Deep cleaning in Thao Dien — apartments, townhouses and riverside houses

Thao Dien is no longer a ward of its own. On 1 July 2025 Ho Chi Minh City dropped its districts and redrew its wards, the local units that now come straight after the street in an address. Resolution 1685/NQ-UBTVQH15 placed the whole of Thao Dien in a new An Khanh ward, with Thu Thiem, An Loi Dong, the old An Khanh and the rest of An Phu. Earlier leases and title deeds remain valid and often still read Thao Dien ward, District 2; either address works.

Our office at 72 Nguyen Co Thach, in Sala, is in the same ward. We take bookings from 7:00 AM to 8:00 PM, seven days a week.

Townhouses

Multi-storey houses in the lanes and along the main streets, with stairs, a roof terrace and street-facing glass.

A deep clean reaches what a weekly clean passes over: door tracks, tile grout, limescale and old kitchen grease. Up specialists, the trained and identity-verified staff who do the work, bring their own equipment, photograph anything they need to move and put it back where it was.

• Ceilings, walls, fans and light fittings dusted within safe reach.
• Windows and balcony doors cleaned where the specialist can stand safely indoors or on the balcony, with frames and sliding tracks.
• Kitchen and bathrooms: grease taken off the hob, splashback and cabinet fronts; limescale removed from taps and shower screens; grout scrubbed.
• Furniture fronts, handles and switches wiped; every floor vacuumed, then mopped, including under beds and sofas that can be reached.

Not in the price

Sofa, mattress, carpet, curtain and aircon cleaning, which have their own price lists; the inside of cabinets, fridge and oven unless agreed in the quote; exterior glass beyond safe reach. A home just renovated or handed over needs post-construction cleaning.

Guide: what is included, room by room

The work in each room, and what a building asks for before cleaners can come up.

A two- or three-bedroom apartment is usually finished in a day. Where the time goes depends on the building's age, ceiling height and finishes, as its developer and the press have described them. UpClean is independent of these developers and management offices.

Masteri Thao Dien

Five towers beside the metro line, with modest units, many of them rented out. Four spots get close attention: the open kitchen, the small, poorly ventilated bathroom, the service balcony with the washing machine, and the balcony door track, which fills with fine sand.

Thao Dien Pearl

Two 33-storey riverside towers where many homes are more than ten years old. Dark grout, scale on shower screens and grease on the upper kitchen cabinets come first; products are tried on a hidden spot, since older finishes may have lost some protective coating.

The Ascent

Presented at launch with 3.1 m ceilings and glass over 3 m tall. The top edge of the glass, the upper frame and the curtain rail are done from a folding ladder that a second person holds, on the inside face only.

Gateway Thao Dien

Windows 2.4–2.7 m high and two open sides in most units, as VnExpress reported in 2015, mean more glass, frame and window sill than an ordinary apartment has.

The Nassim

Marble floors, separate dry and wet kitchens and a private lift lobby. Marble is wiped only with a neutral product and a soft cloth, and the lift controls are left alone.

Xi Riverview Palace

Four large units to a floor, each with several rooms and river-facing sides, so the team is divided by room.

The rainy season runs from May to November, and the city government portal gives average relative humidity of 79.5% across the year, about 80% in the wet months. Thao Dien lies beside the Saigon River under a lot of tree cover, so the damp is easy to feel, and weeks of it leave a smell and mould spots on grout, timber and fabric.

Houses at ground level have a second problem. Tuoi Tre newspaper (June 2025) described Quoc Huong, Nguyen Van Huong and Thao Dien streets as low-lying with ageing drains: when heavy rain meets a high tide, water can stand 0.15–0.3 m deep for an hour or two, and yards, boundary walls, garages and basements are often damp as a result.

We recommend a deep clean towards the end of the dry season, before the long rains. Your specialist marks any damp spots in the Up Report so you can watch them.

Thao Dien townhouses have several floors, a staircase and a roof terrace. They are cleaned at the townhouse rate, with extra care where street dust settles first: railings, front glazing and the entrance floor. Riverside villas and compound houses are larger, usually with stone floors, solid timber and a garden; they are surveyed first and charged at the villa rate.

Stone, timber, steel

Marble and many other stones react to acid, so they get a mild product suited to stone. Timber is wiped with a well-wrung cloth, and stainless steel along its grain, never with an abrasive pad.

Inside a compound

The team follows the gate guards on parking, routes and where outdoor water and power may be used; tools are counted in and counted out.

Floor area times the rate for your type of home, and never less than 900,000 VND per visit. The areas are illustrations, except 65 m², the size of a two-bedroom unit at Masteri Thao Dien that a resident described in VnExpress. Your own price is confirmed from the area and photos you send.

Tuoi Tre reported in 2020 that nearly 6,000 foreign residents of 102 nationalities lived in Thao Dien. Most homes rented to them come furnished, and a deep clean reaches the most in the empty days between two leases. Book it for the day the keys come back.

We answer enquiries, quote, confirm bookings and write the Up Report in English. For a specialist who speaks English in your home, note it when you book; if we cannot arrange one, we tell you beforehand and support the visit by phone or message.

Registering the visit

Buildings above a mall, such as Masteri Thao Dien and Thao Dien Pearl, usually separate residents, shoppers and service staff, and many management offices want outside staff registered in advance. You receive your specialist's name, photo and contact number for that purpose.

Keys

You need not be at home. Leave the key or access card with building management, reception or family; the assigned specialist alone handles it and no copy is made. The walk-through, our check of the finished work with you, can be a video call.

Payment and changes

You pay after the walk-through, by bank transfer or cash; invoices are issued on request. Changing or cancelling is free with 24 hours' notice; later, the fee is 30%.
