VND per m² (minimum 900,000 VND). Wall holes and floor scratches are damage, not cleaning.
