Sofa cleaning on Diamond Island — apartments, duplexes and sky villas

Diamond Island, Dao Kim Cuong in Vietnamese, has the address 1 Street 104, in what used to be Binh Trung Tay ward, District 2. On 1 July 2025 Ho Chi Minh City replaced its districts with larger wards, the local administrative units. Under Resolution 1685/NQ-UBTVQH15 (Article 1, Clause 76) the whole of Binh Trung Tay joined Binh Trung Dong and part of An Phu to form Binh Trung ward, so the entire development is now in Binh Trung. When you book, the tower name and apartment number are all we need.

We take bookings in all six apartment towers and in the villas, from 7:00 AM to 8:00 PM, seven days a week. The sofa is cleaned in the living room: the frame is not taken apart and nothing leaves the home.

Setting

A peninsula bordered on three sides by the Saigon River, the Giong Ong To River and a creek, according to CafeF; about 8 hectares, developed by Kusto Home, part of Kusto Group (Singapore).

Six apartment towers

Brilliant, Hawaii, Bora Bora, Canary, Bahamas and Maldives, all completed and lived in (CafeF, December 2022).

The surrounding rivers bring fresh air and wide views, and they also keep moisture in the air all the time, most noticeably in the rainy season from May to November. The sofa carries more upholstery than anything else in the living room, so that is where damp tends to stay.

It shows more in homes that are seldom opened up: an apartment waiting for its next tenant, or one whose owner is often away on business. The back of a sofa pushed against the wall and cushions that are rarely turned get little moving air. Add the sweat and skin oils on armrests and headrests, and brushed fabric starts to smell and slowly darkens.

Cleaning removes dust, skin oils and the damp odour held in the fabric. If the moisture comes from a leak or seepage, though, cleaning does not deal with the cause; your Up specialist, our identity-verified and trained team member, notes it in the Up Report so that you can call in a technical contractor.

For a riverside home we suggest cleaning a fabric sofa by the season, ideally before and after the rains. A sofa in daily use should be cleaned every 6–12 months; with young children or pets, choose every 6.

Your specialist reads the care label, checks the stitching and tests colour-fastness in a hidden spot before choosing a solution. Each material then follows its own procedure in the Up Standard, the method our specialists are trained to. In a riverside home the last stages, water recovery and moisture extraction, are done thoroughly so that the sofa does not hold extra damp.

Fabric, woven or brushed

The frame, cushion gaps and underside are vacuumed thoroughly, then the upholstery is spray-extracted so that the dirty water is recovered at once, and brushed along the weave. Usually dry in 4–6 hours with the aircon or a fan on; in the rainy season your specialist gives you an expected drying time on finishing.

Genuine leather

Not washed with water. It is cleaned with a solution made for leather, a soft-bristle brush and fine-fibre cloths, then conditioned so that the leather stays soft and is less likely to dry and crack. Usable after about 30 minutes.

Diamond Island has several kinds of home, used in different ways, and the visit is planned to match.

Dual-key unit

Two spaces with separate entrances inside one unit, often one lived in and the other let. The sofa in each can be done on its occupant's own schedule, with a separate Up Report for each.

Before a change of tenant

Clean the sofa together with the mattresses and curtains, each with its own all-inclusive quote, after the air conditioners, kitchen and bathrooms have been finished. The before-and-after photos become the handover record between the two tenants.

Garden, pool and sky villas

There is more furniture here than in an ordinary apartment. Each sofa is priced on its own seats and material, and they can all be done in one visit.

The price follows the number of seats and the material, not the type of home: 130,000 VND per seat for fabric, 160,000 VND per seat for leather and 50,000 VND for each ottoman or loose cushion (treated according to its own material), with a minimum of 390,000 VND per visit. The seat counts below are assumptions for illustration, not the furnishing of any home in the development; your price is confirmed in writing from photos before you book, and changes only with your written approval.

• The price includes vacuuming, the colour-fastness test, spot treatment of stains, spray extraction (or cleaning and conditioning for leather), covers, moisture extraction and the Up Report.

One-bedroom apartment — 2-seat fabric sofa

2 × 130,000 VND = 260,000 VND, charged at the 390,000 VND minimum.

Two-bedroom apartment — 3-seat fabric sofa and 2 loose cushions

3 × 130,000 VND + 2 × 50,000 VND = 490,000 VND.

Three-bedroom apartment — 5-seat L-shaped fabric sofa and 1 ottoman

5 × 130,000 VND + 50,000 VND = 700,000 VND.

Dual-key unit — 3-seat leather sofa in the part lived in, 2-seat fabric sofa in the part that is let, same visit

3 × 160,000 VND + 2 × 130,000 VND = 740,000 VND.

Sky villa — 6-seat leather sofa with 2 ottomans, and a 4-seat fabric sofa in the family room

6 × 160,000 VND + 2 × 50,000 VND + 4 × 130,000 VND = 1,580,000 VND.

In gated apartment complexes the management office usually directs staff to a service lift when a spray-extraction machine and tools are taken up. We do not state Diamond Island's own rules on its behalf: we follow the current instructions that you or the management office give us, and a wait for formalities after an on-time arrival is not counted as lateness. A 3-seat sofa takes about 60–90 minutes. While fabric is still damp, keep the aircon or a fan running without a break, and do not sit on it or put the decorative cushions back.

• The dirty water the machine recovers is disposed of where the building allows, never on a balcony or in a shared area.
• When the apartment is shut for days in the rainy season, running the aircon in dry mode for a few hours makes the living room less damp.

• Receive the all-inclusive price in writing and choose a time between 7:00 AM and 8:00 PM.
• Your specialist does the work, then goes over each part of the sofa with you.
• You receive the Up Report. Where a VAT invoice is needed, it is issued by Uptech Technology Solution Company Limited (tax code 0316973414).

Punctuality

More than 15 minutes late against the confirmed time means 10% off the invoice for that visit.

Up Report

Before-and-after photos of each part of the sofa, with honest notes on old stains that cannot be fully recovered.

Redo within 48 hours

Free for anything that falls short, if you reply within 48 hours of receiving the Up Report.

Damage

Tell us within 24 hours, with photos. We compare them with our own from before the work and take responsibility under our policy where the fault is our specialist's.

Changing or cancelling

Free with at least 24 hours' notice; later than that, the fee is 30%.

Dealing with us in English

Enquiries, quotes, booking confirmations and the Up Report can all be in English. For a specialist who speaks English in your home, note it when you book; if we cannot arrange one, we tell you in advance and support the visit by phone or message.

Registering the visit

Many apartment buildings ask residents to register outside staff with building management beforehand. Before every visit you receive your specialist's name, photo and contact number, so that you can do that.

Keys when you are away

You do not need to be home. A key can be left with building management, reception or family; only the assigned specialist handles it, the times are recorded and keys are never copied. For a smart lock we recommend a temporary code. The walk-through, our final check of the work with you, can be done by video call.

Payment

After the walk-through, by bank transfer or cash. A deposit may be asked for larger jobs and is stated in the quote. Invoices are issued on request under Vietnamese regulations, for individuals and companies.
