Sofa cleaning at Masteri Thao Dien — fabric and leather, blocks T1–T5

Masteri Thao Dien stands at 159 Xa Lo Ha Noi (Hanoi Highway), a stretch of road that the city's People's Council voted in July 2023 to rename Vo Nguyen Giap Street. According to VnExpress, it has five blocks, T1 to T5, built over the Vincom Mega Mall shopping centre and right beside Metro Line 1. We take sofa bookings in all five from 7:00 AM to 8:00 PM, seven days a week.

Since 1 July 2025 Ho Chi Minh City has had wards, its local administrative units, and no districts. Resolution 1685/NQ-UBTVQH15 (Article 1, Clause 78) placed the whole of the former Thao Dien ward (District 2, later Thu Duc City) in the new An Khanh ward, so the entire development is in An Khanh, the same ward as our office at 72 Nguyen Co Thach in the Sala urban area. Use the old address or the new one when you book; we only need the block, floor and apartment number.

Who we are

UpClean is an independent service company with no tie to the developer or to the building's management; you deal with us directly.

A resident told VnExpress that their two-bedroom apartment is about 65 m², faces the river and is fairly airy. In apartments of that moderate size the furniture stands close together and every square metre is used daily. The sofa is rarely kept for guests: it is also where people eat a snack, work and take an afternoon nap.

With the kitchen open to the living room, grease vapour and food smells reach the upholstery after every meal. The apartments sit directly above a shopping centre and next to a metro station, so visitors are frequent and dust comes in on shoes as far as the foot of the sofa. Balcony doors are often left open for air, and dust from the main road settles in the cushion gaps.

When VnExpress wrote about the development, the apartments had been handed over for about six years. After that long, the dirt on a sofa is usually skin oils and sweat worked into the fibres of the armrests and headrests, which ordinary vacuuming does not lift: fabric needs spray extraction, and leather needs cleaning and conditioning.

A considerable share of the apartments at Masteri Thao Dien are let by their owners, and the sofa of a rental usually stays through one tenancy after another. In Thao Dien, where Tuoi Tre newspaper reported in 2020 nearly 6,000 foreign residents of 102 nationalities, most apartments let to foreigners are handed over fully furnished. The sofa is often the first thing a new tenant notices in the living room.

The gap between one tenant leaving and the next moving in is usually very short, and a fabric sofa needs 4–6 hours to dry. Book as soon as the date for returning the keys is known: we do not promise same-day attendance, and a booking is confirmed against the slots still free.

Who pays

Either the landlord or the tenant. The quote lists each item, and the VAT invoice is made out to whoever pays.

Handover record

Photos taken before work starts show the stains, worn patches and peeling leather already there, which separates old wear from the condition after the visit.

Your Up specialist, our identity-verified and trained team member, starts with the care label, the stitching and the padding, then tests the solution on a hidden corner to see whether the fabric bleeds colour. Only then is a method chosen from the Up Standard, the procedure our specialists are trained to.

Fabric, woven or brushed

The frame, cushion gaps and underside are vacuumed thoroughly. The solution is sprayed on and the dirty water drawn straight back out in the same pass of the machine, then the fabric is brushed along the weave. With the aircon or a fan on, it is usually dry in 4–6 hours.

Genuine leather

Not washed with water. The surface is cleaned with a solution made for leather, a soft-bristle brush and fine-fibre cloths, then given a coat of conditioner so that it stays supple. You can sit on it after about 30 minutes.

Suede, nubuck and peeling bonded leather

Your specialist looks at the actual condition first, then advises on a method for that particular sofa.

The rate is per seat: 130,000 VND for fabric and 160,000 VND for leather, plus 50,000 VND for each ottoman or loose cushion (treated according to its own material), with a minimum of 390,000 VND per visit. The apartment types and sofas below are assumptions for illustration, not official specifications of the development; the figure for your apartment is fixed in writing once we have seen photos, and changes only with your written approval.

• The price includes deep vacuuming, the colour-fastness test, treatment of each stain, spray extraction for fabric or cleaning and conditioning for leather, covers around the work area, moisture extraction and the Up Report.

Small apartment — 2-seat fabric sofa

2 × 130,000 VND = 260,000 VND, which is below the minimum, so the charge is 390,000 VND.

Two-bedroom apartment — 3-seat fabric sofa

3 × 130,000 VND = 390,000 VND.

Three-bedroom apartment — 4-seat L-shaped fabric sofa, 1 ottoman and 2 loose cushions

4 × 130,000 VND + 3 × 50,000 VND = 670,000 VND.

Change of tenant — 3-seat fabric sofa and one 1.6 m mattress (one side)

390,000 VND + 450,000 VND = 840,000 VND, done in the same visit. Aircon cleaning and a deep clean can be added, each at its own price.

Masteri Thao Dien has a shopping centre in its podium, and in complexes of this kind contractors, here with a bulky spray-extraction machine, usually use an entrance of their own, apart from residents and shoppers. Many management offices also hold an identity document at the desk and name the lift for equipment. Those rules belong to the building and can change, so when you book we ask you or the management office for the instructions in force and follow them.

If your specialist is there on time but kept waiting in the lobby, the wait is not counted as lateness. A 3-seat sofa takes about 60–90 minutes and is cleaned where it stands.

• The dirty water stays in the machine's tank and is emptied where the building allows, never on the loggia, the balcony or the shared corridor.
• Afterwards, run the aircon or a fan and keep off the fabric while it is damp; draw the curtains if direct sun falls on it.

• Receive the all-inclusive price in writing and choose a time between 7:00 AM and 8:00 PM.
• Your specialist photographs the sofa as found, cleans it in place, then checks each part with you or the person you have authorised.
• You receive the Up Report. Where a VAT invoice is needed, it is issued by Uptech Technology Solution Company Limited (tax code 0316973414).

Punctuality

If your specialist arrives more than 15 minutes after the confirmed time, the invoice for that visit is reduced by 10%.

Up Report

Before-and-after photos of each part of the sofa, with honest notes on any stains that only faded, sent by WhatsApp or Zalo.

Redo within 48 hours

Anything that falls short is dealt with at no extra charge if you tell us within 48 hours of receiving the Up Report.

Damage

Send photos within 24 hours. We compare them with the photos taken at the start of the visit; where the fault is our specialist's, we take responsibility under our policy.

Changing or cancelling

Free with more than 24 hours' notice; cancelling with less than 24 hours to go carries a 30% fee.

English

Enquiries, quotes, booking confirmations and the Up Report can all be in English. For a specialist who speaks English in the apartment, note it when you book; if we cannot arrange one, we say so in advance and support the visit by phone or message.

Registering the visit

Many apartment buildings ask residents to register outside staff with building management beforehand. We send your specialist's name, photo and contact number before every visit so that you can do that.

Keys when you are away

You do not have to be home. A key can be left with building management, reception or family. Only the assigned specialist handles it, the times are recorded and keys are never copied. For a smart lock we recommend a temporary code. The walk-through, our final check of the work with you, can be done by video call.

Payment

After the walk-through, by bank transfer or cash. A deposit may be asked for larger jobs and is stated in the quote. Invoices are issued on request under Vietnamese regulations, for individuals and companies.
