Sofa cleaning in Thao Dien — villas, compounds and riverside apartments

Thao Dien is the leafy riverside neighbourhood that leases and ownership certificates still call Thao Dien ward, District 2. On 1 July 2025 the city stopped using districts and reorganised its wards, the local administrative units: Resolution 1685/NQ-UBTVQH15 merged Thao Dien with Thu Thiem, An Loi Dong, the old An Khanh and the rest of An Phu into a new An Khanh ward. Older documents stay valid under Resolution 190/2025/QH15, and we accept your address written either way.

Our office is at 72 Nguyen Co Thach in Sala, in the same ward. We take sofa bookings in Thao Dien from 7:00 AM to 8:00 PM, seven days a week, along Nguyen Van Huong, Xuan Thuy, Quoc Huong, Thao Dien street and Vo Nguyen Giap, the renamed stretch of the Hanoi Highway.

Riverside villas and gated compounds

Large houses on several floors, usually with a garden. At a compound gate, your Up specialist follows the guards' directions on parking and access.

Equipment is carried up to the floor where the sofa stands, and the sofa is cleaned there.

Near the river, a fabric sofa usually smells damp before it looks dirty. The rainy season runs from May to November; the city government portal gives about 1,949 mm of rain a year and average relative humidity of 79.5%, around 80% in the rainy months. Close to the Saigon River and among trees, as in Thao Dien, that humidity is easy to feel, although no separate measurements exist for the riverside.

A sofa is rarely put out in the sun, so moisture that works into the cushions through weeks of rain has little chance to escape. Spray extraction removes dust, skin oils and most of the damp odour. Mould spots that have grown into the fibres may only fade; your specialist says beforehand how much can be recovered and marks damp areas in the Up Report. A fabric sofa near the river is worth cleaning once the rains have ended.

A riverside villa or compound house often has a sofa on more than one floor, each in a different material, so we list the work room by room before quoting. Send a photo of each sofa; for a large house we can come and see them first.

Soil, fine sand and bits of leaf come in from the garden and collect around the sofa legs and in the cushion gaps, so deep vacuuming comes first. Stone floors and wooden furniture nearby are covered before the machine is set down, and the dirty water it recovers is never emptied onto the garden or a shared path. The number of specialists is set by the amount of work, with the aim of finishing every floor within the day booked.

Tuoi Tre newspaper reported in 2020 that nearly 6,000 foreign residents of 102 nationalities lived in Thao Dien. Most homes let to foreigners here come furnished, and the sofa stays with the house through one tenant after another. Book the clean for straight after the outgoing tenant returns the keys, so that a fabric sofa has its full drying time before the next arrival; the before-and-after photos in the Up Report then show its condition at handover.

Homes with young children

The start of the school year is an easy date to remember. Blot a spill at once with a clean cloth and do not rub.

Every sofa is checked first: the care label, the stitching and the zips, then a colour-fastness test in a hidden corner. Your specialist then follows the method set for that material in the Up Standard, the procedure our specialists are trained to.

Fabric, woven or brushed

The frame, cushion gaps and underside are vacuumed and stains treated one by one. The upholstery is then spray-extracted, which recovers the dirty water at once, and brushed so the pile lies one way. Usually dry in 4–6 hours with the room aired or the aircon or a fan on.

Genuine leather

Never washed with water. The dirt is lifted with a solution made for leather, a soft-bristle brush and fine-fibre cloths, then a conditioner is worked in so the leather softens and is less likely to crack. Usable after about 30 minutes.

Suede, nubuck and peeling bonded leather

Examined closely before we accept the job; the method depends on the state of the surface.

Zip-off cushion covers

Cleaned in place, because machine washing tends to shrink them.

The rate is per seat: 130,000 VND for fabric, 160,000 VND for leather and 50,000 VND for each ottoman or loose cushion, with a minimum of 390,000 VND per visit. The sums below come straight from the current price list; your figure is confirmed before the booking is fixed.

Rental apartment — 3-seat fabric sofa and 2 loose cushions

3 × 130,000 VND + 2 × 50,000 VND = 490,000 VND.

River-view apartment — 6-seat L-shaped leather sofa

6 × 160,000 VND = 960,000 VND.

Townhouse — 4-seat fabric sofa and 1 ottoman

4 × 130,000 VND + 50,000 VND = 570,000 VND.

Compound villa — 3 + 2 + 1 leather suite, 5-seat fabric corner sofa and 3 ottomans

6 × 160,000 VND + 5 × 130,000 VND + 3 × 50,000 VND = 1,760,000 VND.

Many buildings ask service staff to register and show ID at reception or with security, and lift use for machines is usually arranged with building management; gated compounds work much the same way. If your specialist arrives on time and is then held at the lobby, the wait does not count as lateness. A three-seater takes about 60–90 minutes and is cleaned where it stands. A morning slot lets a fabric couch dry before the evening.

• Run the aircon or a fan and keep the room aired while fabric dries.
• Leave the scatter cushions off, keep pets in another room and draw the curtains against direct sun until the sofa is dry.

In English

Enquiries, quotes, booking confirmations and the Up Report can all be in English. If you want a specialist who speaks English in your home, say so when you book; if we cannot arrange one, we tell you in advance and support the visit by phone or message.

Registering the visit

Many apartment buildings ask residents to register outside staff with building management beforehand. You receive your specialist's name, photo and contact number before every visit, so you can do that.

Keys when you are away

A key can be left with building management, reception or family. Only the assigned specialist handles it, the times are recorded and keys are never copied; for a smart lock we recommend a temporary code. The walk-through, our check of the finished work with you, can be done by video call.

Payment

After the walk-through, by bank transfer or cash. A deposit may be asked for larger jobs and is stated in the quote. Invoices are issued on request, for individuals and companies.

Punctuality

If your specialist arrives more than 15 minutes after the confirmed time, the bill for that visit is reduced by 10%.

Redo within 48 hours

Free for anything that falls short, counted from when you receive the Up Report.

Damage

Tell us within 24 hours, with photos. We compare with the photos taken at the start; where the fault is our specialist's, we take responsibility under our policy.

Changing or cancelling

Free with at least 24 hours' notice; within 24 hours of the appointment the fee is 30%.
