After two rounds of reorganisation — the first from 1 January 2025, which left the district with 15 wards, and the second from 1 July 2025 under Resolution 1685/NQ-UBTVQH15 — the former Binh Thanh District is now five wards. The names are the easiest thing to mix up: today's "Binh Thanh ward" covers only the old Wards 12, 14 and 26. An apartment in Vinhomes Central Park or Landmark 81 is now addressed to Thanh My Tay ward.

Thanh My Tay ward — regular service

The old Wards 19, 22 and 25 (Ward 21 was merged into Ward 19 at the start of 2025): Vinhomes Central Park, Landmark 81, Saigon Pearl, Sunwah Pearl, The Manor, Opal Tower, Pearl Plaza, City Garden and Wilton Tower.

Binh Thanh ward

The old Wards 12, 14 and 26, including Richmond City on Nguyen Xi. Time confirmed on booking.

Gia Dinh ward

The old Wards 1, 2, 7 and 17, around Le Van Duyet Temple and Ba Chieu Market, with many long-established townhouses. Time confirmed on booking.

Binh Loi Trung ward

Formed from the old Wards 5, 11 and 13; narrow tube houses packed along residential alleys. Time confirmed on booking.

Binh Quoi ward

The old Wards 27 and 28, including the Thanh Da peninsula and the Binh Quoi area, surrounded by river and canals. Time confirmed on booking.

Dien Bien Phu and Nguyen Huu Canh are lined with one of the densest clusters of towers in the city, led by the 461.3 m Landmark 81. In high-floor apartments, living rooms usually have wide glass walls and air-conditioning running almost all day. Cool, dry air gradually takes the suppleness out of leather, while afternoon sun through the glass fades the fabric on the window side faster than the rest. Then, when a family is away and the air-conditioning is off for days in the rainy season, the cushion foam soaks up moisture.

Larger apartments here often have large sofas too: U-shaped corner sofas, modular sofas made of several pieces, and a second set in the family room. With a helper, small children, pets or frequent guests, the sofa is in constant use, and small marks pile up week after week.

Every sofa is checked for its label and stitching, and the solution is tested on a hidden spot before we begin. Townhouses around Ba Chieu and the garden homes of Thanh Da get the same care — ground-floor sofas facing the street pick up road dust, and fabrics in homes by the water take longer to dry in the rainy season, so we suggest a dry, sunny day there. The method depends on the material and construction:

Fabric and microfibre

Thorough vacuuming underneath and in the cushion gaps and joins; spot treatment of stains; spray extraction that lifts dirty water straight into the machine; pile brushed back into line. Usually dry in 4–6 hours in an air-conditioned room.

Modular sofas

Each piece is cleaned evenly so the colour matches when they are put back together; the number of seats charged is confirmed from photos before booking.

Leather

Never washed with water; cleaned with a dedicated leather solution, paying attention to seams and creases, then conditioned to soften it again. Ready to use after about 30 minutes.

Velvet and suede

We need close-up photos of the material and the care label; we confirm a method and price only once we are certain.

Traditional upholstered wooden sets

Common in Ba Chieu townhouses: the cushions are cleaned according to their fabric, and the carved frame is dusted gently to keep its finish.

Ottomans and loose cushions

50,000 VND each, done in the same visit.

Most apartment developments in Thanh My Tay have a management office and a contractor registration process; residents usually need to give the contractor's name and time slot in advance, and equipment goes up in the goods lift. As soon as your booking is confirmed, we send your specialist's name and photo for you to pass on to reception.

In very tall towers, getting from the lobby or basement to your floor can take a while at peak lift times. If your specialist arrives on time but has to wait for lobby formalities, that time doesn't count as lateness.

• Tell us the tower, block, floor and unit number when booking.
• Check with building management about permitted working hours and contractor parking.
• Clear items off the sofa and leave a power socket free near the living room.
• Afterwards, keep the air-conditioning or a fan running and avoid sitting on fabric until it is fully dry.
