Where Thao Dien is now, and the building sites we survey
Thao Dien is the riverside neighbourhood that older title deeds call Thao Dien ward, District 2. The city stopped using districts on 1 July 2025; under Resolution 1685/NQ-UBTVQH15 Thao Dien joined An Khanh ward (a ward is the local administrative unit). Earlier papers stay valid under Resolution 190/2025/QH15, so drawings may carry either address.
Our office at 72 Nguyen Co Thach, in Sala, is in the same ward. Enquiries are taken from 7:00 AM to 8:00 PM, seven days a week; site visits follow our technicians' schedule and your contractor's programme.
- Garden and riverside villas
- Along Nguyen Van Huong and Quoc Huong: large grounds, mature trees, open verandas towards the river, often a private pool. The survey takes in the whole plot.
- Houses in gated compounds
- Large, multi-storey houses behind a security gate; people, equipment and products enter under the compound's rules.
- Townhouses
- In the lanes and on the main streets, some now showrooms, cafes or small offices. If the ground floor of one is broken out and relaid, it is a site for this service.
- Finding the site
- Thao Dien metro station, Xuan Thuy street, Vo Nguyen Giap road, and towers such as Masteri Thao Dien, The Ascent, Thao Dien Pearl and Xi Riverview Palace.

New build, rebuild or renovation: what can be done in each case
It depends on whether the soil under the floor and beside the foundations is exposed. Open ground is treated directly; ground sealed under concrete can be reached only by drilling.
| Situation | What the termite work covers |
|---|---|
| A new house on an empty plot | Every stage: ground checked, stumps and rotten wood cleared; a barrier layer under the slab; a termite trench when the outer walls go up; timber treated before fitting. |
| An old house demolished and rebuilt on its footprint | As for a new build. First the technicians check the plot and the houses next door for nests; offcuts and roots must not end up buried under the new slab. |
| Floor broken out, relaid or raised | The exposed soil gets its barrier layer before new concrete is poured; the plan sets how far trench and wall bases are treated. |
| Floor kept, interior refitted | Door frames, floorboards, panelling and built-in cabinets are treated before installation; pipe openings through the slab are rechecked. |
| A finished house with no building work | A treated zone along the outside wall bases, small holes drilled in the floor or inside wall bases, sometimes bait stations. It needs a re-entry time, when the area is left unused, and each drilling position is agreed in writing. |
Low riverside ground, large gardens and pools: what a Thao Dien plot adds to the plan
How soil and damp relate to termites is covered on our Thao Dien termite control page; this section is about the building site. According to Tuoi Tre (June 2025), Quoc Huong, Nguyen Van Huong and Thao Dien streets cross low ground with old drains, and heavy rain on a high tide can flood them 0.15–0.3 m deep for one to two hours. A treatment stage needs the area handed over clean and dry, so settle the date for treating the ground when the programme is drawn up, above all if the foundations fall between May and November, the rainy months.
A villa here also tends to have mature trees, a lawn, open verandas and outdoor timber, so preparation goes beyond the house:
- Stumps, large roots and rotten wood are cleared; left under a slab, they draw termites.
- Tell us at the survey about any planter to be built against the house, because a wall base touching soil needs protecting.
- Termites already active on the plot or in the house
- Mud tubes or damaged timber show an active colony, which is treated first; see termite control in Thao Dien.
Hold points on site, and working with your contractor
One stage cannot be repeated: the interval between compacting the ground floor and pouring the slab. Send the foundation drawings and the programme as soon as they exist. One UpClean contact agrees dates and scope with owner and contractor; settled early, they barely touch the programme, since each treatment is usually short and announced beforehand. The plan refers to Vietnamese standards TCVN 7958:2017, for buildings under construction, and TCVN 8268:2017, for buildings in use.
- After compaction, before the pour: the barrier is laid on the ground, with care where pipes come through; the contractor then leaves that soil alone.
- Outer walls up: the termite trench is formed, a strip of soil beside footings and outer walls that is dug out and treated, and the wall bases are treated.
- Design changes: an extra drain chamber or a moved pipe that touches a treated area is reported and made good.
A site inside a gated compound: registration, cordons and the garden
Compounds and gated villa streets usually set rules for contractors: names given in advance, equipment and products declared, permitted hours. Before each stage we send your Up specialist's name and photo, with the technicians' details, for security.
The products have a valid registration number in Vietnam and are applied only by UpClean's technicians, as the label and the regulations require. The working area is cordoned off and the contractor's workers stay out. Show us at the survey any pool, fish pond, well or vegetable garden and the trees you want kept, so that the plan protects them. Empty packaging is collected before the area is handed back.
What it costs in Thao Dien: how the quote is built
We publish no price and do not estimate before reading the drawings: a townhouse in a lane and a villa in a large garden differ widely in slab area and trench length. The survey is free. The all-inclusive price comes in one itemised document and changes only if you agree in writing.
- Payment follows the walk-through, our check of the finished work with you, by bank transfer or cash; a larger job may need a deposit, stated in the quote.
| Factor | On a Thao Dien site |
|---|---|
| Ground-floor slab | The area needing a barrier layer; in a renovation, the part broken out and relaid. |
| Footings and outer walls | The length to be trenched, where they meet the soil. |
| Timber | Door frames, floorboards, panelling, stairs and built-in cabinets; outdoor timber by agreement with the technicians. |
| Starting point | With the contractor from the first day, or added to a finished house by drilling. |
| Inspections and warranty | Inspections after handover; warranty period and scope depend on the plan and are written into the quote. |
Owners abroad and international project teams: English, records and booking
Most villas let to foreign tenants in Thao Dien come furnished, and the owner is not always in Ho Chi Minh City. Following a build from abroad, you receive photos of each stage at the same time as the contractor, and the walk-through can be by video call.
- The Up Report
- UpClean's written and photographic record: a floor plan marked with the treated areas, dated photos of each stage, the approved plan and quote, the warranty terms and an inspection schedule. The treated layers are hidden once the house is finished, so later inspections and warranty rest on this file. Hand it on if you let or sell.
- In English
- The enquiry, plan, quote, date confirmations and Up Report can all be in English. For an English speaker on site, tell us when you book; if we cannot arrange one, we say so in advance and support the visit by phone or message.
- After you move in
- Inspections follow the plan, the closest one just after the rainy season. Tell us before paving more of the yard, building a planter or digging a pipe run, in case the barrier is cut.
