Sofa cleaning in District 3 — old villas, lane townhouses and apartments

District 3 survives as a habit of speech and on older documents. Since 1 July 2025 the city has had wards, its local administrative units, and no districts, and Resolution 1685/NQ-UBTVQH15 arranged this district's wards into three: Xuan Hoa, Ban Co and Nhieu Loc. Before that, Vo Thi Sau ward had been formed from wards 6, 7 and 8, and in early 2025 ward 10 joined ward 9 and ward 13 joined ward 12. Give us the house number and street in whichever form you have and we look up the current ward.

We take sofa bookings in all three wards, 7:00 AM to 8:00 PM every day. If your street restricts stopping at certain hours, tell us first so we can choose a workable time together.

Xuan Hoa ward

Vo Thi Sau ward plus the rest of the old ward 4. Old villas stand on Tu Xuong, Ngo Thoi Nhiem, Tran Quoc Thao and Ba Huyen Thanh Quan streets; Dien Bien Phu has high-end apartments, among them Serenity Sky Villas at number 259.

Ban Co ward

The old wards 1, 2, 3 and 5 and part of ward 4, around Ban Co and Nguyen Thien Thuat. Narrow houses on several floors down lanes, often with a small living room; quite a few are let floor by floor.

Nhieu Loc ward

The old wards 9, 11, 12 and 14, along the Nhieu Loc – Thi Nghe canal. Townhouses, apartments and buildings that combine a home with an office or shop.

Dau Thau newspaper reported in 2018 that Ho Chi Minh City had about 1,300 old villas, more than 800 of them in District 3. Their living rooms tend to have high ceilings, large windows, timber or patterned cement-tile floors and solid-wood furniture, with a sofa or an upholstered wooden salon set in the middle, where the family receives guests at Tết and on family memorial days.

Old floorboards and worn cement tiles cannot take standing water. Your Up specialist lays protective sheets around the sofa legs, sprays only enough solution to dampen the fabric and extracts it at once; wooden frames and armrests are wiped dry.

Large windows let in the sun, and the garden sends dry leaves, pollen and soil indoors on people's shoes. In the rainy season, May to November, when the city's average relative humidity is around 80%, a living room kept shut for days leaves a damp smell in the upholstery.

Townhouse down a lane

The ground-floor living room is small and the front rooms catch road dust. The sofa is cleaned where it stands, with a compact extraction machine carried in on foot.

Family room upstairs

The sofa stays where it is. Equipment is taken up floor by floor, and the stairs are covered where needed.

Houses let by the floor, small serviced apartments

Owners can book between two tenancies; each sofa gets its own Up Report for the handover file.

Villas and townhouses used as offices

Sofas in the reception room and the director's office are booked after hours or at weekends, and the VAT invoice is made out in the company's details.

High-end apartments and sky villas

Serenity Sky Villas at 259 Dien Bien Phu has 45 units. These apartments have stone floors and large glass walls, so the floor around the sofa is covered and work follows the building's rules and hours.

Your specialist first reads the maker's label, looks at the stitching and tests the solution in a hidden corner for colour-fastness.

Fabric sofas

Cushion gaps and the underside are vacuumed and each stain is treated; spray extraction then draws the dirty water back into the machine's tank, and the upholstery is brushed in one direction. Dry in about 4–6 hours with the doors open or a fan running.

Leather sofas

Not washed with water. Dust is vacuumed and brushed off lightly, the surface is wiped with a solution made for leather, and a conditioner is applied to keep it supple. Ready to sit on after about 30 minutes.

Wooden salon sets with cushions

The cushions are treated like a sofa in the same fabric. The wooden frame, armrests and legs are only wiped dry, and no solution is allowed into the joints. We do not polish or refinish wood.

Velvet and old upholstery fabric

Send a close-up photo of the fabric and the label; we look before proposing a method and a price.

The cost follows the number of seats: 130,000 VND for a fabric seat, 160,000 VND for a leather seat and 50,000 VND for each ottoman or loose cushion. Sofas cleaned in one visit are added together, and the total for a visit is never below 390,000 VND.

• Sun-faded fabric, finely cracked leather and stains many years old may not return to their original state. Your specialist says so before starting, and nothing is added to the bill without your written approval.

2 × 130,000 VND = 260,000 VND, below the minimum, so the charge is 390,000 VND.

Most homes in District 3 are private houses with no building management, so what needs settling beforehand is the way in and where to park. Many lanes only fit a motorbike; your specialist parks where you say, keeps the equipment compact and leaves the neighbours' shared passage clear. At a villa with a guard or housekeeper, let them know who is coming. In apartment buildings, service staff usually register with building management and use the lift as directed, and a wait at the lobby after an on-time arrival is not treated as lateness.

• Tell us whether the sofa stands on timber, cement tile or stone, so enough protective sheets are brought.
• Put away scatter cushions, throws, books and ornaments, and keep a power socket near the sofa free.
• Antiques, paintings and altar items near the sofa are left in place and covered unless you tell us otherwise.

English

You can make your enquiry and receive the quote, the booking confirmation and the Up Report in English. Ask when booking if you need a specialist who speaks English in the house; if none is available, we tell you beforehand and support the visit by phone or message.

Building registration

Many apartment buildings ask residents to register outside staff with building management beforehand. We send you the specialist's name, photo and contact number before every visit so you can do that.

Keys

You need not be home. Leave a key with building management, reception or family; only the assigned specialist handles it, the times are recorded and no key is ever copied. With a smart lock, a temporary code is the recommended way. The walk-through, the final check with you, can be a video call.

Payment

After the walk-through, by bank transfer or cash. Larger jobs may need a deposit, which the quote states. Invoices are issued on request, to individuals and companies.

Changing or cancelling

Free with more than 24 hours' notice; later than that, the fee is 30%.

How often

Every 6–12 months for a family living room, every 3–6 months for an office reception room and about every six months for leather; sooner with a garden, pets or a room on the street. Before Tết, book a few days ahead so the fabric has time to dry.
